003 - Today we’re talking about buying property with no money down. I know you’ll love this episode because of it’s just such a sexy idea to be able to own assets, create long-term wealth without investing any money.

I’m going to explain how creative property strategies helped us buy properties 
Let’s dive in.

No Money Down
It’s seductive

We’re all in love with the idea that you can generate cashflow or build wealth starting from nothing.

And you can do it without any of your own money.
But you will need one thing that you often won’t have at the start but you can build it
You will need resourcefulness. 
Buckets of it
 
Because resources are always needed.

Whether it’s your time
Whether it’s your knowledge
Whether it’s your money

Because money is usually needed - yours or other people’s
Some people don’t like the phrase no money down for the reason. 
Because money is usually needed.

 
But we know what it means.
No money down.
It means using other people’s money.
Or being able to recycle your money. 

Before we go further I want to explain the main strategies
Let’s go into what the main creative strategies are

 
There are two main ones
 
The first is
Lease options
Option to buy a property by an agreed date for an agreed price

Option to buy

 
A lease option means that you don't need to take out your own mortgage or find a big deposit immediately. 

You can pay a very small amount and buy the property over time.

 
The second is

Exchange with delayed completion

Contracted to buy a property by an agreed date for an agreed price

Contracted to buy

 
This is similar to a lease option except that with an exchange with delayed completion you have an obligation to buy the property at the end of it.

The idea that a property owner would want to sell their property and receive the money over time instead of all at once is confusing to most people. So let’s start off with a real life example so that you can see how this works.

Let me give you an example

We have a property on an exchange with delayed completion is 4 self-contained flats on one title. 
 So it’s a conversion from a single house into 4 flats.

If you've ever felt like a fraud, second guessed if your work or something you had to share was good enough to be seen and heard or that you even know enough to be teaching something you've probably felt the effects of Imposter Syndrome. It's a real thing, and in this week's episode we are talking about what exactly Imposter Syndrome is, how it can really affect our businesses and life and some thoughts on how to push past to let your voice be heard and to serve others.

The Definition of Imposter Syndrome

Imposter Syndrome can be defined as "a psychological pattern in which an individual doubts their accomplishments and has a persistent internalized fear of being exposed as a 'fraud'" (Langford and Clance)

Types of Imposter Syndrome

• Perfectionist - sets high expectations for themselves, if they don't all them they feel like a failure
• Expert - they need to know every piece of information, they are all trying to improve
• Natural Genius - when things usually come easy for them and now they are struggling with something
• Soloist - they feel like they have to accomplish everything on their own, they feel like a failure when they have to ask for help
• Superwoman/man - push themselves to work harder to prove themselves, they need to succeed in all aspects of life at all times

When We Start Something New Our Little Me Likes To Keep Us In Our Comfort Zone

While Imposter Syndrome can creep up at any point while we are creating, doing , teaching or sharing, for us we have found it to be most present when we are beginning something new. Maybe we are taking on a new service, sharing something for the first time on social media or even taking on a life event for the first time like being a future mom. Whatever it may be, when we are first experiencing it ourselves, we won't feel as confident in sharing it with others because it is new to us as well. But as we remembered from reading January's book club read, Believe Bigger by Marshawn Evans Daniels, the feeling of fraud that creeps up in these moments is really your Little Me trying to keep you in your comfort zone, and that keeps you from reaching your greater potential.

Imposter Syndrome Keeps You From Serving Others Too

Think about it, by not sharing, what is someone missing out on hearing and learning from? The thought that we don't have anything to be said that hasn't already been said by someone else can keep someone from being served by you. We all have our own unique voice and ways about sharing something, and that may just be what a person who follows you needs. When you start to wonder if what you have to say is good enough to share or if people would even want to hear it, think about that. Who are you missing out on serving? Who are you missing out on connecting with?

Shaunae shares how she created a post on Instagram sharing how she feels like a fraud almost every day and was blown away by the response it got and how many people it resonated with. We aren't alone in our struggles. Often our struggles are what can help connect us. If we share what we know and document our journey, really being authentic with our audience, they will be able to resonate with it.

Imposter Syndrome is bound to creep up again, especially in new phases of life. But give yourself permission to be where you are at, wherever that is. Know that you are valuable, worthy and have something to share.

We are all looking to discover what our true purpose in life is. We are constantly searching for our “calling.” Our Book of the Month for January, dives into just that. This month we read Believe Bigger: Discover the Path to Your Life Purpose by Marshawn Evans Daniels. In the book, Marshawn dives into what she calls a “Purpose Map”, the path into finding your calling. She shares her own story, along with giving the reader tips and exercises to walk through their own “Purpose Map.”

We met Marshawn at the Abound Conference put on by the author of the first book we discussed for our Creative Legacy Podcast book club, Karen Stott. We loved that conference and the speakers, but we were blown away by Marshawn and her talk on this Purpose Map. We knew we had to buy the book to dig even deeper! We were not disappointed either! There are so many takeaways and quotes we loved. Plus Marshawn gives you the space to really dig deep and see where you are at and where you are heading in finding your purpose

Sarah’s Takeaway

It's hard to choose one takeaway, because Marshawn really made me think! I love that this book allows the space to do just that though. There are many spots where she tells you to stop, take a breath and to think about a prompt she gives that help you define how your life experiences, your talents, and gifts can allow you to move into your purpose. I walked away knowing myself, and feeling more confident than ever that I can step into the next stage of my purpose.

Shaunae’s Takeaway

I’m obsessed with this book and Marshawn. This book is FULL of incredible information that will help you discover your purpose, no matter where you are at in life. My favorite part though has to be when she gets to the Influence stage. It helped me realize that I can start impacting others right now. I don’t have to get to a certain level, I can start helping right where I’m at. I also loved that she challenges us to just start doing. Your calling isn’t something that’s told to you. It comes when you go out into the world and start experimenting.
