    RERL-1738-Today’s Confirmation Hearing and California

With less than a month before election day, the controversial confirmation hearing for Amy Coney Barrett are underway. Though the first day of hearings was largely filled with senators arguing over the ethics of Trump nominating a justice this close to an election, Jack Russo explains to Joe Cucchiara why Amy Coney Barrett does not meet his personal qualifications for becoming a supreme court justice, but still manages to shine compared to many of our female senators. Other topics in discussion:

    • What is going on with California taxes?
    • Praise for Florida

RERL-1737-Silicon Valley Stress – The Reason for Some Leaving?

Business students will remember learning about creative destruction, the notion that out of every destruction something new is created. What doesn’t get talked about is how quickly that something new gets created. Whether we find a covid vaccine or not by the end of 2020, the virus has already changed Silicon Valley. Joe Cucchiara and Jack Russo discuss if the high-stress-non-stop lifestyle of Silicon Valley has officially burned itself out and sent people looking for places where life moves a little slower. Will the effects of covid end up killing more than the disease itself? More people are believing that the elements that make Silicon Valley unique can be recreated, and if it can, then that belief may become a reality sooner than we think.

    RERL-1735-California In A Crisis

    RERL-1735-California In A Crisis

California is in the middle of a crisis that is indirectly affecting everything from real estate to jobs to businesses. Of course this problem of consumers fleeing state and country in search of lower cost living is happening all across America, but as the sixth largest economy in the world, it just wouldn’t be California if we didn’t have our own, unique spin on the problem. Are things bound to change? Joe Cucchiara asks Jack Russo if California residents are overreacting and whether we can bounce back to normality next year.

RERL-1734-The Rich Are Looking To Leave California - Where Are They Going And Why?

Political unrest, increasing taxes and poor use of that money. These are just a few probable reasons why the rich are leaving California. As times get more challenging, California is quickly becoming an interesting state to watch as residents and residential income experiences a major shift. Join Joe Cucchiara and Jack Russo in this discussion on why more people are choosing to leave California and where they are going.

    • Increasing business and homeowner taxes
    • Bay Area housing market going berzerk
    • Are small things making the biggest differences?
    • Poverty, crime & medical services
    • Moving to a US territory like Puerto Rico
    • Giving up US citizenship and paying an exit tax
    • Moving to a lower tax state that is close to California

California is not the only state having these problems. Check out this NY Times article about the millionaire's tax in New Jersey.

    • Santa Clara County rampant buyers’ market
    • How today’s market measures up to our earlier covid market predictions

RERL-1731-The Future of Real Estate Investing – Part 3

“Why am I living in California if most of my investments are outside of the state?” Talking to people, there is a scary amount of people seriously considering leaving California in the near future for a multitude of reasons. With more companies issuing remote policies, the list of reasons to stay are dwindling and the motive to relocate is gaining momentum. Has Silicon Valley hit the tipping point and is now poised to become a ghost town? Today Joe Cucchiara and Jack Russo discuss the future of investing in real estate. Topics:

    • Keeping a foothold in Silicon Valley
    • What happens if California is no longer “the place to be”

RERL-1730- The Future of California Real Estate – Part 2 (Leaving For Other Countries)

Is it time for the government to force people to change the way they live? The livability of a place is directly related to whether or not they can stay. With more people opting to work from home, it is completely possible to hold a Silicon Valley job and leave the traffic and high living costs behind if you do a little planning beforehand – and many of us are. Even with all these big changes taking place, California continues to pile on more taxes and quotas we are struggling to meet. Is California unique enough to withstand a major exodus of citizens and corporations? Listen in as Joe Cucchiara and Jack Russo discuss the three options distressed Californians face:

    • Exiting the US while remaining a US citizen
    • Fully exiting and paying exit taxes
    • Leave for a US territory and not pay federal taxes for 15 years

RERL-1729-Support For Local Business During Covid-19- Alex Hult, CEO of Flights Restaurant

Covid has affected our personal and business life like nothing before. Whole worlds have been flipped upside down for just about every person across the globe including Alex Hult, a successful restauranteur who is struggling to keep his business afloat as customers and revenue dry up. Trying to get money from customers is not Alex’s only concern at the moment. While many landlords are lenient and granting breaks in rent, the landlord of his Mountain View restaurant is suing Alex for rent, back rent, late fees and attorney fees. If you agree with Joe and Alex that this landlord is taking things way too far, then join Alex in fighting this war and keep the small business community alive.

