037 RSIRE Steven Pargetter Discusses How He Helped His Parents As Retirees Through The Stress Test

#037 RSIRE Steven Pargetter Discusses How He Helped His Parents As Retirees Through The Stress Test

Steven is a GTA-based realtor who has been helping clients purchase and sell real estate for over 10 years. He LOVES living in downtown Toronto. As his bio says, “I have been living in downtown Toronto with my wife and son selling real estate for a decade now. I love to help people find the perfect property for their needs and see them succeed. Although I'm in a sales position, I believe that real estate isn't about sales when it comes to the client. You're not going to be convinced out of the blue to go and buy an expensive property.”

When his parents retired they wanted to purchase another property and had great income. But, they had difficulty getting financing, as the stress test caused lenders to look harder at their applications. Although their current income could easily support the purchase, many lenders are somewhat hesitant to give mortgages out after someone retires.

Steven was able to help his parents get their next property, and learned some valuable lessons that he can use to serve other clients.

#036 RSIRE Arsalan Siddiqui Shares His Experience Building A Large Addition On His Home

Arsalan is a Toronto-based realtor who decided to move his parents in with he and his family in 2019. They first started investigating buying a larger home, but what he thought they required was $2.5 million and above.

To be practical, he decided to see if he could build a 550 Sqf addition onto his existing home, but there were many hurdles to jump - first of all seeing if it was possible/permissible in his area to do this.

He decided to hire an architect to do the planning and then do the work. After interviewing a short list, the prices were all over the place. And with COVID happening, materials were hard to find and finding someone to actually be able to do the job was difficult.

How was his experience with the renovation? Were there any issues, and would he do it again? Yes, and YES! Tune in for all the details on this project, what he learned and how it came to a successful conclusion.

#031 RSIRE Denise & Gabriel Share Their Experience Building A Legal Basement Apt In Their Home

Denise and her husband Gabriel found their dream home, it was the 3rd house they would buy, but it checked all the boxes. Both had a long drive to the office, and could not get to their daycare in time, so looked for something closer. They looked at Markham and other areas, but decided on Brooklin, closer to Gabe’s work so that he could pick up the kids.

They decided it would be a good idea to put in a basement apartment, or accessory dwelling unit (ADU) to help with the cost of their home. As they were checking out houses to buy, they were concerned that many of the listing agents told them it would not be possible to put in a separate apartment. Find out how it worked out, and would they put in a separate basement apartment again?

The market was very hot at the time, and many of the houses they looked at were gone by the time they went to look at them, or submitted an offer but it was already sold. They decided they weren’t worried about selling their home, with all the upgrades, but needed to be free to buy, so felt comfortable buying first then selling their homes. How did they match up closing dates? Did they have any second thoughts or fears of not closing? Would they do it again?

029 RSIRE Milli Fox Shares Her Experience Getting To Her Dream Home

#029 RSIRE Milli Fox Shares Her Experience Getting To Her Dream Home

Milli Fox and her husband Junior decided to purchase a pre-build 3 bedroom condo, based on plans and thought it would be perfect for their life. Milli had resisted the suburban life, and envisioned a perfect life downtown. By the time the condo was ready and they were conducting their PDI, pre delivery inspection, they had a 2.5 year old and it was one week from closing. They quickly realized that with another child on the way and the need for home offices, this condo would NOT suit their needs. A quick visit to Milli’s in-laws house in Whitby confirmed that they needed a free standing home with a basement and a yard. How did they deal with the condo by getting a 1 year mortgage and purchasing a single family home, and what would she have done differently?

Denise mentions in the podcast how many people buy pre-builds strictly off plans, and like Milli, once they take possession years have passed and the condo no longer suits their needs, forcing them to settle with the condo, or sell it potentially at a loss and find something else.

#028 RSIRE Nicolee Evans - Her Experience With Bridge Financing

Nicolee and her husband were living in their first starter home, before she was a mortgage agent, and it was beginning to feel cramped. She decided they needed something bigger, but her husband wasn’t quite on board, so began a purposeful search.

Her friend suggested another friend had a house for sale, although it wasn’t listed yet. It was PERFECT! The family wanted Nicolee and her family to buy it, so they had to sell, but the friend who suggested the house for sale, had another friend who wanted to buy Nicolee’s current house! What a coincidence! All that was left was the closing dates…did they match up? Nope…but since it was a private sale on both ends, they had some flexibility. How did bridge financing make sure the deals went through? TUNE IN!

Nicolee is a licensed Mortgage Agent with a level of commitment to our clients that is truly incredible.  You will not find a more compassionate and understanding person out there!  Nicolee works with our clients and lender partners to negotiate the best possible outcome for each client. #027 RSIRE Mohamed Bachani - Buying With a “B” Lender & Moving To an “A” Lender

Mohamed Bachani is a Durham Region-based accountant, founder and president of Unique Accounting Services, an Accounting and Bookkeeping firm that helps Canadian small and medium sized businesses with all their bookkeeping, taxation and accounting.

He wanted to move from renting to owning, was pre-approved and had his down payment, but when he came down to purchasing, he wasn’t able to qualify for his mortgage with an “A” lender. The bank had not properly screened him, so he actually didn’t qualify and shouldn’t have gotten the pre-approval. He was self employed through his corporation, and many banks don’t like working with self employed persons. What was Mohamed going to do?

