    Rents Are On The Rise! Buy & Hold Investors Rejoicing?!?! (Methodology)

    A little real estate news over the weekend never hurt, so we figured we'd come through with this week's episode today and not deprive our listeners of the latest in real estate investing.Β  We've been telling you about insane market appreciation for what seems like 2 years, and as homes become more expensive, it becomes increasingly more difficult for first timeΒ  buyers to own a home. In turn, we're seeing a lot of would-be buyers enter the rental market to wait out the real estate bubble, which is causing rental rates to skyrocket. For renters, this is an unfortunate consequence of market fluctuations from a homebuyers market they aren't looking to join. But for #DealHunters and investors, this development could ultimately pay long-term dividends if leveraged correctly. Right now, buying a deal, fixing it up, and renting it out will net the savvy investor major returns from increased rental income, mortgage pay down, and market appreciation. We are a flipping show, so most of our content speaks to investors looking for the short-term profitability of a flip deal. However, as the market continues to show signs of an eventual upheaval, investors who pivot to a buy & hold strategy could set the foundation of an investment portfolio with built-in protections against a looming market correction.

If you've been paying attention, you've probably noticed Zillow buying up properties in the market over the last few quarters. However, they recently announced they would be stalling acquisitions until 2022. As investors, we should be happy, right? Removing a big player like Zillow gives us access to more deals, but paying attention the whales in the industry can help you forecast where the market's heading. Whatever caused Zillow Offers to stall will have an affect on the mom & pop investors if you will, but if you're tuned into the market, you should be able to capitalize on this shift.     Democrats Propose A 20-YEAR MORTGAGE Program For 1st-Time Homebuyers 🏑🏑🏑 (Tools)

    Hello, and welcome back!

    Let's not waste any time; the Democrats are proposing a new, 20-year mortgage program through Ginnie Mae that could spur first-generation homebuyersΒ  into homeownership, but what does that mean for people who have gradually been getting priced out of their slice of the American Dream over the last few years? In general, longer mortgage terms allow the cost of the home to spread out over time, lowering the monthly payments. One would assume a 20-year mortgage would increase monthly payments and make it more difficult for new homebuyers to qualify for a loan, but the government plans to subsidize the interest rates to help offset some of those costs. That sounds good in theory, but what would a program like this look like in real life? This proposed program could very well fizzle out without getting off the Senate floor, but we went ahead and discussed some of the concepts that influence potential legislation like this and how you as investors and #DealHunters should prepare.     We had to take a quick break last week, but we're back with more information on the latest in real estate investing news. In today's episode, we discuss the phenomenon of "shrinking home-flipping profits" proposed by CNBC in today's article. As investors and flippers, this might send a shiver down your spine, however, we understand that the talking heads in real estate (of which we are one lol) can sometimes push narratives that don't always line up with reality. The cost of resources and rising prices of homes have definitely made real estate investing and flipping more expensive in general, but on a show where we emphasize the importance of "buying a deal," our listeners should be able to use the things they've learned from us and other sources to buy even better deals if they see your profits decreasing over time.     We don't claim to know everything on the #ForeclosureDealsCoachPodcast, but we do work to stay informed on a variety of topics that can have an effect on the real estate industry, our main area of expertise.

    Is climate change real? Depending on what news media you ingest, you'll likely have a strong opinion on the validity of this phenomenon, but we can look back in history to see that our planet has undergone massive climate shifts in the distant past. Proponents and detractors can argue the point until they're blue in the face, but we see concerted efforts in multiple industries to do their part in staving off the negative consequences of global warming and the rising oceans. Places like Miami, Florida and New Orleans, Louisiana are routinely rocked by tropical storms, and the rising water levels loom forebodingly over beach front properties in these cities. As investors, we should always keep an eye on the future when making our investment decisions, whether they be short-term projects or long-term holding plays. In regards to weather and the climate, if we can forecast areas that might be negatively impacted by climate change, we can formulate investment strategies within those areas as well as places that might be ideal landing spots for people looking to escape tumultuous futures in meteorological trouble zones. Depending on your real estate investing experience, you might be getting hung up on the "Find" part, but the most common obstacle to new investors is how to "Fund" their deal.     A Descent Into The "Hell House" (Mindset)

    Delving into real estate can undoubtedly be a stressful undertaking, but every once in a while, buyers and investors come across a situation that sends a chill up their spine. Enter the "Colorado Hell House." On the surface, this property at 4525 Churchill Drive is a nice home. But with tenants who had fallen behind on their rent and the prospect of an impending foreclosure, the property had become a considerable burden for the owner. Unsurprisingly, the owner decided to sell the home, and in doing so, had the unenviable responsibility of evicting their tenants. You would think multiple months of free rent would have made the tenants a bit more understanding, but unfortunately they were not, and in their frustration, they vandalized the property on their way out. Spray painted obscenities on every blank surface, trash and rotten meat left in the basement, and feces all over the floor were just a few of the spiteful reminders of their disdain for the situation. Their hopes were that the owner wouldn't be able to sell the home as their way of getting revenge, but as the listeners of our show can attest, in most cases, the more distressed and ugly the home, the bigger the deal for savvy real estate investors like ourselves.

    Will You Regret Buying A House? (Methodology)

    Home prices are at an all-time high; this isn't news at this point. Regardless of the market, people are always going to need a place to live, but as the supply dwindles, how can consumers navigate the homebuying process without overpaying? Homeownership and real estate are foundational for wealth-building in this country, and buyers should feel happy after purchasing their home. But over-leveraging yourself through bidding wars and appraisal gaps, in the beginning, could compromise your financial stability in the future if the market corrects or you're in a position where you need to sell. Regret shouldn't be something you feel when you're in the living room of your home, but if you buy an under-market deal and put a little sweat equity into it, you can ward off buyer's remorse while you watch your equity grow.
