429: Pursuing Self-Sovereignty and Why Life is More Meaningful When It’s Hard with Ryan Michler

    enDecember 27, 2020

    Podcast Summary

    • Focus on what matters most and bring in the right peopleSovereignty is about prioritizing and delegating for success in life and business. Identify noble obstacles and invest in passive real estate funds for growth and income.

Sovereignty is about focusing on what matters most in your life and business, and bringing in the right people to help with the rest. This concept, discussed on the Bigger Pockets Podcast with David Green and guest Ryan Mickler, applies to all areas of life, including real estate investing. Another key point is the importance of identifying and sharing "noble obstacles," or challenges that require growth and perseverance. And for those interested in passive real estate investing, consider investing in a private real estate fund like PPR Capital Management for steady monthly income without the hassle of property management.

    • Investing in Real Estate with Little to No Money DownExplore opportunities with Rent to Retirement for discounted rental properties and investor loans or Fundrise for high-demand bridge financing on quality assets, earning attractive interest rates.

There are opportunities for real estate investing with little to no money down through companies like Rent to Retirement and Fundrise. Rent to Retirement offers new construction turnkey rental properties at discounted prices and investor loans with low down payment options or even no money down. Fundrise, on the other hand, provides high demand bridge financing on high-quality assets, allowing top real estate investors to receive funding while investors earn a healthy interest rate. These opportunities can be especially attractive in today's market with high interest rates and a liquidity crisis. For those interested, Rent to Retirement can be found at renttoretirement.com or by texting "rei" to 33777, while Fundrise can be explored at fundrise.com/pockets. Remember, all investments come with risks, and past performance is not indicative of future results.

    • From feeling lost to personal growthSeeking help, being coachable, and being persistent in personal development are essential for overcoming challenges and improving life.

Personal growth and transformation do not happen overnight. The speaker shared his own experience of feeling lost and struggling, but realizing later that he was just immature and lacked guidance. He emphasized the importance of being open and receptive to learning from others. The Order of Man is an organization aimed at equipping men with the tools and resources they need to thrive in various aspects of life, including business ownership, community leadership, and fatherhood. While the approach is masculine, the principles are universal and applicable to everyone. The speaker's turning point was a confrontation with his wife, leading him to reevaluate his life and commit to personal growth, which took years to achieve. Overall, the message is that seeking help, being coachable, and being persistent in personal development are key to overcoming challenges and improving one's life.

    • Focusing on personal growth during challenging timesFocusing on personal growth can lead to improved relationships, increased income, and better overall well-being. Don't neglect self-care during difficult times, as it's essential for long-term success and the ability to help others.

Focusing on personal growth and improvement can lead to significant positive changes in life, even during challenging times. The speaker shares his experience of going through a painful divorce and being left with a young son. Instead of dwelling on the past and feeling bitter, he decided to focus on himself and make improvements. He started listening to success CDs, reading books, and seeking out mentors to help grow his business. By taking responsibility for his own growth, he was able to build stronger relationships, increase his income, and improve his net worth. This is not a selfish thing, but rather an essential step towards personal development and overall well-being. As the analogy goes, you must put on your own mask before helping others. By taking care of yourself first, you are better equipped to help and support those around you.

    • Don't let external circumstances halt your progressStrive for independence and self-reliance, but don't isolate yourself from help or support. Control your life, don't let it control you.

Sovereignty, or the ability to take ownership and control of one's life, can be easily lost if we let our environment or external factors dictate our decisions. The speaker shared an example of how he let the closure of his jujitsu gym during COVID-19 halt his progress in the sport, but later learned that he could hire a private trainer to continue training at home. This experience underscores the importance of taking control of one's life and not letting external circumstances hold us back from achieving our goals. Sovereignty is synonymous with autonomy, or the freedom to do what we want, when we want, without external influence. However, it doesn't mean we should isolate ourselves from help or support. Rather, we should be mindful of using external factors as excuses to avoid taking control of our lives and instead strive for independence and self-reliance.

    • Investing in yourself for family's sakePrioritizing self-care sets a positive example for kids and leads to personal growth and family success

Taking care of oneself, whether through physical fitness or personal growth, is essential for being a present and effective parent. It's not a selfish act, but rather an investment in both yourself and your family. The subconscious belief that time spent on self-improvement comes at the expense of family time can be a "noble obstacle," but it's important to remember that children look up to their parents as role models and learn from their actions. By prioritizing self-care, you're not only improving your own life but also setting a positive example for your kids. Additionally, acknowledging and addressing the noble obstacles that hinder personal growth can help overcome them and lead to greater success and fulfillment.

