    This week, on Inside the Skev, we sit down with Nia Tavoularis. Nia the Director of Development for Connections for the Homeless. Connections is THE agency in the northern suburbs leading the effort to deliver essential services to people who are homeless and unstably housed during the COVID-19 pandemic.  ​Connections for the Homeless partners with the community to provide comprehensive, compassionate, well-resourced, and effective programs in an exceptional workplace. They are the recognized as a leader on the causes of and solutions to homelessness in the northern suburbs. This episode can be watched on Youtube or listened to on any podcast app or Skevanston.com

    Connections for the Homeless has responded in a massive way to the Coronavirus with the following accomplishments:

    • Launched the only emergency shelter for 20 individual adults in the region that follows CDC recommendations and operates 24/7;
    • Moved 148 adults and 41 children into discounted rooms at 2 local hotels with 24-hour Connections staff support;
    • Established partnerships with local restaurants to purchase 3 meals a day for each person, a total of over 500 meals daily, sheltering at a hotel; 
    • Maintained daily drop-in services to provide the community with access to food, basic supplies, showers, and case management. There were more than 400 visits to the drop-in center in March with food pantry visits doubling following the shelter-in-place order; and
    • Continued to support the 180 people in our 90 units of housing scattered throughout the community by purchasing and delivering vital food and supplies to ensure they can stay in place.

    Earth Day Adventures and Eco-Innovations at Evanston Ecology Center

    Welcome to Inside the Skev, the podcast that explores the important stories shaping our community. In this episode, host Aaron Masliansky speaks with Matt Poole and Margaret Isaacson, dedicated professionals at the Evanston Ecology Center. The Evanston Ecology Center is an integral part of the Parks and Recreation Department for the City of Evanston, fostering environmental awareness and promoting outdoor recreation throughout the community. Matt, the Recreation Manager, and Margaret, the Program Coordinator, share their passion and commitment to environmental stewardship.

    In this engaging conversation, we discuss the Earth Day events planned for April 22, 2023. Residents can look forward to a variety of activities, including a guided nature walk, a bird watching hike, a tree planting ceremony, a children's art contest, and a complimentary community lunch to celebrate Earth Day together.

    In addition to Earth Day celebrations, the Evanston Ecology Center has ambitious plans for the future. One such initiative is the construction of a kayak launch on the canal, designed to provide a safe and accessible way for residents to enjoy paddling activities. Another exciting project in development is a state-of-the-art nature classroom, aimed at enhancing environmental education through hands-on learning experiences.

    Real Estate Update

    This week, on Inside the Skev, we sit down Jennifer LaMell Goldstone from Horwitch, Goldstone & Shaw, Deanne Cooper from Fidelity National Title Insurance and Beth Lewis from CrossCountry Mortgage. We speak about the work of attorneys, title companies and lenders, how these industries support real estate investments here locally in Chicago and the United States. We also discuss the current state of the real estate market in February 2023. This episode was also released on my global podcast, The Real Estate Diplomat.

    According to Beth Lewis, she issued the following update regarding the mortgage market:

    Mortgage rates jumped to their highest levels in a month this week because of last Friday’s Jobs report. Due to most of the focus being on inflation and the possible Fed rate increase, it was easy to overlook employment which is the other marker the Fed uses to gauge the strength of the economy. The most recent jobs report showed that there were more than 500k new jobs created. Pandemic years aside, this quarter typically sees a reduction in job creations and increased unemployment due to seasonal holiday jobs ending. The expectation was for 185K new jobs so 517K really blew predictions out of the water. Right now any positive economic news is bad for rates, and while the volatility is stressful we have to remember the opportunity it gives us to be advisors to our clients.

    For clients concerned with the raising Fed Funds rate, remind them that this does not impact mortgage loans. The Fed rate is separate, it is the rate that banks charge other for overnight loans controlled by the Fed Reserve. Typically changes to the Fed Funds rates are reflected in advance of the actual changes and there were no changes to mortgage rates due to last week’s increase. One indicator that the economy is slowing is the unemployment report from this week. It increased new filings by 13k over December’s figures. It goes without saying that I would never want anyone to lose their job, but this is the second metric we should be paying attention to in order to see if we are heading towards a recession. A recession would bring lower rates. My opinion is that rates will hover right around where they have been for the last month until the Q1 earnings are released, and we have more data to really understand where the economy stands.

    My advice to clients right now is to concentrate on the big picture. “Why do you need to buy or sell a home today and how do we get you a payment that fits your budget?” It’s impossible to time the market and we can only use the facts and tools that we have today, which are temporary buydowns and knowledge that there are many loan level price adjustments coming in April that will make home loans more expensive. We also know that rates will drop if we are in a recession and the Fed starts buying mortgage-backed securities.  None of us can know when that is or what the bottom will be, but my team is here if a refi opportunity presents itself.

    This week, on Inside the Skev, we sit down with Tosha Wilson, Tiffini Holmes and Jaqui White, who are co-developers of the Aux, which is a planned commercial hub dedicated to racial equity and wellness in Evanston. The Auxiliary Cord LLC (the “Company”) has purchased a 16,000 square foot warehouse located at 2223 Washington Street in Evanston, IL 60202. The Company plans to fully renovate the building, converting it into a commercial hub for Black-owned small businesses and organizations that focus on community wellness.

    Plans for 2023

    Plans for 2023

    Today, I am releasing a podcast with my plans for 2023. 

    First, I talk about the events I have planned for the month, especially the first event on January 19th at Ignite Gaming Lounge which is a fundraiser for the Rotary Club of Evanston's charitable foundation. This is the event for the who's who of Skokie and Evanston to hear from the leaders of the community of what to expect, and for everyone to get to meet. Monthly events will follow.     In 2023, I also plan to change the focus of my second podcast, the Real Estate Diplomat. The shows current focus is an American's guide to global real estate looking through a geo-political lens. While there may be some episodes that relate to real estate, I plan to shift the focus geopolitics through the eyes of an American real estate entrepreneur (me). I plan to speak to all types of people in regards to geo-political affairs who interest me, and I hope listeners come along for the ride.  I view this show as my passion project, and I want to lean into that passion. GPS is a nonprofit organization dedicated to fostering leadership skills and confidence in girls through participation in a wide variety of sports. The program engages girls, grades 3-8, in multiple sports without a long-term or expensive commitment.
