    The podcast offers a solution to these challenges in the form of Delaware Statutory Trusts (DSTs), which provide institutional, high-quality properties that are generally unavailable to most investors. DSTs enable investors to qualify for full tax deferral by reinvesting 100 percent of net sales proceeds into a replacement property, acquiring an equal or greater amount of debt on the replacement property, identifying a potential replacement property within 45 days of sale, and closing on the replacement property within 180 days of the sale.     Walking down the street in New York City, or in any city or town across America, there are commercial properties everywhere you look.

    When the owners of those buildings sell, is it the best financial decision to take the proceeds and pay the taxes due? Or is there another way to defer those taxes, while investing the sales proceeds in 'like kind' properties?

    Of course everyone's fiscal situation is different, but a 1031 Exchange presents the opportunity to continue to own property while benefitting from both the potential income it throws off and the potential for price appreciation.

    And, if held onto until the owner eventually passes on, there is a step-up for heirs to the current market price.

    If someone chooses to execute a 1031 Exchange, there are strict rules to be followed, or else a taxable event will occur. And in the process there is a need to use a fully vetted intermediary who will hold the sellers proceeds.

    There are also alternatives to the outright ownership of another building(s), and that is through a passive 1031 Exchange known as DST's, or Delaware Statutory Trusts.

    This style of 1031 Exchange eliminates the 3 T's of management - Tenants-Toilets-Trash!

    DST's provide monthly income and the potential to participate in any appreciation. Here too, total vetting is critical because like in anything else, there are great operators and not-so-good ones.
