WIIRE 097: Investing in Assisted Living Facilities with Rana Zayed

Hello everyone, welcome back to another podcast episode! We hope you are ready to hear from another incredible podcast guest because in this episode we are joined by Rana Zayed, a female investor who has an incredible story to share about leaving behind her corporate job to jump into the world of real investing and purchasing, rehabbing and opening an assisted living facility in Wichita, Kansas.

Rana got her taste for real estate investing from her dad because he was also an investor and she watched him intently as she grew up, and eventually partnered with her brother to work together on this massive undertaking. At the time her brother first approached her to partner on opening an assisted living facility, she thought it was a crazy idea but knew she wanted to try anyway, so she relocated back to their hometown of Wichita to invest in a community near and dear to their hearts. It was her first deal and probably one of the scariest things Rana has ever done, but she has never looked back.

    In this episode, you’ll hear…

    • The pros, cons, rewards, and stressors of the entire process
    • Learning moments from this massive first project
    • Actionable advice for anyone interested in opening an assisted care facility

Plus, some of our favorite moments with Rana are the tips she shares about working smarter, not harder, in the industry.

You can find Rana hanging out on Linkedin or connect with her via email.

WIIRE 081: Buying an Entire Historic Town Square with Michaella Ramler

WIIRE 081: Buying an Entire Historic Town Square with Michaella Ramler

Hello, hello WIIRE podcast listeners! Welcome back to another episode. We are so excited for you to hear from our guest, Michaella Ramler, a real estate investor and developer in the Dallas area and one of our biggest inspirations at WIIRE for going BIG or going home, and we can’t wait for you to hear her story!

Along with her husband and another business partner, Michaella has been investing in the Dallas area for over 10 years. They first started investing in Dallas proper, and then last year during the big real estate boom, they moved into other areas of the metroplex.

Michaella was also an attendee at our Salt Lake City retreat (get your name on our waitlist to attend one in 2024!), where she shared with us her obsession for old, especially historic, buildings. This passion led her to purchase 17,000 square feet of commercial real estate in historic downtown Lancaster, TX.

When you think of old historic buildings in Texas, this gem is no exception. Think pioneer wagons and buildings raised in the 1800s because Lancaster was actually founded before Dallas!

Michaella grew up going to this downtown area herself and knew the owners were getting older and needed some modern-day marketing help. That combination, along with her love for old buildings, gave her the push to set her sights outside of Dallas proper and give something new a try.

This powerful story of taking on such a unique project is truly inspirational and we are so grateful to Michaella for joining us and sharing her vision and every step, from start to finish, with our audience.

    In this episode, we’re talking…

    • All things manifestation
    • The difference between real estate investing and real estate developing
    • What makes a successful developer
    • Acquiring property + motivation to go after what you want

To see all the deets on this project, head over to Instagram and follow Michaella.

WIIRE 079: Get Your Financial $hit Together with Malia Gudenkauf

WIIRE 079: Get Your Financial $hit Together with Malia Gudenkauf

Hello friends! Welcome back to our second episode in 2024! In this episode, we are excited to welcome Malia Gudenkauf, Grace’s sister and financial educator, also known as ‘Little Miss Finance’. Malia’s platform teaches women how to live their best financially literate life, and we adore her, not only because she is Grace’s sister but also because she has a wealth of excellent knowledge she openly shares.

Malia’s journey with personal finance started in 2018 at the University of Northern Iowa, where she had a job lined up with a Fortune 500 company after graduation. One day, it dawned on her that she really didn’t know anything about money except that you should be saving some. She began taking free classes on campus and reading as many books as she could get her hands on. She was fascinated by the topic but confused as to why she wasn’t learning or discussing it in any real-world conversations. She was consumed by it and decided it was her mission, snowballing from a side hustle to posting on social media platforms to coaching other young people. She now runs it as a full-time business, loving every second of it.

We are taking it back to basics and discussing how to get your personal financial house in order before you start investing. While this step is often overlooked, it is quite critical, and we’re examining why it’s important and how to do it.

    If you’re stuck feeling like,

Where do I even start when it comes to finances?

…this episode is a fantastic place to start!

    We talk about…

    • Building passive income streams, specifically as it relates to real estate investors
    • Malia and Grace’s financial understanding when it comes to their upbringing and, looking back now, their perspective on what it looks like to be ‘wealthy’
    • How their parents are a prime example of aligning spending with values

It’s so important to know your personal financial foundation before you scale, and this episode will help you do exactly that.

If you want to know more about what Malia’s up to, or get more info on working with her 1:1, you can reach out to her on Instagram or you can email her directly.

    See you next week, friends!
