948: 10 Rentals in 5 Years by Buying in Overlooked Short-Term Rental Markets w/Jarrod Tucker and Yiwei Cheng
When you think about short-term rental and Airbnb markets, what comes to mind? Joshua Tree, the Smoky Mountains, maybe Destin? We all know about the famous short-term rental markets, but what about the not-so-famous ones? You know, the unsexy markets where you book an Airbnb for a conference or when you’re going to see extended family? That’s right; we’re talking about everyday American markets like Cincinnati, Ohio. But surprisingly, these markets make some of the best investments for short-term rental investors like Jarrod Tucker and Yiwei Cheng. Jarrod and Yiwei moved to Cincinnati for work shortly after catching the real estate investing bug. They knew they wanted to invest in real estate, but long-term rentals only came with measly cash flow that would never support their passive income goals. So, what’s the next best option? Short-term rentals! Unfortunately, Cincinnati isn’t known as a popular vacation getaway, but it didn’t have to be to support Jarrod and Yiwei’s cash flow dreams! Now, five years after the start of their investing journey, they have ten rentals of their own and manage a couple dozen more for other investors. The question is, how do you make money with short-term rentals in an unsexy market? Jarrod and Yiwei walk through their tips for finding the right properties, keeping occupancy rates high, buying real estate when your DTI (debt-to-income) gets maxed out, and why you MUST separate yourself from the basic short-term rentals to reach your financial goals. In This Episode We Cover The three types of short-term rental guests who consistently come to markets like Cincinnati  How to set your Airbnb apart if you’re in a saturated short-term rental market  Tips for higher occupancy and what you MUST have to get more bookings  Scaling your real estate portfolio when you have high DTI (debt-to-income) Using partnerships to buy even more properties when you’re low on cash Why you DON’T need to invest in high-priced, popular vacation destinations  And So Much More! (00:00) Intro (01:36) The Accidental Airbnb Host (08:07) Short-Term Rentals in…Cincinnati? (13:37) Are Short-Term Rentals Saturated? 794: Buying Houses with $100 Down and Creative Finance Secrets Most Don't Know

794: Buying Houses with $100 Down and Creative Finance Secrets Most Don't Know
Creative finance is a home-buying hack that most people don’t know about. If you know what it is and how to use it, you can pick up properties for only a hundred dollars, build your rental portfolio faster than ever, and reach financial freedom in mere years. And in 2023, when the housing market is still hot, and home prices have barely cooled off, creative finance could be the solution to no cash flow and overpriced deals. But before you creatively finance your next rental property, you’ll need to know which strategy to use and when to use it.  Jenn and Joe Delle Fave used creative finance to move from snowy Upstate New York to sunny Florida after escaping soul-crushing work. Jenn, a former teacher, loved her career, and the time she spent with her kids. But Joe was stuck at the car dealership, working late into the night, sacrificing family time to make more money. He knew he needed a way out but didn’t want to give up the financial security of a W2. Everything changed when he had the “light bulb” moment to try creative finance. Now, Jenn and Joe have run a full-time investing business, picking up pristine properties using strategies like seller financing, subject to, or wrap mortgages. They’ve acquired properties for very little down in some of the most competitive neighborhoods in the country, growing wealth WITH the time freedom they desired. Jenn and Joe give invaluable advice on which strategies work for which seller, the easiest way to get leads sent to you, and how you build wealth with real estate faster.  In This Episode We Cover: The EASIEST way to get dozens of off-market properties sent to you EVERY DAY The best creative financing strategies and when to use each Wrap mortgages explained and taking advantage of someone else’s low mortgage rate  Time freedom and the “golden handcuffs” that stop you from accomplishing your dreams The one thing you should ask EVERY seller before you buy a property  Investing with a spouse and the benefits of building a business together And So Much More! 790: BiggerNews: How to Find 0% Interest and Instant Cash Flow Deals in 2023
Want a zero percent interest rate and a paid-off seven-figure property? What about a quick fix and flip that’ll net you six figures in profits? Or, maybe buy an office and make nearly half a million dollars while having your own workplace? It’s 2023, and the housing market has turned most real estate investors off. Everyone thinks that deals are impossible to find, but funnily enough, we keep hearing stories about real estate investors making massive profits while residential buyers cower in fear. So, where can you find these deals? We’ve brought back Kim Meredith-Hampton and Victor Steffen from the Tampa/St. Petersburg, Florida, area and the Dallas-Fort Worth, Texas, markets, respectively. Plus, Matthew Nicklin from southern seller’s market, Atlanta, Georgia, joins us as we review real deals from all three markets to show you that no matter the housing market cycle, you can STILL make money in real estate (even in 2023!) We’ll go over six individual deals, from turnkey medium-term rentals selling at zero percent mortgage rates (with seller financing) to easy, instant cash flow deals with perfect tenants in place. But maybe you’re not a buy and hold investor. If so, a couple of flip deals are brought on to show that six-figure profit potential still exists for the right properties. And, we’ll deep dive into one of the agent’s commercial real estate deals that made nearly half a million dollars in equity alone! In This Episode We Cover: Three hot southern housing markets where you can still find real estate deals  Signs of a stable market and why you want to see faster home sales  Seller financing and how to use it to score a rock-bottom mortgage rate on your next rental  How to use private lending to make a killing without getting your hands dirty on a deal “Office hacking” and turning unused space into cash flow and HUGE equity gains  Paying off your property faster and why having little-to-no cash flow may be worth an earlier retirement  And So Much More! 720: Seeing Greene: Why Interest Rates Don’t Matter As Much as You Think

