    About this Episode

It’s been quite an economic roller coaster this last week with headlines about bank failures in response to the Fed’s inflation-fighting rate hikes. That’s created a lot of fear about the stability of the U.S. financial system and the risk to our personal assets, like bank accounts and even real estate. For years, I’ve advocated for real estate as an asset that can weather an economic downturn and provide long-term wealth, and that hasn’t changed because of recent developments.

In this episode, you’ll hear more about why real estate can help you safeguard your personal financial world and about one particularly good market for real estate investors right now – in North Dallas. Last fall, we launched a single-family rental fund in the North Dallas area. Joining me to talk about why this market is so resilient is my fund partner and experienced real estate investor, Leah. She has a $40 million dollar personal portfolio, and is the co-founder of one of the largest property management residential investment firms in North Texas.

If you’d like to find out more about our single-family rental fund, go to www.growdevelopments.com. You’ll find information about the North Dallas market and the rental fund by clicking on Investments and Current Offerings.

What You Need to Know About HVAC Systems “Before” You Buy that Rental!

What You Need to Know About HVAC Systems “Before” You Buy that Rental!
What potential issues should you be looking for when purchasing an investment property? It’s easy to spot superficial issues, but others may not be obvious - such as the condition of the home’s heating and cooling system. And replacing an HVAC system can be costly! The secret formula is simple, cost effective, and reliable. But how do you make that happen?

In this episode, you’ll hear from an expert who can answer that question. And he covers a lot of ground with clear explanations that will leave you feeling well informed. Among the topics he talks about:

1 - The average life expectancy of an HVAC system
2 - Why life expectancy varies from region to region.
3 - How much you can expect to pay for a new system
4 - Whether you should get a high efficiency system for rentals
5 - The pros and cons of a high efficiency system
6 - What you need to know about maintenance

Our expert is Howard Bynder. He is a Colorado-based entrepreneur and real estate investor who operates The Bee Heat & AC company. His company provides services in Colorado and parts of Arizona. He also thrives on sharing what he knows with homeowners and investors to help them make better decisions about real estate. He even coaches his employees on the creation of long-term wealth and smart real estate decisions. You can find out more about Howard at The Bee Heat & AC website and his YouTube channel, The HVAC Dope Show.

If you’d like to find out more about buying newly-built rentals which would have brand-new HVAC systems that need no repairs, be sure you’ve signed up as a RealWealth member. It’s free and will help get you going on your real estate investing journey. That’s at realwealthshow.com

Reduce Your Risk in Real Estate Deals: Secrets from a Master Negotiator

Reduce Your Risk in Real Estate Deals: Secrets from a Master Negotiator

Real estate deals are often put together with options, such as the option to buy if certain conditions are met. But exactly what are they? And how can they work in your favor to lower your risk in a real estate transaction? That’s what you’ll find out in this interview!

In this episode, my long-time partner and master negotiator, Fred Bates, will answer those questions. Fred and I have done 14 syndications together building homes all over the country. We’ve had projects in  Florida, Montana, Nevada, California, and Oregon. And right now, we have another project in Oregon with a much lower risk to the investor thanks to the use of an option. You’ll hear how Fred negotiated that deal and why he’s calling it his best deal ever!

The Oregon project is an exciting deal which is open to accredited  investors until sometime next month. It provides a 12.5% preferred return with distributions expected to begin by the end of this year. Investors will also get 25% of the profits. You can find out more about our Ridgewater project in Klamath Falls, Oregon at growdevelopments.com. I’ll also be doing a webinar on this project February 29th, which you can join live or watch as a replay.

Kathy Fettke: Meet My Real Estate Investing Mentor, Gary Massari

Kathy Fettke: Meet My Real Estate Investing Mentor, Gary Massari
Welcome to a very special episode of The Real Wealth Show. Today, we dive into a personal story about how I got into real estate and the real estate professional who opened so many doors for me and became my mentor. It’s a story about how we came together as co-hosts of a wealth building radio show many years ago, how both of us turned challenges into opportunities, and how he helped me during a very difficult time in my life, although he claims that he also learned a lot from me!

