How to Define What You Want When You Can't Explain It

How to Define What You Want When You Can't Explain It

Often buyers know what they want, but have a hard time trying to define it. As agents, it's our job to extract this from our clients. The process involves creativity and sometimes suggesting properties that might not be a good fit- but may have elements that evoke a reaction that allows us to extract feedback to help tailor the search looking forward. This episode will discuss this process and more.

    Structuring a Successful Offer

    Structuring a Successful Offer

The latest episode of my podcast has been released – Structuring a Successful Offer which can be heard at www.Harlem-Stories.com

In this episode I discuss what makes an offer stronger – without necessary adding more to the price. While every situation is different, an approach to an offer might be different based on whether the home is a condo, co-op or townhouse. I have successfully overcome multiple bidding situations while not offering the highest price in several different situations. Further even in a cooler market, how an offer is presented can and often does make a difference. Subject Matter Expertise also makes a difference- whether it’s experience with income restricted co-op’s, condos with a large percentage of sponsor units, or just understanding a buyers situation combined with a particular co-op.
