Many times, we heard in this show that patience is one of the keys to success in the real estate business. It is exactly why we’ve collaborated with Justin Moy in this episode!

Justin joins us to share how he pursued investing despite failures and not earning money in the first few months of his sales career at a young age, the positive impact of deferring his gratification in the face of his wins in the commercial space, and most importantly, his deep understanding of passive investing and growing a portfolio. Resources & Links

    About Justin Moy

Justin Moy was in real estate sales in the Bay Area of California when he was 18 years old. The most competitive market at the time, he cold-called owners all day, for 6 months straight with 0 success. He decided he was going to quit his sales job and never look at the industry again, but one more lead popped up on his dashboard, and figured he’d give it one last call before never touching the industry ever again. That call turned into his first listing and purchase, and net a $60k commission to him.

He spent the next years of his life in sales roles, consistently performing within the top 5% where he went. He realized he was transactionally rich but not wealthy. He was sacrificing his personal life for professional growth. When he went to start investing his money to hopefully buy back his time, he realized nobody in the investing space served sales professionals by taking into account their specific pain points (variable income, exposure to recessions, volatile job) and realized he was burning out.

That’s when he realized that investing in commercial real estate could help sales professionals address all the pain points unique to them, and almost all sales pros he’d invested with have been able to replace their income with passive income with this strategy.

    About Josh Kristoff

Josh graduated from the United States Naval Academy (Beat Army!) with a BS in Quantitative Economics. He spent 7 years in the US Navy as a Surface Warfare Officer. Josh transitioned from the Navy and ran operations and business development for a manufacturing company in his hometown of Syracuse, NY. It was two years of record growth there before Josh and wife Kassandra knew they wanted to join the digital revolution and went straight to the heart of it all in San Francisco where they first met best friends and current Nomad Capital Ventures business partners, Jered & Carly DaCosta, and family.

Josh's first tech job was at early-stage HomeSuite, think Airbnb for monthly furnished rentals (before Airbnb started doing it) – he ran all things automation on the supply side. His love for building automation tools saw him on to Cisco Meraki, a growth business unit powering Cisco’s current strategy. He built a team of technical program managers and drove several strategic data projects across the organization. Concurrent with his time at Meraki, Josh earned his MBA from The Wharton School as a double major in Business Analytics and Joint Marketing and Operations Management.

In 2020, the pandemic enabled remote work and Josh & Kass knew they would go straight to the Beaches of Jax, FL – originally their first Navy duty station and where they got engaged, now a new homebase for them and their four kids. They executed in rapid succession four deals, two syndicated, and bid farewell to their W-2's to fully focus on their business and family.

As of 2023, NCV collectively has $60MM under management and their hospitality brand, Nomad Hospitality, has almost 100 listings. Josh loves the Jax communities and every aspect of their businesses, from underwriting deals, working with investors, overseeing renovations, implementing software systems, and of course delivering 5-star experiences.

    About Lindsay Lovell

Lindsay had an explosive, successful start in real estate investing. In just the first 18 months, Lindsay scaled from zero to 36 doors, reaching her goal of financial freedom along the way. She started with a focus on the BRRRR method, and then quickly expanded into flips, STRs, joint ventures, and passive investments. Now, only two years later, her portfolio consists of 57 long-term rentals and 15 short-term rentals. Scaling this quickly involved leveraging various creative financing strategies including hard money loans, tapping into equity from BRRRRs, forming relationships with local banks, and even utilizing a self-directed IRA and self-directed Roth IRA.

Lindsay recently co-founded G-VI Capital Management, LLC which has over $15M in assets within 3 funds under management. The unique opportunity that G-VI Capital Management offers to investors is access to all the benefits of investing in various markets, with a blend of vacation rentals and long-term rentals, without any of the workload it takes to successfully run rentals. Additionally, Lindsay co-founded Wanderlust Stays, a co-hosting/vacation rental management company that oversees properties across the country.

Along this journey, Lindsay started The Millionaire’s March coaching, which has been able to bring to life her passion for helping other women learn how to reach financial independence.

She lives in San Francisco with her husband, Cory, and their two dogs Paxton and Piper. When not working on real estate, you can find Lindsay skydiving with Cory horseback riding, or traveling.