RERL-1728-Growing Your Business-What would cause California Real Estate to collapse? Part 1

Before the pandemic, people thought Silicon Valley was bulletproof. Sure, the cost of living is high, but people still wanted to come here and work for the biggest tech companies and slickest startups. Several months later, covid has allowed people to move out of state, choosing to work at home indefinitely. Consequently, corporations are now forced to rethink how they do business and even where they do their business if California doesn’t do something to keep companies in state. Today Joe Cucchiara asks Jack Russo if Silicon Valley’s economy is about to be disrupted in a way we never believed – and potentially for good.

RERL-1727-Growing Your Business - Litigation Finance - Large Growth

Go back 100 years and the law was against lawyers advertising and finding third parties to finance cases. Even contingent fees were scrutinized to dissuade lawyers from pursuing costly litigation. Though things changed in the 1980’s, lawyers still spend much of their time playing the role of peace maker as most cases cannot afford to go to litigation. Litigation finance is an explosive area right now as attorneys can spend years working on a case without receiving payment. Big law firms with an established track record can easily obtain a line of credit from the banks, but what if you are a small law firm? Venture capitalists have decentralized the way to invest into these programs by putting it on the web. Investors can choose from individual torts and loan money to law firms in return for a slice of the commission. Today Joe Cucchiara and Jack Russo discuss how the internet has opened a whole new way to finance litigation.

    RERL-1726-Lending and Real Estate Update

Interest rates are near all time lows, hovering around the mid to high 2’s depending on your loan amount, credit score, etc. While still low, many quotes you receive can be misleading, oftentimes costing you more money than you’ll save. Fortunately, the easiest way to figure out if a lender is a legitimate professional or a hack is to ask “What is the cost of that interest rate?” Today Joe provides us with another real estate and lending update to keep you safe and in the know. Also in discussion:

    • Major lenders tightening their guidelines
    • Activity now that covid restrictions are lifting

RERL-1725-Growing Your Business-Best and Worse Case Scenarios!

When it comes to reopening your business, you plan for best and worst case scenarios and usually you end up somewhere in between. More business owners are asking how they should think going forward and the answer may be as easy as SWOT. Analyzing your internal strengths and weaknesses and your external opportunities and threats are the first steps to surviving the post-sheltering period. Implementing SWOT analysis in your reopening strategy and taking a few calculated risks could give you the edge over your competitors when it comes to winning over the consumers trust and business.

    RERL-1724-Community & Reality

Whether it be race, religion, sexual orientation, or gender, we are still going through a process of unbiasing ourselves. Still in the midst of a pandemic, pent-up anger over racial discrimination and police brutality is bubbling to the surface, largely fueled by loss of jobs, income and opportunity. Officer or civilian, we are learning a painful lesson that will be passed down to our children, grandchildren and even great-grandchildren. Today Joe and Jack take a moment to self-reflect on the racial tension burning through our communities.

RERL-1722-Growing Your Business- Beyond Banks! Sources For Financing

RERL-1722-Growing Your Business- Beyond Banks! Sources For Financing

It’s strangely funny that the very same lenders that agreed to forbearances, are now coming back and saying they don’t want to finance you because of said forbearance, even though it’s been paid off. Getting loans from big banks is more about software and data than it is about banks placing a bit of trust in someone with a great idea or trying to make ends meet under extreme situations. Money is an infrastructure that, if it’s not there, will have small businesses relying on plans B, C, D & E to make things happen. The days of traditional banking are over, maybe it’s time to consider other options when you need lending.
