    How's Biz with Kelly Disser III

    On excellent service: “Before you get something, be prepared to give something.”

     

    A high performing broker of many years and Executive Vice President with the Industrial Services Group at NAI Hiffman in Chicago, Kelly Disser III was one of NAI Global’s Top Producers in 2022. Early in the year, the How’s Biz, Gary Marsh, host spoke with Kelly about his career path and history, some of the work he and his team have been doing and what are some of the contributing factors to his success. Here’s a brief recap of the podcast.  

    The Fort Wayne, IN-native has a near-perfect background to thrive in the commercial real estate industry – especially brokerage, because he is both competitive and collaborative in nature and is a self-described people pleaser, meaning he likes to make people happy, and that often translates in business as helping his clients make money. A high school standout in (American) football (QB), after interviewing with a number of Big 10 schools (+ the Naval Academy and Air Force Academy) Kelly opted to attend and play for Butler University, which is in Indianapolis. However, because he wanted to be a starter on the Butler team and just before the 2-a-day workouts ended, Kelly switched to cornerback – a decision he said in the podcast was a youthful exhibit of impatience, and something he learned from that has been helpful in his career development. For his last two seasons of collegiate football, he switched to wide receiver on the offensive side.  

    During college, Kelly did a two-year internship with Indy-based Duke Realty Corporation, which hired him out of college in 2002. With Duke, he was responsible for financial and operational management of a 22 million square foot portfolio. After four years (professionally) with Duke, Kelly was recruited to Dallas, TX, where he worked for Tabani Group, where he helped facilitate the growth of the company’s existing real estate portfolio through investments and new development. In 2008 he moved to Chicago – in part lured by his fiancé and later wife, Audra, who he credits as being a big part of his success early and currently with his career. In Chicago, he started in brokerage with NAI Hiffman – just as the Great Financial Crisis began and without any contacts in the Windy City. By 2015, he was a shareholder of NAI Hiffman and today, runs point on a team of four people – two other brokers and a senior administrator.  

    Kelly’s team divides duties but in some instances, overlaps on work when the deals demand it. His strengths are with business development and some of the underwriting as part of the overall development process. The team typically is involved in two or three new development deals per year. However, the team balances its activity and revenue by working closely with tenants about the half the time and landlord/developers for the other half of their transaction volume. They do a lot of work with Prologis and Link Logistics yet also work with middle-market investment companies that often do not have directors of real estate, so Kelly and his team effectively become an outsourced real estate department.  

    Kelly described two of the team’s bigger deals in 2022, including a 450,000-square-foot, build-to-suit on behalf of Atlantic Packaging and another project (which he called equally complex) – a 150,000-square-foot deal, for a 100-year-old company, Clyde’s Donuts. One of the takeaways on those start-to-finish projects (site selection and entitlement process through construction completion) is how much service and the amount of detail associated with information gathering with each transaction and how that information goes into analysis and decision making by Kelly’s team and their clients.  

    The team also had just closed on a land sale that was indicative of the current market in Chicago. A client/developer has been doing a land assemblage project and started purchasing property a couple years ago when land was being sold at $15 a foot. During the interim land values shot up to $40 a foot and the last parcel – 7 acres, closed at $32 per-square-foot in December. When the project started there was a target audience of 40 developers and by the time it got closer there were only six or seven developers that had the capital and ability to close and build the project.  

    Currently, there is approximately 37 million square feet of industrial property under development in the Chicago market that is expected to finish this year. Kelly said on the podcast that he thinks there will be fewer starts on speculative industrial projects in 2023, and largely associated with the higher cost of money and change in Cap Rates in the investment markets as well as the threat of an economic slowdown.  

    Kelly described his commitment to service as a large contributor to his success, and he recognizes that without excellent service a broker can become nothing more than a commodity. For someone new in the brokerage business, there’s a really strong message to be heard in Kelly’s comments on service.

