RERL-1759-Eviction Moratorium – Is it helping or hurting?

RERL-1759-Eviction Moratorium – Is it helping or hurting?

Right, wrong, good or bad, the eviction moratorium is under hot debate right now. After millions of Americans were spared the fear of losing their home in addition to their job when the pandemic hit, the time to unfreeze the ban on evictions and return to something resembling normal life has come – or has it? Like many things, viewpoints and needs have changed since 2020 and now is the time to reevaluate how we address these needs. So, what do we do about it? Joe Cucchiara shares the data statistics that suggest if the eviction is doing more harm than good.

RERL-1758-Market Update & Which US City Has The Highest Share Of Superrich Residents In The World?

Is the market still on fire? Are buyers still snapping up homes now that the state has opened? What do agents and lenders predict will happen 90 days from now? 2021 continues to be a wild ride for real estate that we might not be able to accurately predict. Is there anything that could bring the market to its knees?

Later on, Joe Cucchiara asks Mike D’Ambrosio take a look at where the superrich of the world really live – and the richest US city of them all is probably not what you were expecting to hear. Take a seat New York and San Francisco, you ain’t got nothing on this crazy wealthy California city.

RERL-1757- Joe from Hawaii and Jack from Florida! Now that's remote!

It doesn’t matter where we are, Real Estate Radio Live will always be around to bring you the fresh, relevant content you rely on. Need proof? Well, Joe Cucchiara is hosting from Hawaii and longtime guest Jack Russo is calling in from Florida to demonstrate today’s topic. The ability to work remotely has impacted real estate in more ways than you think. Jack points out that people are living more for a series of experiences than they are for the generational buy, hold and pass down ideology of old. The life of being a perpetual traveler is growing, but is there more to this recent surge than a knee-jerk bucket list reaction to the pandemic or will we eventually settle back into home ownership?

RERL-1756-Housing market peaks & new ways to look at second homes!

RERL-1756-Housing market peaks & new ways to look at second homes!

Has the market officially peaked? It’ll be a while until we know for sure, but Joe Cucchiara believes Silicon Valley’s insane sellers’ market has finally hit its lofty ceiling. Right or wrong, what does this information mean for you and does it change your strategy going forward? Going with the assumption that the market is indeed flattening, Joe breaks down what it means for both buyers and sellers if the market has already peaked.

Second homes have become a huge interest since the pandemic began, boasting an 80% increase in purchases. As more people head back to the office, impulse purchased properties are going to need some reconsideration. Most consumers will fall into one of three categories when it comes to deciding if you should sell or keep your second home – which group do you belong and what strategy is right for you?

RERL-1754- Mental Illness Awareness Month- Special Guest - Rachel Cucchiara

Nearly 1 in 5 adults in the US has some form of mental illness and there is still much stigma surrounding the topic, both publicly and internally. Admitting to yourself or others that you have a mental illness can be a major battle, so while it is still mental illness awareness month, Joe Cucchiara welcomes in his daughter Rachel Cucchiara to openly discuss her struggles with major depressive and anxiety disorder since she was diagnosed as a teenager. There is no one treatment that flawlessly works for everyone and the process of trial and error can be more than discouraging at times, but it should never be a reason for someone to not seek the help they need. RERL-1753-Housing Market – Major Changes On The Way!

RERL-1753-Housing Market – Major Changes On The Way!

Is the housing market ever going to stop rallying? Most likely. The market is all over the place and you could even say it’s carrying the same crazy vibe as the 2005 and 2006 markets. Homes are being fought over and prices are being run up by over 30% of the asking price. No one could possibly have seen this coming, and if they did its probably just pent-up demand from the pandemic, right? Joe Cucchiara turns back the clock and pinpoints several historical reasons why the market is practically exploding at a time when when the future is still uncertain. Other topics include:

    • Major changes to financing second homes and investment properties
    • The future of secondary home markets
    • Greedy Fannie + Freddie
    • Outstanding interest rates

RERL-1752-Why professional photography makes a difference!

We can all have a good chuckle when you meet with a professional, and you realize their publicity photo was taken years ago. Today Joe chats with Teresa (FOTOS BY T), who outside of keeping your publicity photos relevant, captures all her clients’ memorable moments while making the shoot itself fun and lighthearted. We seriously doubt anyone else been told by their photographer to “look constipated” before snapping the perfect pose. Teresa also takes your photos to the next level with edits that create unique and entertaining memories for your album or can be sent to family and friends as a personalized card during the holidays.

RER-1751-California opening, and rates are going up. What will this do for housing?

It’s been happening for a while, but you could unofficially call 2020 the year people wanted to leave California. We saw the economy have a massive run up coupled with crazy low interest rates that made it too tempting to buy no matter the cost. Joe Cucchiara and Jack Russo team up to discuss how the turbulent political environment and knee-jerk covid reactions are affecting real estate. Topics include:

    • 3 kinds of people leaving
    • FOMO
    • Rising interest rates
    • Dealing with stock market corrections
    • What is SPAC & how is it tied to the housing market?