You’ve got home equity, but maybe not cash flow. If you want to realize financial freedom, you’ll need consistent, passive monthly income. But with cash flow harder to find than ever before, how can you get it when real estate prices and interest rates remain high? Should you give up on cash flow entirely and only bank on appreciation? Maybe not. Using the strategy David outlines today, you can convert your equity into cash flow, but you’ll need to follow the right steps. Welcome back to another Seeing Greene episode, where David, and some expert guests, answer your questions surrounding anything and everything related to real estate investing. 677: How to Build an Income-Replacing, All Off-Market Rental Property Portfolio w/Taylor Wing

677: How to Build an Income-Replacing, All Off-Market Rental Property Portfolio w/Taylor Wing
Financial freedom in two years? How can that be possible with high interest rates and higher home prices? If you’re looking at what’s on the MLS as the only deals around, you could be missing out on buying properties that could fast-track your journey to early retirement. Taylor Wing, unlike most investors, didn’t go the conventional route when building his rental property portfolio. But, walking the road less traveled has paid off significantly, as he has already found financial freedom in less time than it takes most investors to buy their first property! Taylor’s career trajectory was cut and dry from the start. After graduating from West Point, he entered the Army and knew exactly how rankings, raises, and benefits would work from the day he started until the day he retired. This rigidity didn’t sit well with an entrepreneurial-minded, soon-to-be investor like Taylor. After his first house hack, and a very successful BRRRR, Taylor went full-throttle on investing. Now, just two years later, he has a portfolio of over thirty rental units, a Rolodex full of private money lenders, and teams in multiple states ready to help him grow. So what sets Taylor apart from the rest? Aside from his resilience, Taylor chose to take action once he had enough information, instead of falling victim to analysis paralysis. If you follow Taylor’s advice, you too could grow a portfolio as fast as he did! In This Episode We Cover: Taking action, pushing past fear, and refusing to be stuck in analysis paralysis Direct-to-seller marketing and how to find off-market real estate deals Creative financing strategies, the subject to method, and no money down deals Defining your “buy box” and red flags when looking for a BRRRR or rental property Building your real estate team and the most important hire you can have How to create an actionable plan to reach financial freedom in only a few years  And So Much More! 674: Investor Update: The "10 Deals on $20K/Year" Investor's Explosive Growth w/Ashley Hamilton

