In this episode of the Agent-to-Agent series of the show, I speak with Marilyn Burke, who is based in the Boston area, but is also licensed in Rhode Island. She has been in the Real Estate game for 20 years, and but also has history as a teacher by degree and a weight loss coach. She had her own weight loss clinic franchise when she found her way into Real Estate. A couple clients of hers, a husband-and-wife Realtor team, invited her to run their company. At first, she declined, but eventually she realized she had hit the ceiling with her weight loss franchise, and the couple finally convinced her to get her Real Estate license years later. And the rest, as they say, is history.

Marilyn takes her background as a psychologist and weight loss consultant and incorporates that into her Real Estate business. She says it's all about consultations; she makes sure to keep in touch and to keep that trust that is required between a Realtor and their client. She tries to get her clients' life situation to know why they want to go through this change.

In this episode of the Agent-to-Agent segment of the show, I speak with Anne Rosen, who is based in downtown Chicago.  Anne's journey into real estate began during the time that many view as the worst economic time in recent memory, and she was able to defy the rest of the industry's pessimism, as she didn't have any experiences to compare it with.

Before becoming a realtor, she was in the hospitality industry, working for Marriott International in three different cities in the Midwest. The background that comes with working at the actual hotels mirror what being a real estate professional is all about: maintaining relationships and providing customer service.

While not originally from Chicago, she ended up there because of her work with Marriott. After her work ended, she decided she didn't want to leave the area and wasn't sure what to do next until a former colleague recommended Real Estate.

In this episode, I'm back with Ken Duggan of Pillar to Post about the Home Inspection process. Ken purchased the franchise back in 2017. Within the time frame he’s owned the franchise, it’s been listed as part of the top 25 franchisees from over 500 franchisees in Canada and the US. With three inspectors on their team covering the entire DFW area, they’ve completed over 5000 inspections.

We talk about what is and is not included in a home inspection. A home inspection is so important when buying a home, as it tells the buyer the condition of the home at that point in time. Even when purchasing a new build, it is important to get the home inspected because sometimes things get overlooked or shortcuts get taken.

Home inspectors are responsible for collecting the information and making recommendations when presenting it to the person who hired them. What that person does with that information is completely up to them. Home inspectors won’t release the information to anyone else unless there is a dangerous situation.

In this episode, I'm back with Season 1 guest: Alesia Dutton, the Reverse Mortgage Lady. Alesia was recruited into the Reverse Mortgage Industry in 2013. Her relationships with local bankers and financial advisors made for a perfect transition into Reverse Mortgage. She was hired to do Reverse and Reverse only. To this day she is still hyper-focused on this market.

Alesia has been on the Board of NAIFA New Mexico and Dallas (National Association of Insurance and Financial Advisors). This position allows her access to up-to-date information on government changes that can affect retirement and asset growth.

She has dedicated her career to educating bankers, loan officers, financial advisors, and realtors about the Reverse Mortgage program. She prides herself on personally walking all homeowners through the process and getting to know them as individuals. Their needs and timeline are always the priority!

There are so many misconceptions about Reverse Mortgages, and Alesia is here to clear everything up for us! She tells us that Reverse Mortgages are a refinance on your house for seniors over 62, but no payments are required until you are no longer living in your home (whether you’ve passed on or have moved out). When you take out a Reverse Mortgage, the bank or government DOES NOT own your home, it is still in your name. You just need to continue to pay insurance and taxes, as you would with any loan.

In this episode, I'm back with Megan Reeves of Pacesetter Homes, talking about new construction just in time for the spring market. We've seen lots of changes in the housing market, at least in DFW (and probably most other places as well), within the last six months, and Megan is going to give us the lowdown on the new construction market today.

Megan grew up in Real Estate but started working in new home construction in 2014. She's worked for a handful of different builders but has been working for Pacesetter Homes since mid-2020 and can't say enough great things about their management team and ethos. She actually lives in a Pacesetter Home with her husband and their 3 fur babies, and they absolutely love it there.

Megan says that in January of this year, she sold more homes than in her entire first year in New Home Sales, indicating that more homebuyers are looking for new construction homes vs older homes.

She's been with Republic Title for almost 22 years and is starting her 9th year as a full-time Escrow Officer. She specializes in residential as well as condos and new developments.

Title Insurance is an insurance policy that insures you have free and clear title and no one else can claim your property. In this episode, I speak with Karla Corcoran about the different types of lenders, so when the need arises, you'll know who you can trust to work with. Karla has been a Residential Loan Officer since 1997. She is currently with Groves Captial, which is a Broker with over 160 lender relationships and who will shop on their client's behalf to find the perfect loan for one's personal situation.

I feature a lot of lenders on my show because, along with the agent, we are the first two people you need to be speaking with when purchasing a home and getting that whole process started. Every lender approaches things differently, just like Realtors; you want someone you can relate to, whom you can trust, etc. It's important to have good team around you no matter what you're doing.

In this episode, I speak with Megan Reeves about new construction homes and the difference between a resell and a new build. Megan grew up in Real Estate, but started working in new home construction in 2014. She's worked for a handful of different builders, but has been working for Pacesetter Homes since mid-2020 and can't say enough great things about their management team and ethos. She actually lives in a Pacesetter Home with her husband and their 3 fur babies, and they absolutely love it there.

In her downtime she loves to read, garden, hike, do yoga, craft, and (in her words) spends way too much time on streaming services! She started her business Instagram page this fall, and she's been loving the creative outlet and chance to network with other real estate professionals and potential buyers. She says social media marketing is actual a closeted-introvert's dream!

Megan gives us the low-down on the Real-Estate jargon one might come across when inquiring about a newly built home. She also tells us that some builders may have preferred lenders and will offer incentives to use their preferred lenders. In this episode I talk with Nedra Hines with Effortless Charm Staging. She specializes in staging vacant homes in the Dallas / Fort Worth metroplex. Originally from a small town located just outside of Houston, Texas, she graduated from Sam Houston State University with a degree in Finance and has lived in the Dallas area for over 20 years. In addition to vacant home staging, she offers occupied consultations and paint color consultations. She previously served as the VP of Membership of the Real Estate Staging Association (RESA) Dallas Chapter and continues her membership with RESA National.

She has her Staging Design Professional and Master Color Consultant certifications with Staging Studio and Occupied Consultation Specialist certification with Bobbie McGrath. The training courses helped her discover what she didn't know about Home Staging and what an involved business it is. The thing she loves the most about the Home Staging industry is the commitment of the seasoned stagers and their willingness to elevate the profession so that those in her profession are respected for what they provide. Nedra explains that, when starting out, it’s very easy to think that staging homes will be fun and easy. Thankfully, she has her Project Management Professional certification because it’s mostly project management with a bit of flair!

One of the most exciting endeavors for this year for Nedra involves attending more of the RESA National webinars because they provide a ton of value when it comes to professional development. In her downtime, you will find her browsing different inquiries in the staging Facebook groups, attending weekly Toastmasters meetings, exercising, or watching YouTube.