RERL-1750-Why everyone's fleeing to Florida, and careful with a vacation home purchase!

RERL-1750-Why everyone's fleeing to Florida, and careful with a vacation home purchase!

There’s a lot going on in Florida and if you haven’t looked into it yet, we’ve got you covered. Jack Russo provides us with an insider’s look at all the ways Florida is drawing in people from more than just California – and yes, it goes well beyond affordable housing! Politics and recreation aside, it could be possible that Florida is on its way to becoming the spot to do business.

Second home purchases have shot up 80% since last year and it has everything to do with the pandemic. Working from home is the new norm for many of us and with not much else to do for fun, consumers are pulling the trigger and buying secondary homes to work from. Though it feels like covid will go on forever, we will one day go back to normal. Joe Cucchiara wonders if that vacation home will eventually become more of a burden than an escape.

RERL-1749-Boycott B of A, and don't be so quick to sell your home!

RERL-1749-Boycott B of A, and don't be so quick to sell your home!

Why boycott Bank of America? If your privacy is important to you, then you will want to strongly consider switching your account to a different bank. Bank of America has been sharing private information with government agencies about consumer spending habits in the time around the January 6th Capitol riots. Though it is easy to sell off this underreported headline as BofA being helpful to the government, Joe Cucchiara wonders if we should be more cautious of this sketchy move. You decide. Did Bank of America support justice in this move or did they betray the trust of their consumers by sharing without consent?

The mass exodus of California has been in the news for a few years now, but in 2020 we hit new numbers. As if sky-high housing prices and taxes weren’t enough of a burden, covid has sent close to half a million people fleeing to other states making it the first year more people have left the state than entered it. Unless you have alternative reasons for selling, it may be best to not follow to masses and keep your property. It’s too easy to make knee-jerk reactions during times of uncertainty, think and be sure the sale of your largest asset won’t become your largest mistake.

RERL-1748- How Does the Election Impact Real Estate Investors?

As an industry, the National Association of Realtors is a strong lobbying body in Congress, but in one week, a new administration will take office. Regardless of the NAR’s power, many things will officially begin to change starting January 20th and smart investors will start planning for new changes. Joe Cucchiara asks Jack Russo what changes he thinks will take place in residential and commercial real estate if a major liberal agenda emerges. Also in discussion:

    • Exodus of major California companies
    • What things will probably surprise us one year from now?
    • Virtual companies
    • What more does it take to get the attention of politicians?
    • Properties to avoid

RERL-1747-End of The Year Review in Real Estate & What to Expect in 2021

2020 was so crazy, it’s hard to remember anything that happened that isn’t covid related. Residential real estate remained surprisingly strong in Silicon Valley and it is arguable that residential real estate actually benefitted from the pandemic – but can the same be said for commercial real estate? Joe Cucchiara wraps up a wild year for real estate and predicts if 2021 will be as big a surprise as its predecessor.

RERL-1746-Business and Real Estate - Small actions yield big HQ implications for Uber, Wells Fargo, Chevron

Wake up California! Big companies have had it and are finally leaving for a more business friendly state. For a few years now you have heard us talk about how California residents have flocked to states where homes can be 1/10 the price for a lot more space and are a lot more attractive when Tax Day rolls around. Companies such as Oracle, Hewlett Packard and Tesla have done the math and, as much as we all love Silicon Valley, it just doesn’t make sense for these businesses to stay and continue throwing money at the state. Joe Cucchiara asks Jack Russo how the exodus looks to be changing the makeup of California while the economy seemingly keeps chugging along. Other topics include:

    • The impact on commercial and residential real estate
    • New York and Florida’s exodus
    • Are companies concerned about future covid liabilities in the workspace?
    • Apple’s autonomous cars
    • Will the vaccine change the thinking of companies?

    RERL-1741-Breast Cancer Awareness Month

    RERL-1741-Breast Cancer Awareness Month

October may be the home of post-season baseball, Halloween, mountains of candy and our favorite spooky themed treats. However, the scariest thing that happens during October has nothing to do with skeletons, zombies, cavities, or the LA Dodgers winning the World Series, October is breast cancer awareness month. Anyone who has faced any type of cancer knows how frightening a diagnosis can be. Today Joe Cucchiara welcomes breast cancer survivor, Tania Cheater, to share her story as well as spread helpful information for people currently battling breast cancer and their caregivers.

RERL-1740-Big City Rents Dropping… Are Big City Home Values Next?

From San Francisco to New York City, rents are drastically dropping across all the major US cities. For years you have heard us talking about building modular and prefabricated homes as ways to get the price per square foot down. More recently we have focused on the exodus of California and other high-income states (or the United States altogether) as home values, taxes and traffic have finally taken their tolls on fatigued residents. Joe Cucchaira and Jack Russo discuss if big city home values will soon follow and the possibly bigger concern of commercial rents.
