    I gotta be honest with you. I didn’t think this topic would make it to the show. I was skeptical about the concept and the structure of what you are about to hear about didn’t sit well with me. But Derrick Barker won me over, as I’m sure he will for you also. So today on Flipping America we are going to learn how you can sell your cash flow. Derrick Barker from Nectar is joining us in a few minutes to talk about an interesting way of raising money that doesn’t involve debt. Nectar is an online financing and data platform built to provide fast, flexible capital to short term rental owners and operators. They provide experienced real estate entrepreneurs access to cash flow based financing and sell diversified, fully passive cash flow backed investments to accredited investors. Derrick is the co-founder and CEO of Nectar, the first-ever cash flow marketplace for real estate entrepreneurs. He has 12 years of experience in real estate development, operations, and finance. Prior to starting Nectar, Derrick began his career as a trader at Goldman Sachs. He eventually left that position to focus on real estate, growing his portfolio to more than 4,700 units and $400 million in asset value. Since then, Derrick has helped build multiple successful real estate businesses. He and his Nectar co-founder, Brittany Mosely, are members of ScaleUp ATL and graduates of the TechStars Atlanta accelerator.

    OFRE S19: Capitalization Rates Explained

    Understanding the Direct Capitalization Method of valuing property is essential to maximizing long term returns. Different ways to value properties 1) Replacement costs 2) Comparable sales 3) Income approach a) Gross rent multiplier (asking price/gross rent) Pro: Allows for efficient sorting of multiple properties quickly Con: Doesn’t account for operating expenses b) Cap Rate/direct capitalization method Commercial properties are typically calculated via cap rates. You will some time see things like price per foot or price per door but in the end cap rates are main valuation tool. Cap rates (expanded) Definition cap rate Purchase Price (or market value) = NOI/ Capitalization rate Quick def of NOI-all income and expenses attributable to property as if you paid cash.

    Patrick Vogel is an entrepreneur, investor, and longtime friend from my family’s hometown of Lindau. He is a cofounder of Autonomos, an early-to-market autonomous driving company that was acquired by global mapping giant, TomTom in 2017. 
     
    Patrick’s journey to entrepreneurship is an interesting one, spinning a startup out of the Free University of Berlin with a group of university researchers. Proving himself to be an invaluable business mind in a highly technical setting, Patrick helped take his partners' novel technology from research lab to product-market fit and eventually to exit.
     
    In the two years since Autonomos’ acquisition, Patrick has supported TomTom as Site Owner of the Berlin office, invested in local startups, and settled with his family in Berlin - although he can often be found traveling, golfing, or floating in his beloved hometown lake, the Bodensee.
