    Listen in on this interview where Marck was featured on the Dentist Freedom Blueprint podcast with Dr. David Phelps about his turnkey real estate business.

    Marck started his business ventures early after college and eventually fell into real estate. Marck's never had a "real job" and worked hard to make his real estate business work through the recession in 2008.

    His successful turnkey real estate business is different than most as they maintain a heavy focus on providing quality assets for the ideal investor. A model most would consider, "working backwards" SBD housing buys properties in ideal markets, uses their property management company to find strong tenants and then and only then sells the property to the investor. By the time the investor takes it over its a fully cash flowing asset, a.k.a "a box that prints money."

    Dr. Phelps and Marck discuss how many real estate properities end up with accidental landlords when owners are handed properties due to loss or looking to do it part-time and end up trying to rent to anyone and have no clue how or what the management of owning a property as an asset looks like. 

    Marck has created "click of a button" real estate investing that as now yielded a 98% client retention rate. He reminds listeners that you shouldn't acquire anything or sell anything you can't stand behind.     Meet Graham Matthews, a gentlemen who built a passive real estate portfolio in America all the way from New Zealand. 

    Graham is considered a contrarian, aka someone who is opposed to dealing in the stock market for investing purposes.     In this episode Marck is joined by speciality oral surgeon, Dr. Andy Baber. Dr. Baber opens up about the temporary closing of their office in March due to COVID and how income for the practice unexpectedly stopped overnight. While this was extremely hard and unexpected, he admits finding it to be a great time to evaluate existing business and make adjustments.

    His real estate investment journey began when he realized 10 years into his practice that he wasn't going to be able to do this forever. Accuracy as a surgeon is based on age and ability so he knew he needed to start his investment journey to begin preparing for his exit. 

    Dr. Baber knew that stock market investing wasn't the avenue to support the current lifestyle he wanted so he jumped into the world of real estate investing. His first investment brought on discouragement because he didn't make any money. But after finding Marck and SBD housing he realized there was a much better way through turnkey real estate investing. 

    Marck and Dr. Baber clarify why this model works best but how it isn't always ideal depending on the provider. The perfect model, like that of SBD housing is true turnkey when the buyer of the asset controls both the rehab work and the property management to ensure less maintenance and minimal vacancies to provide a well performing property for an investment portfolio.

    In this episode Marck is joined by Dwayne Saucier, who was born and currently resides in Missouri. Dwayne is a full-time wholesale broker in insurance with a full real estate rental portfolio with 19 properties. 

    Dwayne and his wife knew they needed to do more with real estate besides being in debt from the purchase of their home. The hurdle at the front of Dwaynes mind was getting over thinking that he'd be on the receiving end of any maintenance or issues of a property they might own. While most people talk about it, Dwayne and his wife knew there were too many opportunities to not pull the trigger. 

    As an active investor Dwaynes opens up about being very hands on in the beginning and how investing kept him busy as he felt the need to be the first to visit his properties and was responsible for making sure the rehab went as promised. But after working with SBD housing Dwayne quickly realized he was only micromanaging  and he was able to trust SBD housing from the beginning to end of the entire process.

    They also discuss what the loan options and leverage looks like with the bank. Banking relationships are KEY 

    Quicker to paying off note, the quicker you grow your company. Myths in real estate are that properties cash flow even when they're leveraged, but you want to scale as much as possible and then aggressively pay off debt.
