    Today I am interviewing Jen Maldonado who I have known since 2012. She is a professional Capital Raiser, Investor, Entrepreneur, High Performance Coach and is one of the Executive Leaders and Speakers for WREN Inspires. As a mentor and coach, Jen has inspired and helped jumpstart womens investing careers all over the country. She was interviewed by the Huffington Post in 2015 for her inspiration, consulting practice and how she has helped people strive and create wealth using real estate. In 2019 she co authored the book "You Got This!," in collaboration with other women investors taking charge in the real estate field. She is a speaker and can be found on many podcasts and interviews as well as hosting events at real estate clubs and teaching workshops. 

     

    Jen Maldonado: Was an engineer at Nestle before she made the decision to become an entrepreneur. She wanted to decide who and what she spent her time on and went into real estate dabbling at the many options it had to offer. After a deal gone wrong, Jen found herself in a position where she thought she would need to return to work. At a meeting the day before an interview, she met someone that told her about capital raising. The next day she made a few phone calls and had closed on a deal, granting her the strength to turn down a job and continue her journey in real estate.

He oversaw a twenty billion dollar project for Oxford Hudson Yards, a massive project on the far west side of Manhattan. Donato has managed the closings of 1.5 billion dollars in real estate and has worked on some high profile projects like Madison Square Garden and the new Yankee Stadium.

From 1971-1981, Mike received  Century 21's Top Listing Sales Person in a three-state region as well as the 1995 Prestigious Entrepreneur of the Year by INC. Magazine.     Today I am extremely excited to be  interviewing Kathleen Kramer who is a licensed Broker and Mortgage Originator. She owned and operated a branch of American Residential Funding Inc. in the early 2000's. She has closed on over 2,500 transactions worth over a billion in volume.  From 2002-2006 Kathleen ran a real estate meeting in Huntington Beach, CA.  Now she and her husband Michael focus on non performing notes. I was first introduced to Kathleen a few years ago from the Norris Group. She is a speaker and educator and will be releasing a course on notes in 2022. 

     

    Kathleen Kramer: Learned what homeownership was growing up in CA from her parents who migrated to the United States from Hungary. Her education from her parents was not in investing itself, but in the value of home ownership. After college she started working at a mortgage company which was her first real introduction into the value of real estate investing. Fast forward to now, Kathleen and her husband invest in real estate backed investments like land development, multi family, single family, reg D syndications, and non performing notes.     "The rule of thumb is that you want to make two hundred dollars a door. If you're going to make less, your property will potentially be too sensitive to the basic maintenance and daily ongoing expenses." -Christina Suter

    Today I am sharing with you how cash flow differs in a primary market like Los Angeles versus a tertiary market like Indianapolis . As someone who has and continues to invest in multiple markets, I've found that in tertiary markets things can be a lot more sensitive when it comes to the basics like repairs and maintenance. The rule of thumb for this formula is the one percenter and it means that  your gross monthly rent should be 1% of your mortgage. The cash flow from each market using this formula changes drastically because maintenance and repairs for each market will generally cost the same, however my cash flow for Indianapolis will take me a lot longer to accumulate for those repairs in comparison to Los Angeles.

    Today I am sharing with you a rule of thumb I learned during the beginning of my investing career which was a formula that would help me calculate the net income for multiple multi units quickly. I learned this concept from Marty Stone's Book, The Unofficial Guide to Real Estate Investing, however other platforms like Bigger Pockets, Rich Dad, Fortune Builders and Michael Blank also have formats for how to do this. The net income should be calculated based on these categories, new building, new building +, existing buildings, and deferred maintenance.

    Today I am sharing with you the different types of loans available when looking to purchase a single family property. First, be mindful that what will work for one person may or may not work for the other, so due diligence is priority when it comes to choosing the right loan for you. The most commonly known mortgage loans are a 30 year fixed, a 15 year fixed and variable loans. I personally am a fan of the 30 year fixed because of its predictability. Variable loans are not at the top of my list for reasons like negative amortization or not being able to predict if interest rates will increase and at what time. Every person or investor is different so choosing the right loan for you is what's most important and you can do that by doing your due diligence, consulting with an advisor and weighing out your options.

    Today I am talking about vacancy rates and how they affect your investing. On average a building at any given time can have at least a 5% vacancy. As investors no vacancy is best,  but it does happen and can affect your overall investment in a property. When a unit is vacant you're not bringing in cash and it brings up the cost for marketing, maintenance cost, open house cost, property management cost and more. I am not saying you cannot have vacant units, what I'm saying is that if you are not anticipating vacancies, there are things that can be done to help your turnaround stay as low as possible.