This is when Laframboise mortgage got involved and was able to find a “B” lender to make sure Mohamed got that house! The plan was to get a mortgage with a “B” lender for 2 years, and provide relevant income documents for the 2 years and then move to a major lender, which means lower rates and more flexibility!

#026 RSIRE Johnathan Pollock Shares The Ups & Downs Of Being A Landlord

Johnathan Pollock has been a landlord for the last 6 years, and chats with Denise about the challenges and benefits of being a landlord.

While real estate is an amazing tool to grow your wealth, it is NOT a passive investment, requiring you to stay on top of your money and know what’s going on with your tenants.

They renovated the property they were living in, then moved into the basement and rented out the top floors, as there was higher rental income to be made, but rushed into the process of getting tenants. The tenants moved in, and on the first day there was a surprise waiting in the mailbox…listen to find out what it was! Denise agrees that she too is somewhat impatient when finding tenants. As well they share some great tips about checking out tenants and being a bit of a detective.

While mistakes might be made, and repairs happen over the life of the property, you have time to learn from those mistakes, and the repairs, tenants damaging and leaving are just the cost of business.

#025 RSIRE Brady Bodley Shares Info On The New Anti-Flipping Tax Law

#025 RSIRE Brady Bodley Shares Info On The New Anti-Flipping Tax Law

Brady Bodley, lawyer with Birch Law, joins Denise in discussion of the new Federal Anti Flipping law, coming into effect in January 2023. What does the bill aim to accomplish?

The Canada Revenue Agency (CRA) has already been investigating and enforcing residential real estate that was being flipped or assigned and not properly reported as business income.  Essentially, house flippers have been using the Primary Residence Exemption to avoid or reduce taxes.

The new tax law puts an end to using the PRE as an option and will flat-out disallow the use of the principal residence exemption to shelter the capital gain realized on the sale of your home if you’ve owned it for less than 12 months.

Essentially, under the new tax law, anyone who sells a property which they owned for less than 12 months (specifically, 365 consecutive days) will be considered to have “flipped” the house and any profits from the deal will be taxed as business income. This will discourage quick flips for profit, which tend to inflate housing prices.

#024 RSIRE Farah Dhalla Shares How Staging Makes a Difference in Home Sales

Have you been to an open house or a house viewing and were wowed by how neat, tidy and organized the house was? Chances are it was professionally staged. We all get busy day to day and leave our homes a bit unorganized, but that can be a deal killer when you’re trying to sell your home. Many people can’t see past the clutter, or they notice your throw pillows are a bit worn, or perhaps the entrance needs a new coat of paint. A professional stager will notice all those details and help you deal with them before showings so you MAXIMIZE your offers.

Farah Dhalla-Singh is a natural designer. After staging and selling her first home she knew she had a knack for decorating homes to sell for the highest possible value. She received such great feedback from her first ‘project’ that she was asked by family and friends to do the same for them. Each project lead to another as all the homes she staged sold either very quickly or quickly AND over asking. She recalls staging one home that received 22 offers and sold for $100,000 over asking! Now, more and more people are using Farah with A Lady’s Touch to stage their homes.

A Lady’s Touch is in the business of creating higher value spaces. We specialize in unlocking the potential in your property through our spectacular property styling and turn-key furniture packages. We can help you increase the value of your property through presentation, functionality and appeal. Even though we have a great time property styling – we are also very serious about our business, what we deliver and the results our clients ultimately receive. Our vision is to be known across the Greater Toronto Area for vibrant and edgy home staging.

Purchasing investment real estate can be rewarding and challenging, and sometimes both! Sometimes you are stressed and overwhelmed and want to sell your rental properties.

Todd Miller experienced this a few years ago, after purchasing an investment property that was empty when he and his wife bought it. Instead of an exhaustive search and screening process for tenants, they decided to rent it to family, as you could trust them with your precious investment.

While it may seem ideal to rent to family, it can create an ‘interesting’ dynamic, if the tenant is late with rent and requests you wait for it. As Denise says you don’t kick out your family members, so after realizing the property had appreciated and no longer wanting to have the extra work of managing a rental property, they agreed to sell to another investor and move on.

After a few years, they realized the property would likely have been either almost mortgage free or would have supported a refinance to purchase more properties, Todd & Kerri decided to get back in the investing game, and now own 7 doors. Life is much different now, as Todd can either manager them himself or get a good property manager to help.

#022 RSIRE Julie Gill Separating and Selling A Home

What happens typically when a couple separates and they have a matrimonial home? Do you sell and both move? Does one partner buy the other out?

Julie Gill experienced this a few years ago, and had small children that went to local schools, so her thought originally was to buy her husband out so that the kids could stay in their local schools with their friends. This was not going to happen, and the home was too large anyway.

They had a lot of difficulties coming to an agreement on simple things like which agent to use, the price, etc. Lawyers had to get involved and the process became incredibly complicated and personal. But there was a happy conclusion as everyone agreed to sell and move on.

KAELEIGH NADEAU is a Durham-based designer and renovator that found a great 2nd investment property.

The house was cute, but it was currently tenanted and was dirty, which make it harder to see the potential. She did a walk through and as a designer, could see what she wanted opened up, and what was to be closed off.

Were there horrors lurking behind the walls? Yep, wiring, etc. but she dealt with them, as she does most days for her clients.

What did Kaeleigh learn? Would she do it the same way again? What advice does she have for others considering the process? Does she have regrets?
