842: Why Barbara Corcoran’s Son, Tom Higgins, Went Against Her Investing Advice

842: Why Barbara Corcoran’s Son, Tom Higgins, Went Against Her Investing Advice
You’ve seen Barbara Corcoran on Shark Tank, heard of her unbelievable real estate deals that make millions of dollars, and might own a product or two that she’s invested in. She’s spent her entire career betting on New York real estate, and her risk has come with tens of millions of dollars in rewards. And while Barbara is known for her “go with your gut” type of investing, her son, Tom Higgins, went a completely different direction—and it paid off. Tom has flown under the radar for most of his real estate career, never relying on his Corcoran lineage thanks to his different last name. He worked at a real estate brokerage in college, attended real estate finance classes at night, and eventually found himself in the industry as a real estate development professional, helping develop and renovate over 2,000 multifamily rental units! Tom is a hard-numbers guy. He knows the cash-on-cash return, loan-to-value, and acquisition cost of every deal he’s done. Barbara, on the other hand, self-admittedly, can barely remember which metrics are which. Today, Barbara and Tom debate whether you should go with your head or heart when investing in real estate and why using a little bit of both could make you richer than all the other investors. In This Episode We Cover: Barbara and Tom’s sneaky way of finding up-and-coming real estate investing areas Why Barbara says to never touch a DIME of your cash flow until… How Tom made Barbara even more money by making her go against her investing nature  One super simple way to immediately find out if a contractor will be worth the money  Risky leverage and the one type of loan Tom says to STAY AWAY from Why Barbara looks for “old ladies” every time she’s in a new market  How Tom uses BiggerPockets to meet investors, contractors, and partners (and why you should too!)  And So Much More! 584: The 5 Steps That Will Bring You More Deals, Friends, and Mentors w/Jonathan Greene

584: The 5 Steps That Will Bring You More Deals, Friends, and Mentors w/Jonathan Greene
If you’re new to investing in real estate, you may not have run your first real estate analysis yet. But as soon as you start looking at properties, you’ll become a spreadsheet wizard in no time! With so many investors counting on automatic analysis from modern, hyper-specific real estate calculators, old-school investors beg the question “do these calculators really make a difference in the deal?” Today, expert investor, home flipper, wholetailer, and almost every other real estate title in the book, Jonathan Greene, joins us to talk about what new investors are missing out on. While many investors run spreadsheets and analyses before seeing a deal, Jonathan does it the other way around. Jonathan will drive to a property, walk the property, and then after taking a look at some specific parts of the property, will run a deal analysis. He walks through the system that not only makes this efficient but worthwhile. If you've been around the BiggerPockets Forums for some time, you’ve probably recognized Jonathan’s name (or face). He’s an active contributor, responding to forum posts almost every day and chatting with new investors every chance he gets. Jonathan has found deals, mentors, partners, and great friends thanks to online forums, like BiggerPockets. If you’re looking to get the most out of your virtual networking, Jonathan shares his five tips on extracting huge value from the collective minds of over two million real estate investors! In This Episode We Cover: Going beyond the spreadsheets and analyzing real estate internally (before using a calculator) How to get the “feel” of a house when investing out-of-state The crucial parts of a house Jonathan looks at during his first walkthrough The five steps to being successful in an online community (or in real life too!) Choosing your perfect out-of-state market using two simple data points Flipping poorly designed homes into massively profitable masterpieces  And So Much More! Jeremiah Lowin – Machine Learning in Investing – [Invest Like the Best, EP.105]

Jeremiah Lowin – Machine Learning in Investing – [Invest Like the Best, EP.105]
My guest this week is one of my best and oldest friends, Jeremiah Lowin. Jeremiah has had a fascinating career, starting with advanced work in statistics before moving into the risk management field in the hedge fund world. Through his career he has studied data, risk, statistics, and machine learning—the last of which is the topic of our conversation today.  He has now left the world of finance to found a company called Prefect, which is a framework for building data infrastructure. Prefect was inspired by observing frictions between data scientists and data engineers, and solves these problems with a functional API for defining and executing data workflows. These problems, while wonky, are ones I can relate to working in quantitative investing—and others that suffer from them out there will be nodding their heads. In full and fair disclosure, both me and my family are investors in Jeremiah’s business. You won’t have to worry about that potential conflict of interest in today’s conversation, though, because our focus is on the deployment of machine learning technologies in the realm of investing. What I love about talking to Jeremiah is that he is an optimist and a skeptic. He loves working with new statistical learning technologies, but often thinks they are overhyped or entirely unsuited to the tasks they are being used for. We get into some deep detail on how tests are set up, the importance of data, and how the minimization of error is a guiding light in machine learning and perhaps all of human learning, too. Let’s dive in. For more episodes go to InvestorFieldGuide.com/podcast. How A Former Wall Street Trader Cracked The World Of Betting On Baseball

How A Former Wall Street Trader Cracked The World Of Betting On Baseball

It's no secret that a lot of people in finance like to bet on things. But how many of them take the time to actually beat the house in gambling? On this week's Odd Lots, we talk to Joe Peta, a former Lehman Brothers trader, and the author of "Trading Bases," a book about betting on baseball. Peta started focusing on baseball after a freak accident (getting hit by an ambulance) gave him lots of time to think about applying his trading knowledge to baseball. Eventually he launched a $1 million baseball betting fund that returned 14 percent in a year to his investors. On this episode, Peta talks to us about why baseball is uniquely suited to data analytics, how he was able to exploit market inefficiencies, and what sports betting can teach us about market structure.

Inside the Hidden Cycles That Rule Markets and Life

History, as you may have heard, has a tendency to repeat. But does it repeat in ways that are measurable and predictable? We speak with Peter Borish, a veteran investor and trader who is currently chief strategist at the Quad Group. His experience reaches back three decades to when he worked for the legendary Paul Tudor Jones in 1985. Throughout his career, Borish has studied cycles, looking for patterns in data and human behavior, to help him anticipate turning points in markets and the economy. He talks about his approach, the use of data, how trading has changed over the course of his career -- and of course, what he thinks about the market right now.
