Everything is new and Fresh, They SMELL Good. So if you have DRAMATIC PAINT, especially BROWNS AND ORANGES, TIRED USED / STAINED CARPET, PET ODORS AND BAD CURB APPEAL are EASY, INEXPENSIVE FIXES.
# 2 – CHOOSING THE WRONG AGENT – MARKETING! If an Agent DOESN’T KNOW how to PRESENT YOUR Home in BEST LIGHT, it could cost you either NO SALE or THOUSANDS IN REDUCED SALES PRICE. My Team member, Amy Ebbert, had a buyer that refused to see this home with BAD PICTURES. She actually made an OFFER on an identical home with great pictures and she got out bid on it. Amy finally convinced her to go look at the home with the bad photos. It turned out is was much nicer than the one she got out bid on and she ended up buying that home that was sitting on the market for months with no sale because of bad pictures.
# 3 PRICING – So many times we hear from frustrated people whose homes are not selling and they say..."We went along with the agents advice on price". I HAVE SOME NEWS FOR YOU…ITS YOUR DECISION. One of the best questions you should ask is….’HOW DID YOU COME UP WITH THAT PRICE?’. Buyers are looking at all the home in their price range. Most websites and set up for them to search in $50,000 increments. If you over price for 'negotiating room', either the buyers will not even find your house online or they will fear making an offer because they do not think you will come down on your price.