This special guest is real estate investor, home builder, mortgage broker, mentor, coach trainer, and best-selling author Gary Massari. He got his start a long time ago at Falender Properties. Gary would find the land and then work with his company subdividing and selling the lots to builders. He’s currently the CEO of REI Homes & ADU’s out of Danville, California which specializes in the construction of energy efficient smart homes and ADUs. And he’s the CEO of REI Fortunes which teaches people how to create debt free wealth.

Back in the early days as my radio show co-host, he also taught financial wealth principles to our more than 25,000 weekly listeners, including me. I was a stay-at-home mom at the time who was suddenly launched into the role of breadwinner and needed to figure out a way to support two young daughters and a husband going through a medical crisis. I’m eternally grateful for all that Gary taught me. But as you’ll hear in this interview, Gary also claims to have learned alot from me since, over time, we ended up doing things very differently in the real estate world, and we’ve both been successful.

I hope you enjoy listening to this episode about how our real estate experiences not only gave us financial stability and freedom, but how they also shaped our lives in ways that aren’t measured by money. This episode is a must-listen for anyone who wants to learn how to navigate the complexities of real estate investment with resilience, warmth, and wisdom.

Please join RealWealth if you’d like to create your own path to financial freedom with real estate. We’d love to have you on board! It’s free to join and will give you the resources and connections you need to build a rental portfolio.

How You Can Find Out Whether Your Rentals Are Profitable!

How You Can Find Out Whether Your Rentals Are Profitable!

Are your real estate investments earning enough profit to make it all worthwhile? Do you know how much money is going out versus how much is coming back in? Do you need a better way of tracking the cash flow that you’re working so hard to create?

In this episode, you’ll hear from real estate investor, David Richter, who learned by experience that he was spending too much for the amount of money he was getting from his rental properties. So he created a system for tracking cash flow called “Profit First” to help himself and other investors understand exactly how much they were really making.

David has been investing in real estate for more than 10 years and has closed more than 850 deals. That includes wholesale, turnkey, BRRRR, owner finance, rentals, lease options, and other investing strategies. He created his Profit First cash flow system after he realized the need for tracking his cash flow. He’s also the author of: “Profit First for Real Estate Investing,” and he’s the founder of SimpleCFO Solutions to help other investors so they can “stop living from deal to deal.”

You can also find out more about how to manage your real estate portfolio, get organized, avoid taxes, and make a profit by signing up for a free RealWealth membership at realwealthshow.com. You’ll have access to hundreds of webinars, property teams in growing markets, real estate professionals to help you with your journey, and our experienced investment counselors.

If you happen to be in the SF Bay area on Jan 20th, I'd love to meet you at our live event. You can get the details at GrowDevelopments.com under the event tab. I'll be giving my 2024 Economic forecast, plus I'll share about our newest syndication - a home development project in Klamath falls, OR, and I'll also be explaining what a syndication is.

Thanks for joining me here on the Real Wealth Show. You can also watch this episode on YouTube here, and while you're there be sure to subscribe, like and comment, we love to hear from you!

The Real Wealth Formula: Balancing Life and Real Estate Success

The Real Wealth Formula: Balancing Life and Real Estate Success

We talk a lot about how to build a real estate portfolio so you can have more free time. But what about the process of actually stepping back from your job to capitalize on that promise of free time? When's the right time? Why now? What will you do next?

In today’s episode, you’ll hear from someone who’s had his ups and downs with real estate, but has been very successful overall. At the age of 51, he's decided that now is the time to take a break.

David Shaw has been one of our Florida property providers for many years and has helped countless RealWealth investors, but the voice in his head says it's now time to move on to new projects and goals. The great thing about his plan? It’s working in his favor! He can afford to do this because he has a cash-flowing investment portfolio!

David is an Irish-born investor and turnkey rental home provider for more than 15 years. After years of personal investment, he’s now financially free to enjoy what we call real wealth – which is having the money and the freedom to live life on your own terms.

For David, that means spending more time with his wife and three young children. He’ll also be working on other kinds of real estate projects including one with RealWealth, which you will hear about in this interview.

If you’d like to create your own plan for financial freedom, please be sure you sign up for a RealWealth membership. It’s free to join and will provide you with lots of information on how to do that.