    • Embracing daunting experiences for personal growth and family impactEmbrace challenging experiences, prioritize them over distractions, and let the excitement and support of loved ones fuel your determination for personal growth and creating lasting memories.

Enduring challenging experiences, even if they seem daunting at first, can have a profound impact on ourselves and our families. The speaker shared his experience of participating in a 60-hour endurance event despite initial shock and misconception about its length. Though it was a grueling experience filled with hardships, the thought of his children's excitement and support kept him going. The event ultimately helped him improve himself and serve as a positive role model for his kids. The speaker emphasized that it's essential to prioritize challenging experiences over trivial distractions, as they contribute to personal growth and leave lasting memories for our loved ones.

    • Encouraging children's growth through hard work and ownership experiencesEncouraging children to work through challenges and participate in responsibilities can foster independence, responsibility, and confidence.

Instilling sovereignty and a sense of ownership in children can be achieved through various techniques and experiences. Ryan shared an example of encouraging his son to work out in freezing temperatures, emphasizing the value of hard work and resilience. Additionally, involving children in family businesses and holding them accountable for their actions can help foster a sense of responsibility and independence. These experiences, though challenging, ultimately contribute to the children's growth and character development. Encouraging children to participate in tasks, even at a young age, can create cherished memories and build their confidence. In the realm of real estate, allowing kids to help with small tasks can also play a role in their character development and create valuable bonding moments between parents and children.

    • Finding Sovereignty Through Memories and ChoicesSovereignty is about taking charge of your own life, making valuable contributions, and focusing on personal growth and fulfillment, whether through memories or choices regarding homeownership and delegation.

Sovereignty is not just about control or ownership, but rather about taking charge of your own life and making valuable contributions. A fond memory of learning to use a push broom as a child instilled a sense of worth and independence that has stayed with the speaker throughout his life. When it comes to homeownership versus renting, the decision should depend on personal circumstances and goals, as both options offer different forms of autonomy and control. Sovereignty is not about having complete control over every aspect of life, but rather focusing on what is important and delegating tasks to others to free up time and energy. Ultimately, it's about making choices that allow for personal growth and fulfillment.

    • Understanding personal freedom and autonomyRecognizing the importance of personal freedom and autonomy, avoiding external influences and addictions, and taking responsibility for our lives are crucial for making meaningful progress and achieving our goals.

Personal freedom and autonomy are essential factors to consider when deciding between renting and owning a home. For some people, owning a property allows them to express their creativity and independence, while for others, renting offers more flexibility and financial freedom. However, it's crucial to be self-aware and avoid letting external influences or addictions control our lives, leading to a form of "slavery." Ultimately, it's essential to understand that taking responsibility for our lives and recognizing our weaknesses is the key to making meaningful progress and achieving our goals. Additionally, it's essential to be aware that blaming external factors for our dissatisfaction in life can lead to a loss of personal sovereignty, leaving us powerless to change our circumstances.

    • Embracing reality for growthAccepting current situation promotes growth, requires humility and facing reality, hindered by avoidance, teach entrepreneurship for valuable skills and self-sufficiency, crucial for personal development.

Acknowledging and accepting our current situation, no matter how uncomfortable or difficult, is essential for growth. This requires humility and the willingness to face reality, even if it's painful. The speaker shares that many people avoid looking at their bank statements or getting on a scale because they don't want to confront their inadequacies. However, this avoidance hinders growth. The speaker also suggests teaching entrepreneurship in schools as a way to instill valuable life lessons and promote personal sovereignty. By starting a business or learning valuable skills, individuals can take control of their lives and add value to others. This sense of empowerment and self-sufficiency is crucial for personal growth and development.

    • Stand out and become indispensableFocus on personal growth and development to gain skills, confidence, and independence, creating opportunities and shaping our futures.

