    As investors, we've seen rising inflation numbers impact our industry in a big way. Home prices have appreciated at record rates in response over the last two years, but in 2022 we're starting to see our government take measures to curb that inflation by raising interest rates over the last few months. Although we have seen a slight depreciation in prices recently and expect a more noticeable dip in the future, some parts of the real estate industry are still dealing with rising costs resulting from trillions of dollars being injected into the economy through stimulus packages. Homebuilders, investors, and rehabbers are still managing the significant jumps in costs of materials and labor in an effort to maintain profitability, but let's take a look at this reality from a consumer standpoint. We know as flippers and investors that items like wood and paint are more expensive, but what does that mean for the normal homeowner who might need to do some repairs around the house? For 43% of homeowners in the U.S., it means putting off maintenance because they lack the money to pay for the repairs. But how long can someone defer repairs and maintenance before the impact starts becoming detrimental to the integrity of the home? And as these homes slowly deteriorate over time, how should we as investors position ourselves to be a resource to homeowners who might not have to capital to address their deferred maintenance?

    Another episode of the #ForeclosureDealsCoachPodcast, another opportunity for market observation and analysis as we continue to see signs of change. We have previously discussed rising interest rates, and as summer kicks into full swing, it seems a glut of sellers are beginning to list their homes in a last-ditch effort to capture the remnants of the unprecedented market appreciation we've seen over the past few years. We have already started to see the average DOM (days on market) for homes increase as buyers look to navigate their new reality, but do these contributing factors forecast a drastic decrease in housing prices like what we saw in 2008? With homebuyers gradually coming to grips with rampant market appreciation and the prevalence of 2% interest rates, most didn't bat an eye when they noticed the rising costs of homebuilding being tacked onto the sales price of their brand new home. Consumers buying power had been buoyed by low these low-interest rates, and if that allowed them to qualify for a home that would normally be out of their budget, then so be it. However as the Fed forecasts 6 MORE RATE INCREASES over 2022, will homebuyers start to sober up after years of being drunk on unsustainable financial flexibility? Additionally, how will home builders react to consumers' decrease in buying power as they look to continue their development projects?     Greetings, and welcome back #DealHunters. We hope you all enjoyed your holiday season, and we apologize if you missed us because we missed YOU!

    Today, we're going to highlight one of our most successful and profitable flip projects of 2021. 4525 Churchill Ct. in Colorado  Springs is located in the Broadmoor district, a prestigious and well-maintained community dotted with multiple million-dollar homes. The owners were originally using it as a rental, but due to the hardships of the pandemic, they were facing foreclosure. They were forced to put the home on the market and evict their tenants, and in the tenant's anger, they vandalized the property in an attempt to get back at the owners. MOST We acquired the home for just under $600,000 in the summer, and through the last two quarters of 2021, contractor issues, and just the general surprises that come when flipping a home in that condition, we were able to turn what had been deemed a "little slice of hell" into someone's potential dream home!     Zillow Offers Is NO MORE 🤩 🥳 🤩 🥳  But What Does That Mean For Investors? (Mindset)

    Honestly, it's a great day for the #ForeclosureDealsCoachPodcast and we invite all of our #DealHunters to join in our celebration! In a shocking turn of events (😏), our #1 nemesis Zillow has decided to shut down its Zillow Offers division and exit the house-flipping market entirely 🎊 🎉🎊 🎉

    If you'll recall, two episodes ago we discussed Zillow's plans to stall their house buying activity for the remainder of 2021 in response to a cooling fourth-quarter real estate market, a lack of construction resources, and the reality that they overpaid for a majority of the homes they acquired in 2021 under the assumption that the market would continue to climb. In its essence, Zillow's strategy was sound. Our team is going through a similar pullback with our capital partners as we work to offload flips to consumers who have grown exhausted from the bidding wars of the summer while simultaneously developing higher expectations of what they're looking for in a home to match the higher home prices. But where we and other smaller investment groups started to reevaluate our buying criteria, review our market analysis concepts, and lower our expectations on what a flipped property would fetch on the market, Zillow, being the insatiable corporate amoeba it is, doubled down on their buying efforts,  trusting their Zestimate data to give them an accurate assessment of the market. A market, mind you, that they were artificially inflating by paying over market value for homes that STILL NEEDED WORK 🤦🏼‍♂️

    I could go on all day detailing the folly of Zillow's foray into the flipping game, but just know this is a win for real estate investors. Zillow's failure highlights the importance of a boots-on-the-ground understanding of a real estate market when making investments. It makes evident the fact that although big data is vital in making investment decisions, having savvy professionals who can observe trends and shifts on a micro-level is key to making informed decisions based on what the market is doing in real-time. We feel for the employees who've been laid off as a result of the end of Zillow Offers, but hopefully, they land on their feet and this creates a new round of #DealHunters starting their journey to financial freedom.
