    If you're just starting to invest in real estate, you're probably going to start with something small, right? Unless you're Grant Cardone...

    Starting small is a great way to dip your toes into the water, before wading into the deep-end. Just like how single family homes are a great way to start investing into real estate. 

    What do you do when you're ready to make that transistion, and start getting involved in commercial multifamily real estate? What are the differences?

    Here are the three key things you need to know:

    First, banks pay more attention to the personal situation of first-time borrowers than seasoned real estate investors. This means first-time borrowers should temper their expectations for their first deal and be prepared for close scrutiny.

    Second, multifamily transactions are unlike single-family transactions. You'll be negotiating with one broker who represents both sides, leading to some awkwardness.

    Third, managing a multifamily property requires a different system than managing a single-family home. Having a system in place is crucial for success.

    So if you're looking to move into commercial real estate, keep these differences in mind and don't forget to do your research.

    Arguably one of the largest investments some people will ever make, a college education is one that has seen diminished value over the past 10+ years. On the low end (public, in-state) the total cost of attendance for a degree averages about $125k nationwide. For private universities, that number soars to $270k!

    As corporate demand for college degrees has reduced, the supply of college graduates has increased, and coupling these factors with the soaring cost of college, this investment has become an ROI-negative proposition for many. In this episode we explore why the value of college has dropped what we think should be done about it.

    The 28-year-olds are now developing properties into multi-unit housing and Airbnb properties in Detroit while doing their own general contracting and management through their company Mona Lisa Living. They've also purchased an 11-acre property near Mackinaw City with a lake which they plan to turn into an elevated camp and cabin experience. 

    "It just kind of started from that idea of really wanting a place to be able to go and rest our minds and be creative and just explore Northern Michigan," Wolf said.

    Who is the Guest?

    Flint Jamison spent 20 years in aerospace as an engineer and program manager. He is now finding a path to early retirement through commercial real estate investments.

    He started his real estate endeavor with a duplex that he rehabbed in 2018. From there he quickly pivoted to multifamily syndications, where there is greater stability and returns.

    He is an LP on 3 properties and is just finishing up a capital raise for his first deal as a GP. Flint’s portfolio is currently around 700 units.

    Fun Fact:  Flint made a deal with my wife that we had to visit all 7 continents before we had kids. - mission accomplished, now we have a 3 and 5 yr old.

    Bleibt Elmshorn eine Stadt mit Krankenhaus? Ungewiss, denn der Kreistag hat am Mittwoch entschieden,die Standorte Pinneberg und Elmshorn zusammenzulegen und hierfür ein neues Krankenhaus zu bauen. Die Frage, wo dieses gebaut wird, ist noch unklar.

    Duplex schließt für immer
    Zuletzt gab es immer wieder Gewaltdelikte im Umfeld des Duplex-Clubs an der Kurt-Wagener-Straße. Das Duplex stand nach drei Messerattacken in kurzer Zeit im Fokus der Polizei und des Ordnungsamtes. Auch der Brandschutz und die Fluchtwege waren nicht ausreichend bzw. versperrt. Im Artikel der Elmshorner Nachrichten wurde bekannt, dass der gesamte Gebäudekomplex verkauft wurde. Im Erdgeschoss wird hier ein neues Restaurant eröffnet.

    Kulturzentrum im Apollo
    Zuletzt Testzentrum, davor lange nichts bzw. ein kurzes Aufleben als Jugendzentrum. Das einstige Apollo-Kino in der Königstraße stand lange leer. Jetzt soll neues Leben eingekehren, denn Fiete Stamer möchte hier ein Kulturzentrum für Konzerte, Poetry-Slams, Cafébetrieb und mehr einrichten. Stamer war zuletzt im Hamburger Veranstaltungszentrum "Markthalle" 14 Jahre lang als Betriebsleiter beschäftigt. Jetzt macht der Elmshorner sich hier selbständig. Einiges muss noch umgebaut werden, aber er schätzt, Anfang Juni zu eröffnen.

    Mehrere Einbrüche
    Mehrere Einbrüche gab es in dieser Woche u.a. in die DRK Kita in der Turnstraße und die Waldorfschule in der Nacht zu Donnerstag (10.3.22)
    Bereits am frühen Mittwochmorgen (9.3.22) kam es zu einem Einbruch in einen Imbiss am Flamweg. Eine Anwohnerin wurde hier wach und konnte noch einen Täter die Treppe hinunter flüchten sehen.

    Katastrophenübung am Wedenkamp
    Voraussichtlich von 7 - 18 Uhr wird am kommenden Sonntag (20.3.22) der Wedenkamp höhe des Aldi-Marktes voll gesperrt. Auch Radfahrende und Fußgänger können nicht passieren. Der Grund: Eine Übung für den Katastrophenfall Hochwasser. Denn genau hier verläuft die Deichlinie in Elmshorn. Feuerwehr, THW und DRK sind im gemeinsamen Einsatz und bauen die Hochwasserschutzwand auf der Straße und vor dem Eingang zu Aldi auf. Außerdem werden Sandsäcke gefüllt und gestapelt.

    Illegale Müllentsorgung
    Zu regelrechten illegalen Müllkippen wurden in letzter Zeit immer wieder zwei Containerstandorte am Adenauerdamm undin der Fritz-Reuter-Straße. Sperrmüll und Gefahrstoffe wurden hier in einer Menge abgestellt, dass die GAB deshalb die Standorte am morgigen Montag (14.3.22) auflösen wird.
    Wichtig ist, dass Sperrmüll viermal im Jahr kostenlos von zu Hause abgeholt oder auch zum Recyclinghof in Tornesch gebracht werden kann.

    Weihnachtsbeleuchtung entschieden

Scott Zandbergen was a corporate employee before he went into the real estate investing route. Listen in and learn from Scott's journey and struggles in becoming a real estate investor and how building relationships is very crucial in moving your way up to this industry.

    In this episode, we cover:

    • Scott’s back story on how he got into real estate investing from being a full-time corporate employee for 25 years. He got obsessed with thinking about his exit plan. And when he thought he hit his cash flow goal, he got off from his job. But then, COVID hit.
    • How Scott managed to get investors without a T4 income.  Scott says that a good way to keep scaling is to opt for joint ventures. He also networked with brokers and looked at B lenders. 
    • A good choice to keep growing when you’re self-employed is to qualify under commercial where they look at the assets and the income they generate.
    • Never estimate the value of relationships. If you can build a relationship and some trust with smaller and newer banks, they can take that a long way. They can sell your story to the right people.
    • Duplexes versus Multifamily properties. Scott has perfected his strategy in acquiring duplexes that it becomes too easy and boring for him.
    • Scott’s present mindset in his real estate investing business. He is focused on growing now but at some point soon, he hopes to be in the sustained mode.
    • Scott talks about his winning strategy which is converting single-family bungalows into two units.

    Einsatz vor Duplex

    The dreaded Mrs. Connelly, played amazingly by the late Eileen Essell, makes the lives of her new landlords a living hell, slowly ruining their lives. What can Alex and Nancy do? Well, try and kill her of course! 

    Enjoy this dark, ahead-of-its-time, comedy analysis and go and watch it for yourself!
