    143. Adopting a VC Mindset: How to Achieve More by Thinking, and Communicating, Like a Venture Capitalist

In choosing who to date, what job to pursue, or how to invest our money, most people are just looking for a reason to move forward. But according to Professor Ilya Strebulaev, we should be looking for something else: a reason to bail.

"The smartest venture capitalists ask a very different question from what most of us ask," says Strebulaev. Instead of asking “‘Why should we invest?’, venture capitalists approach every new opportunity with [the] question: Why should we not proceed?” This contrarian mindset is at the heart of Strebulaev's new book The Venture Mindset, which reveals how the strategies of top VCs can help anyone make sharper decisions.

In this episode of Think Fast, Talk Smart, Strebulaev joins host Matt Abrahams to discuss how the venture mindset can help anyone — investor or not — weigh alternatives, make decisions, and move forward without looking back.

704: The Risks and Rewards of Investing in Raw Land w/Paul Hersko and Willie Goldberg

704: The Risks and Rewards of Investing in Raw Land w/Paul Hersko and Willie Goldberg
Land flipping is an unusual real estate investment. Unlike all the rest, there are no utilities, renovations, or tenants to take care of. It’s really as simple as buying a piece of land with high demand and finding a seller who either wants to build or sit on it. But can it be that easy? If land flipping is low cost, low risk, and high reward, why aren’t more investors buying raw land? What are everyday real estate investors like us missing that land flippers like Paul Hersko and Willie Goldberg understand? Paul and Willie, like many investors, didn’t start out in real estate. Willie worked in investment banking while Paul was busy running an ecommerce business. Both were feeling unfulfilled by their work and wanted to build something bigger and better on their own. After a casual skydiving session, Paul and Willie realized they'd be perfect partners together, deciding that buying, selling, and financing raw land was what interested them most. Now they’re making massive multiples on literal dirt, selling plots online to investors and retail buyers who want to own real estate without the big banks, down payments, and high interest rates. Paul and Willie have built an entire business around these types of deals, and even though land is low-cost, you'd be surprised by how much they make off of a simple land sale. This could be the best low-risk real estate investing out there!  In This Episode We Cover: The benefits of buying and selling raw land and why it’s far less stressful than regular rental property investing  Flipping land and why offering owner financing almost always gets the deal done  Building a scalable system for your real estate business and the crucial KPIs to track The risks behind buying raw land and pitfalls to look out for when getting started Why banks refuse to lend on raw land and using the lack of loans as an opportunity  The one US state that Paul and Willie refuse to buy land in  And So Much More! The Tonight Show & Electric Hot Dog: Jimmy Fallon

The Tonight Show & Electric Hot Dog: Jimmy Fallon

Jimmy Fallon may talk like a comedian, but he thinks like a restless entrepreneur. In addition to his day job as host of The Tonight Show, he runs a TV production company, writes best-selling children’s books, and creates products you never knew you needed, like all-day pajamas and “hands high” jerseys that show the name of your favorite team in the armpit. As a kid, Jimmy was obsessed with perfecting his impressions of Richard Pryor and Steve Martin, with the goal of one day starring on Saturday Night Live. After an incredibly successful 6-year run on that show, he tried to make it in film, only to eventually find his way to one of the most coveted jobs in television. Today, he’s constantly generating new ideas, whether for a new TV show, or a Christmas tchotchke called Elvis on the Shelvis.

Philip is now running for Governor with a progressive vision to move Florida forward as a leader in the 21st century economy. He wants to revitalize the economy, envisioning a Florida with better-paying jobs, more competitive public schools, and an entrepreneurial approach to protecting our environment.