Striving to be the best in your field, whether it's web development or entrepreneurship, gives you the power and independence to choose your path. Cal Newport's philosophy of "being so good they can't ignore you" and Seth Godin's concept of becoming a "linchpin" are both about standing out and becoming indispensable. This requires hard work and dedication, but it also means you have the sovereignty to say no to unfair treatment and to create your own opportunities. On the other hand, owning a business brings greater responsibility and accountability, as you can't blame external factors for its failures. Teaching children entrepreneurship at a young age, through programs like entrepreneurship fairs, can instill valuable skills and confidence. Witnessing the success of schools like Acton Academy, where students learn to ask "Can I do it? How do I do it? Do I want to?" instead of being held back by self-doubt, is inspiring. Ultimately, the key takeaway is that by focusing on personal growth and development, we can gain the skills, confidence, and independence to create our own opportunities and shape our own futures.

    • Considering the cost of goalsBe honest about what you're willing to sacrifice and endure to reach a goal, and align it with your true priorities.

When setting goals, it's important to consider not only the desired outcome but also the pain or cost associated with achieving it. The speaker shares how he used to compare himself to successful figures and feel held back, but now realizes he doesn't truly want what they have due to conflicting priorities. He emphasizes the importance of being honest with oneself about what one is truly willing to sacrifice and endure to reach a goal. This concept can be applied to various aspects of life, from fitness goals to career aspirations. It's essential to avoid mental gymnastics and be truthful about why we may not be willing to put in the necessary effort. Ultimately, it's about understanding our priorities and making intentional decisions based on them.

    • Identifying sacrifices for goalsDistinguish between wants and needs, prioritize goals, and make necessary sacrifices to achieve them. Hire the right people for key roles and create an inclusive work environment to build a successful business.

Identifying what you're willing to give up is crucial in achieving what you truly want. Our egos often hinder us from making necessary sacrifices. For instance, spending hours on social media instead of waking up earlier to focus on our goals. It's essential to distinguish between what we want versus what we'd like. In building a business, finding the right people for key positions is a valuable lesson. This not only saves time and energy but also leads to better results. Additionally, people crave a sense of belonging, especially in today's isolating times. As business owners, creating an inclusive environment can attract and retain loyal team members.

    • Creating a sense of belongingArticulating a compelling vision and making people feel part of a larger movement can attract and retain talent and build a loyal following.

Having a clear vision and creating a sense of belonging can be powerful motivators for people to join and invest in something, whether it's a business or a community. The speaker shared his experience of offering physical labor in exchange for food and a bed, and was surprised by the overwhelming response. He believes that people are drawn to something bigger than just a job or a transactional relationship. As a business owner or leader, articulating a compelling vision and making people feel like they're part of a larger movement can help attract and retain talent and build a loyal following. Additionally, using language that emphasizes "us" and "we" rather than "I" and "me" can help foster a sense of unity and shared purpose.

    • Recognizing the importance of team and inclusive languageImplementing daily reflection and using inclusive language can boost personal growth and maintain work-life balance

Focusing on inclusive language and recognizing the importance of one's team can significantly impact personal and professional growth. Ryan, a guest on the podcast, emphasized the use of "we" and "us" instead of "I" and "me," acknowledging that the people around us are just as important. He also shared his daily habit of conducting an after-action review at the end of each day, which helps him dump thoughts out of his mind, plan for the next day, and maintain a healthy work-life balance. This simple yet effective practice allows him to be fully present with his family and other commitments. By prioritizing teamwork and implementing daily reflection, individuals can enhance their personal growth and overall well-being.

    • Importance of Getting Information and Tasks Out of Your HeadImplementing a reliable system to manage tasks reduces anxiety and improves productivity. Ryan recommends books like 'The One Thing' and 'Wild at Heart' for personal and professional growth. Ryan also practices jiu-jitsu as a hobby for focus and well-being.

It's essential to get important information and tasks out of your head and into a reliable system, such as a CRM, notepad app, or Evernote. This not only reduces anxiety but also makes it easier to manage and prioritize tasks. Additionally, Ryan recommended several influential books, including "The One Thing" by Gary Keller and "Wild at Heart" by John Eldridge, which have significantly impacted his personal and professional growth. Ryan also shared his passion for jiu-jitsu as a hobby, which he's been practicing for over a year and a half. By implementing these habits and practices, individuals can improve their productivity, focus, and overall well-being.

    • Finding focus and joy through hobbiesSuccessful individuals immerse themselves in present moment hobbies for focus and joy, finding fulfillment in the process rather than just the outcome

Finding focus and receiving immediate feedback through hobbies like jujitsu, archery, hunting, and even surfing, allows individuals to fully immerse themselves in the present moment and improve continuously. Successful people, in turn, find joy and meaning in the process of working towards their goals, rather than solely fixating on the end result. The win lies in the activity itself, not the outcome it produces. You can discover more about Ryan and his perspectives on life, business, and personal growth by tuning into the Order of Man podcast and visiting their website at orderofman.com.

