    Introducing our special guest, Tony "Duplex" Franks, a shining example of a lifestyle investor. Using his earnings as a software engineer, Tony strategically reshaped his financial landscape by delving into real estate, attaining the sought-after status of financial freedom. Currently residing in Maui, Tony has seamlessly transitioned into a full-time volunteer role, dedicating himself to aiding those deeply affected by the Lahaina fires.

    Tony's venture into real estate began in 2021, amidst a market that reached unprecedented heights. Undaunted by the challenging conditions, he persevered through multiple property offers, ultimately securing a duplex despite the fiercely competitive landscape. Making a bold move, Tony proposed an offer that was $5,000 above the asking price, accompanied by a $50,000 escalator, showcasing his unwavering determination. The escalator came into play as there was another offer matching the $50,000 above asking price. Thanks to a personal connection with the seller, they ultimately accepted his offer, although not his highest bid—Tony's original offer of $5,000 above the initial asking price.

    Tommy started in real estate by wholesaling and flipping houses while he was in his young twenties. Tommy was a hustler but faced a six figure loss on his first flip. Rather than getting discouraged and pivoting from real estate, he didn't let that setback discourage him and continued to learn and grow. 

    Alongside his 150+ flips and many more wholesales, Tommy also built a rental portfolio by house hacking and leveraging his wholesaling business. He scaled his business by acquiring properties from his own wholesaling company. Tommy's story highlights the importance of perseverance, continuous learning, and leveraging different strategies in real estate investing. Harr discusses the benefits of vertical integration in real estate investing, which allows for greater profitability and the ability to engage in wholesaling, flipping, and long-term holding.

    Tommy emphasizes the importance of building a real estate business and using active income to fund the acquisition of rental properties. He also shares his philosophy of using real estate to create financial freedom and build a legacy for his family as well as the power of networking and leveraging social media to find deals and raise capital.     Jason shares his journey from a finance career to real estate investing, starting with no money and building a portfolio of 59 rental units and 13 active single-family flips in only four short years. He discusses the slow start and exponential growth of his business, attributing it to continuous learning, building credibility, and word-of-mouth referrals through posting on social media.

    Jason also explains the financeability of manufactured homes, including the importance of permanent foundations, skirting, and age restrictions. He highlights the advantages of flipping manufactured homes, such as lower costs and less competition. As well as, he clarifies the differences between mobile, modular, and manufactured homes, and discusses the financing options for barn dominiums, tiny homes, and shipping container homes. Velie points out the differences between modular and stick-built homes, sharing his personal experience of finding and buying a modular home. He explains how modular homes can be viewed as stick-built homes and the implications for financing and appraisals. Jason also highlights the value of modular homes and the potential for higher resale prices.

    Welcome back to the Real Estate Investing School Podcast. In this episode, Joe sits down with the man who has all the answers, Jeff Welgan. Jeff is an experienced mortgage broker who practices in 49 of the 50 states. If you have any questions about leverage (we know you do) this episode is for you!

They also get into the details of various loan programs, including down payment assistance options for first-time homebuyers, financing options for primary residences, and the 10% and 15% down payment options.

    The two also discuss scaling up with non-conventional loans and the importance of strategic tax planning to balance tax write-offs and loan qualification. Additionally, they touch on using bank statements to qualify for a loan and various loan options for real estate investors. He explains the business bank statement loan, which allows individuals with commission-based income to qualify for a loan using their bank statements. He also introduces the asset qualifier loan, which uses liquid assets to qualify for a loan instead of documenting income.

    Jeff further discusses cross collateralization, where multiple properties with equity can be used as collateral for a loan. He shares his personal experience with real estate investing and emphasizes the importance of learning from mistakes and paying it forward.