    In this episode, you’ll hear from Coach Will Vergollo. Coach Will is currently an Assistant Coach at Wayne State University for Coach Bryan Smothers. Coach Will just started at Wayne State this past July. Before becoming a Wayne State Warriors coaching staff member, Coach Will assisted Coach LaVall Jordan at Butler University since the 2017 season. At Butler, Coach Will was the Bulldog’s basketball analyst. In addition, Coach Will spent the 2020-21 season as an assistant coach in an interim capacity. Before his time in the Big East, he was with Coach Jordan at UW-Milwaukee as an assistant who helped the Panthers advance to the Horizon League Tournament Championship game in 2017. Before working for Coach Jordan with the Panthers, Coach Will spent three years as the video analyst at Michigan with Coach Beilein, during which the program reached the NCAA Tournament twice, including a trip to the NCAA Elite Eight in 2014. Finally, Coach Will was also an assistant coach for Patrick Beilein at West Virginia Wesleyan in 2012. Before his coaching career began, Coach Will spent six years with the Wolverine basketball program--two years as Michigan's graduate manager and four years as a student manager. As you will soon discover, Coach Will is a sharp and talented coach. To me, this is a coach who understands why he coaches. And I can’t wait for you to listen!

    In this episode, you’ll hear from Coach LaVall Jordan. Coach Jordan played at Albion High School in Albion, Michigan. LaVall and his teammates went to back-to-back Michigan High School Final 4’s. As you will soon learn, Coach Jordan is all about winning. As a player at Butler University, Coach Jordan played in 3 NCAA tournaments and 1 NIT Tournament. He was a part of 91 wins at Butler. At the time, he was the winningest player in school history. After a two-year professional career, Coach Jordan returned to Butler as the Director Of Basketball Operations. After one season, LaVall was promoted to Assistant Coach. Working alongside then Assistant Coaches Brad Stevens and Matthew Graves for Head Coach Todd Lickliter, Butler advanced to the NCAA Sweet 16 in 2007, losing to Florida (the eventual National Champions). After a three-year tenure with Iowa in the Big Ten, Coach Jordan transitioned to the University of Michigan under Coach John Beilein. At Michigan, Coach Jordan was arguably one of the elite assistant coaches in all of college basketball. He helped the Wolverines reach 5 NCAA Tournaments, including a trip to the 2013 Final Four and National Championship Game. As you might expect, Coach Jordan was hired as the Head Coach at Milwaukee. In his only year at Milwaukee, Coach Jordan led the Panthers to the Horizon Tournament Championship. Coach Jordan returned to his alma mater to become the 24th Head Coach in the History of Butler. Coach Jordan led the Bulldogs to the NCAA and NIT Tournament. In addition, before Covid struck the country, Coach Jordan’s team was as ranked as high as 5 in the National polls. After all the above accolades, you will find out that Coach Jordan is as humble as they come. A man of deep faith, Coach Jordan talks so eloquently on why he coaches. And, coaching is what he does, not who he is. Wait until you hear him break this analogy down. Furthermore, Coach Jordan’s approach on being an assistant coach is maybe the best definition of loyalty that I have heard yet. Finally, if you are truly into teaching - no matter what sport you coach - wait to hear Coach Jordan talk about Mindset and Skill Set. This is a high-level conversation from a coach who sees something special in everyone he encounters!

As we all know, we want to be playing our best basketball in March.  I am very fortunate that Brad Stevens would take time off his schedule to offer his thoughts on how teams can win in March. Coach Stevens is currently the President of Basketball Operations for the Boston Celtics. In addition, Coach Stevens is coming off an eight-year run as their Head Coach. Coach Stevens won over 350 games and led the Celtics to three Eastern Conference Final appearances. Before becoming an NBA Head Coach, Coach Stevens was the Head Coach at Butler University for six seasons. Brad’s success at Butler was simply incredible: five NCAA Appearances, two NCAA Final Fours, and back-to-back NCAA National Title game appearances. Actually, Coach Stevens has a career college winning percentage of close to 80 percent. The conversation that Brad and I have is a wonderful deep dive into some specific ways that Brad prepared his Butler teams to win in March. So many of us have heard about the Butler Way. Brad so eloquently breaks down that the Butler Way was really about TEAM. It is a great perspective into how when teams come together and collectively focus on one goal: that is, winning. Wait until you hear Coach Stevens talk about how he tried to get his players to play with a clear mind. Brad does a masterful job explaining why he believes that having three team meetings was a big part of his process when preparing on short turnarounds in the NCAA Tournament. Many of us admire Coach Stevens for his calmness and positivity on the sidelines. It is pretty special to hear Coach Stevens give his thoughts on coaching with poise. What is your coaching thought process on Special Situations? I am excited for you to hear how Brad approaches these moments. Did you ever wonder how Brad constructed the famous Butler ball screen continuity offense? Pretty cool to get this insight.