    • Importance of authenticity on social media and staying true to oneselfStaying authentic on social media is crucial for success, even when facing criticism. Find an investor-friendly real estate agent and stay informed to achieve financial freedom.

Authenticity shines on social media platforms like Instagram. During a recent podcast episode, the hosts praised Ryan Mickler's Instagram account for its raw and unfiltered content. They admired his response to criticism and his commitment to showcasing his life on his terms. This discussion highlights the importance of staying true to oneself in the digital age, even when faced with negative feedback. Additionally, the podcast emphasized the importance of finding an investor-friendly real estate agent to help navigate the market and achieve financial freedom. With BiggerPockets Agent Finder, investors can easily connect with local market experts and take the next step in their real estate investing journey. Remember, the key to success in real estate investing is not about timing the market but rather about being consistent and dedicated. Stay authentic, stay informed, and take action with confidence.

980: Does Buying a Business Beat Real Estate Investing in 2024?

980: Does Buying a Business Beat Real Estate Investing in 2024?
Today’s guest makes up to $100,000 per year, PER investment, by buying businesses. Yep, you heard that right. We’re not talking about a few hundred bucks a month in cash flow like most rental properties get you. Instead, you can make a living by buying a business “no one wants,” which is exactly what Matt DeBoth is doing. Matt saw the writing on the wall after building up a sizable real estate portfolio. Low interest rates flooded buyers into the housing market, putting those with properties to sell in a great position. So, Matt sold many of his rental properties and wondered where he should put the money into. Over the next year, he spent his days researching businesses to buy, talking to business brokers, and eventually landed on a local pizza franchise. Matt was able to turn it around, and after months of hard work, he’s collecting serious cash flow from a business that only takes a few hours a week to manage! If you want to buy yourself a six-figure income stream and feel like now is the perfect time to take a pause from real estate investing, Matt’s story may be just what you need to get started. He shares how much it costs to buy a small business, how to manage it, what to look for in business investment opportunities, and what you can do TODAY to get started! In This Episode We Cover How to create a six-figure income stream by buying small business franchises  Buying the businesses “no one wants” and how to easily spot an investing opportunity Why a poorly run business can mean tremendous potential for you to make more money The low-money-down small business loans that Matt is using to buy businesses  How to manage your business the right way so you only need to work a few hours a week  Who should (and shouldn’t) buy businesses, and how to pick one  And So Much More! 979: BiggerNews: What Happens to The Housing Market if Mortgage Rates Stay High?

979: BiggerNews: What Happens to The Housing Market if Mortgage Rates Stay High?
Mortgage rates were supposed to be going down by now, but what happened? Even in late 2023, many housing market experts predicted that we’d be seeing high to mid six percent mortgage rates at this point and hovering around the high five percent rate mark by the end of the year, but the Fed isn’t showing any sign of lowering rates soon. Some experts even believe rates could go UP again this year as the job market stays hot and the economy sees unprecedented strength. This begs the question: What IF mortgage rates remain high? It’s a reality many of us don’t want to see, but 2024 could end with minor, if any, rate cuts, keeping monthly mortgage payments high and affordability low. So, what should an investor do in this situation? Sit on the sidelines? Invest in a different asset class? Pray to Jerome Powell? While that last option may be worthwhile, top real estate investors are saying that NOW is the time to buy BEFORE rates fall. What do we mean? We’ve got the entire expert investor panel from On the Market here to give their take on what investors should do IF rates don’t fall. From house flipping to long-term buy and hold rentals, our nationwide panel of investors shares exactly what they’re doing to make money even with high interest rates. Plus, we’ll give our predictions on when rates could fall, what will happen to housing inventory, what young people should do NOW to get their first house, and why investors need to “reset” if they want to thrive in this high rate housing market.  Support today’s show sponsor, Rent App: the free and easy way to collect rent! 976: How to Start Mobile Home Investing (The Right Way) for Just $15,000

