    How to Stay In Business While Inspecting In A Slowing Market

    It’s no secret that the real estate market has slowed down. Rapidly rising interest rates, uncertainty in the economy, and the looming threat of a recession have taken their toll. 

    The latest data from the National Association of Realtors (NAR) shows that existing home sales in July declined by 20 percent. Existing home sales in August 2021 were 576,000. But in August 2022, only 451,000 homes were sold—a decline of 125,000 home sales.

    With interest rates expected to continue rising into 2023, home inspectors (and all real estate related professions) will be watching home sales activity with a careful eye—and doing everything they can to drum up business.     Don't let the size fool ya they always say, its true these small home issues can easily outweigh a much larger house when it comes to system defects.
    Each and every house needs to be inspected in the same thorough manner wether or not its under 1000 square feet or over 10,000 square feet.

    This small house had about 40 recommendations and about 10 safety hazards. Most can be corrected by a qualified professional.

    23 - THE IMPORTANCE OF A HOME INSPECTION BEFORE BUYING

    When you purchase a home, it’s often recommended that you have a home inspection done.
    In fact, a typical Agreement to Purchase Form will include a standard preprinted clause with respect to home inspections. This is one of the most common conditions in an offer to purchase a property.  Some agents allow their clients to forgo this step. In a competitive market, this is a condition and one that can put the buyer at a more unfavourable position when presenting an offer. 

    So skipping the home inspection and not placing this kind of condition in an offer can be tempting. Before you make the decision, consider the benefits of a home inspection. Because the consequences of buying a home, which one does not know what literally is behind the walls, is scary and a rabbit hole.
