    The market is shifting toward multiple offers on the listings that are staged and dialed in for showings.  These listings are also the ones that are priced slightly agressively.  Multiple offers do not happen on the overpriced listings and listings that are not showing really really well, but overall this is a shift in what I think a lot of people were thinking would happen with the market.

    Its February 1 and we have no snow on the ground in many of the areas in Minnesota which is very rare.  So how does this effect real estate? Certainly it makes it easier to view homes.  However, we have low inventory again so even that more people likely are in the market to buy there is not enough inventory to create a big upswing in home sales.

    With this episode I am sharing that to start the year I am doing outreach. Very often its with past clients who have bought or sold a home in Minnesota with us.  One of the shifts a realtor needs to make in 2024 is doing more outreach if they have not done a lot of outreach in the past to be more successful.  I have always done a lot of calls to stay in touch with past clients.