976: How to Start Mobile Home Investing (The Right Way) for Just $15,000
Can you start investing in real estate with just $15,000? Yep, and mobile home investing is how you do it. We know what you’re thinking, “I don’t want to own trailers! I want to invest in “real” houses where the “real” money is at!” That’s what today’s guest John Fedro thought too some twenty years ago when he stumbled into mobile home investing, which, at the time, was even too embarrassing for him to share. But, over the past two decades, this at-first “embarrassing” investment has made him wealthy, and if you follow his lead, it can do the same for you. John has successfully made money with mobile homes in various ways: buying and flipping, wholesaling, renting, and seller financing, the main topic of today’s episode. He provides a masterclass on how to make money buying and selling mobile homes, where you essentially take on the role of the bank. However, it’s crucial to be cautious. Mishandling this could lead you into an ethical gray area and potentially harm your buyer. On the other hand, getting it right can create a win-win situation for both the buyer and seller while making you wealthy.  John shares his whole strategy, plus how he’s getting into deals for $15,000 and often making DOUBLE his money and $400 per month (or more) cash flow per door when he seller finances these properties. If you want a way to get into real estate investing without a ton of cash but with the potential to make a serious return on your money, this may be your winning strategy. In This Episode We Cover The three “levels” of mobile home investing and how much each costs to get into The danger of seller financing the wrong way and how it can hurt your buyer Why you MUST background check EVERYONE you seller-finance a mobile home to One thing that new mobile home investors overlook that can ruin your properties The exit strategies you must know about to avoid losing money on your next deal Whether or not we would invest in mobile homes (and our concerns with seller financing)  And So Much More! (00:00) Intro (02:32) Seller Financing...Mobile Homes? (11:18) Win-Win Seller Financing  (16:52) 3 "Levels" of Mobile Home Investing (22:08) How Much to Invest?  (23:53) Cash Flow and Profit Numbers (26:51) What to Look Out For (32:38) New Investors, Do THIS!  (33:52) Would WE Invest In It? Since 2020, we’ve seen rent prices skyrocket almost overnight, with huge asking price increases for single-family homes, multifamily apartments, and everything in between. But, a return to “equilibrium” may be coming soon, and that’s good news for landlords and renters alike. To break it all down, Zumper’s Anthemos Georgiades joins the show to share his team’s latest rent data. Anthemos brings some surprisingly good news for landlords, from new month-over-month rent growth data to consumer preferences shifting to a more renter-focused lifestyle; now may be the moment landlords have been waiting for as renter demand looks promising and rates stay high. We’ll also discuss the inflation lag effect our rental market has caused and how to stay on top of current rent prices.  Has the dream of homeownership died? And if so, how do YOU attract the long-term renters who want to make a home out of your house (while paying YOU rent!)? Stick around for this rental market update every landlord needs to know about. 700: How Rob Dyrdek Fits Family, Real Estate, and $100M Businesses into His Day

700: How Rob Dyrdek Fits Family, Real Estate, and $100M Businesses into His Day
Rob Dyrdek is one of the most well-known pro skaters, entrepreneurs, and media figures of all time. He essentially owned the MTV lineup for years with hit shows such as Rob & Big, Rob Dyrdek's Fantasy Factory, and Ridiculousness. At first glance, Rob may look like a phenomenal skater who turned his passion into something profitable. But behind the half pipes is an almost unbelievable amount of discipline, wisdom, and time optimization that only a select few know about. Rob, like many entrepreneurs, ditched school early on when he realized that his talents were best used elsewhere. He left high school at sixteen, went on to compete in the highest level of skateboarding, and started his first company at seventeen. He was bringing in millions of dollars a year at an age where money is almost incomprehensible. Rob was fueled by creation, starting dozens of businesses that were doing millions in revenue but weren’t making a financial difference in his life. So, he took a high-level view of what was worth keeping and cut out everything but that. From then on Rob began investing down two major avenues—businesses and real estate. Most people who follow Rob know about the former, but very few know about the latter. Now, Rob’s on the show to help us celebrate the 700th episode of the BiggerPockets Real Estate Podcast and show us how we too can make millions of dollars by tracking every minute of our day as intelligently as possible.  In This Episode We Cover: Becoming an entrepreneur and Rob’s earliest business ventures Why quantity over quality is key when building businesses and brands Real estate syndications and why Rob will only touch a certain type of property The “soul-sucking” landlord life and why it is NOT for everyone Rob’s recession-proof plan that will make him millions even as investing fear peaks Tracking your life and how doing so will make you richer and happier almost automatically Building your financial framework and how so many doors open after you do so And So Much More!