674: Investor Update: The "10 Deals on $20K/Year" Investor's Explosive Growth w/Ashley Hamilton
Ashley Hamilton is a landlord, multi-unit investor, reverse flipper, hard money lender, and everything else in between. You may recognize her name from episode 331, appropriately titled “10 Real Estate Deals on a $20K Waitress Salary,” which became one of the most popular BiggerPockets Real Estate Podcast episodes. If you haven’t heard of Ashley, here’s a quick rundown: As a teen mom, Ashley was working hard daily to provide for her kids. With only a $20K/year salary, she began buying rental properties, often in cash, in the Detroit area. The last time we chatted, Ashley had ten units. But now, things are very different. Ashley knew that ten units and $7,000/month in cash flow was life-changing, but wanted to go even bigger. Since then, she’s rapidly expanded her rental property empire, growing her portfolio by many multiples and expanding into other businesses like consulting and hard money lending. She’s even developed her own version of the BRRRR strategy called “reverse flipping,” which makes high interest rates a non-issue when trying to refinance out of your property. She gives some killer tips on keeping tenant turnover low, why paying taxes isn’t such a bad thing, and how betting on cities like Detroit can make you much wealthier. One surprising thing about Ashley is that she built the foundation of her portfolio on cash deals while making a below-poverty salary. So if you think money is the one thing stopping you from investing, Ashley will probably change your mind! In This Episode We Cover: Buying properties in cash and why leverage isn’t always the best move to make What to do once you’ve hit financial freedom and building generational wealth  Going slow to build a property portfolio fast and “portfolio architecture” Reducing tenant turnover and how Ashley kept 80% of her tenants over ten years! The “reverse flip” strategy and why you should be on the lookout for PILFs Investing even on a low salary and where cash flow can still be found And So Much More! 554: 81 Units in 3 Years: All On-Market with NO Bank Loans w/Cody Davis
Profitable on-market properties are all around you, you just need to take the time to look. Oh, we hear what you’re saying, “all those on-market properties are bad deals!” While not all properties sitting on the MLS are home runs, today’s guest Cody Davis can confirm there are multiple cash flowing needles in the public housing market haystack. Cody and his partner have been able to grow their portfolio to eighty-one units, all through seller financing and all found on-market. These deals not only cash flow but once paid off will allow Cody to retire not only himself but his mother as well. Did we mention that he’s twenty-one years old at the time of this recording? Another under-thirty-expert to add to our list of impressive guests! While many investors give up after initial pushback over seller financing, Cody goes one step further by having the investor emotionally invest in his success. No tacky sales methods or pushy conversations—just honest work with a clear vision that a seller can relate to. Cody is top of his class in terms of managing properties, acquiring new ones, and working with sellers—a guest ANY investor can learn a lot from! In This Episode We Cover: Picking yourself up after a deal falls apart and finding another “Relationship marketing” and how it helps sellers finance your acquisitions Raising private capital and being sure your cash flow outweighs your debt Having a crystal clear vision and using it to fuel all your acquisitions Managing a property in-house vs. hiring a third-party property manager  Why cap rate may be an over-hyped, often useless metric when looking at commercial real estate Finding real estate deals on-market when there are “no deals to be found” And So Much More! Pace Morby’s name has become synonymous with seller financing, subject to deals, and flipping. Did we mention he did this entirely without bank financing? Since Pace is the go-to investor for all things creative financing, Brandon and David took advantage of his time on the show to ask him about subject to strategies, seller financing tips, and how he takes a seller from consideration to closing. • Anything you want in your life…work out how much recurring income you need to pay for it, then use capital of yours or other peoples to buy assets to create reoccurring income.

470: The 7 Tips @investorgirlbritt Used to Go from Amateur to Pro Investor
There has been a great feud between Brittany Arnason and Host of the BiggerPockets Podcast, Brandon Turner. Both of them have done lots of renovations on houses, secured millions in funding, and live right next to the beach in Maui, but only one of them has won a “quickest person to get to 200,000 followers on Instagram” battle. We’re happy to have the winner on our show as a guest today! Brittany started out her real estate journey when she was 18 years old, buying her first rental property and tackling a multitude of different DIY projects. If you haven’t heard her story, you can check it out on episode 320. Now she’s back to talk about how she moved to Maui, hired out her employees, secured funding on commercial deals, and used social media to get her deals and connections. Her biggest advice to new investors, “jump in before you’re ready”. You won't ever have all the answers, but those who get started will finish far ahead of those who always dream about being an investor. You can also help ease the stress and unforeseen speed bumps by getting in groups with other investors, following those you look up to on social media, and becoming a resource for future mentors. In This Episode We Cover: Using social media to find deals, mentors, employees, and friends Generating leads in unorthodox ways  Fighting back against imposter syndrome and seeing your strengths Getting super cheap interest rates when closing on commercial mortgages Why the bigger deals tend to be the more passive ones Why whatever you believe can end up being true And SO much more! 408: Full-Time Income on a Part-Time Schedule with Emma Powell
Ever wonder how your family would manage if you or your spouse lost your job? Emma Powell faced that reality head-on. She knew she needed "full-time income" while continuing to spend time with her family... and she knew real estate investing would be the vehicle to get her there. Today Emma shares her journey from part-time photographer to multifamily dealmaker – how she got in the game by joining a REIA and immediately loaning money to an experienced investor (we discuss the right and wrong way to do this); her #1 piece of advice when meeting with a potential mentor; and her foray into the world of lease option ("rent to own") deals. Plus – Emma shares her perspective on how to choose a niche that suits your strengths (wholesaling wasn't for her; syndication and bigger commercial deals were a better fit). This is an inspiring story of someone who experienced a financial wake-up call, and went from total rookie to syndicator in just a few years... all while homeschooling 6 kids.
