Becoming a Hard Money Lender

We have Jen's friend, Abby Robinson on the show today sharing how she created her own HML fund, better known as Coastal Capital Lending. Abby also goes into the importance of coaching and being ready to shift in this ever changing real estate market. She even discusses how she learned to syndicate a deal, practically overnight. Abby Robinson, co-owner of Robinson Squared LLC, a real estate investment flipping company based in Charleston, SC, holds a master's degree in accounting from Kennesaw State University. Shortly after obtaining her CPA license, Abby, along with her wife Kelly, translated their aspirations of real estate investing into reality in early 2021. Their inaugural venture involved acquiring two single-family homes adjacent to each other in North Charleston.

Over the subsequent 24 months, Abby and Kelly strategically invested in 21 properties, totaling just under $2 million dollars ($1,983,100) in value. Currently, their primary focus is on shaping a lifestyle according to their own terms. Operating in collaboration with Kelly's mother, Lisa, they proudly run a women-owned business. Recently, their investment strategy has shifted from long-term rentals to fix and flips, and they are actively involved in raising capital for their expanding hard money lending enterprise, Coastal Capital Lending.

Weronika: I was born and raised in Poland. When I was 19 years old , I moved to the USA for a cultural exchange program. Two years later, I relocated to England, UK to pursue further education. completed a Bachelor's degree in Journalism and Masters in Marketing Management, graduating with distinction. I currently work as an Executive Assistant in Philadelphia, PA. I manage multiple projects, coordinate internal and external communication as well as business operations regarding the lunch of the new skincare line.

FUN FACT: I was a volleyball scholar at the University and I played for the National League in England

Nick: Grew up in southern New Jersey and spent most of my earlier life working in sales positions within the telecommunications industry. Moved to the UK at the age of 21 with a little bit of savings, a single suitcase and that’s about it…. Went from working for $35 dollars per day to a salary position with an engineering company. I completed my firefighter training in 2012 and since moving back I added an additional qualification as an EMT. I currently work as a firefighter/EMT in New Jersey.

FUN FACT: Third generation firefighter, 1st generation real estate investor.

David rehabs about 5-10 houses a year, all his renovated houses listed on the MLS $265K and less have sold in 7 days or less at List price or Higher, for 13 years. David makes $50K – $150K PROFIT per house on $250K houses because he negotiates Short Sales with the bank. These are not houses on the MLS but rather with the homeowner and the bank.

Because of Short Sales he has made so much money in real estate that he has over $3 million in his retirement accounts that he lends out across the country to other rehabbers. He will lend the rehabber ALL the money to buy the house, All the money to fix the house up, All the money for the points on the loan, and All the money for the monthly interest payments.

David also teaches other investors how to get out of their regular JOB and negotiate Short Sales.
