    When a non-resident, Out of State Seller sells their property, it often triggers a requirement for the closing attorney to collect and hold possible state capital gain taxes.  Understanding what the law is pertaining to withholding taxes helps show your client your level of professionalism and knowledge.  In this episode you will learn what is a non-resident seller, how much money is collected from the non-resident seller at closing, how is the amount  calculated, what are capital gains and what are the exceptions to the withholding rules.

    Don't Try to Be Perfect | Wendy Gilch, Owner of SellingLater.com

    A few years ago, Wendy Gilch and her husband were “move-up” buyers. They were selling a townhome and building a dream home for their growing family. This experience left Wendy frustrated, confused, and anxious about the entire process. Feeling rushed, they sold their townhome too fast and ended up moving twice. Although the real estate industry claimed to be looking out for consumers, Wendy felt that the whole process was built around benefiting real estate-related companies all along the value chain. If homebuyers and sellers were the lifeblood of the industry, why didn’t they have more control? This question and many others sparked an idea that ultimately became SellingLater.com

    Wendy launched SellingLater.com as a resource, marketplace, and consumer ally for people who are in the market to buy or sell their homes. She built the platform around several core principles that she felt were lacking in the market, such as independence, non-solicitation, and privacy. SellingLater.com doesn’t receive any funding from the real estate industry, and it never sells customer contact information to third parties. Anyone is able to list their home for sale up to a year in advance, and because it’s not a traditional multiple listing service, the posting doesn’t count towards “days on the market.” Perspective buyers are also free to browse the site for potential homes well in advance of their move date. Wendy also takes great pride in supporting the non-profit partners that benefit from donations made to the website.
