    As 2022 gets rolling, the Federal Housing Finance Agency has decided to increase conforming loan limits to $647,000. This means that homeowners can qualify for a home for as much as $647,000 through government organizations like Fannie Mae and Freddie Mac. We have seen home prices appreciate at an astounding rate over the last few years, and in some markets,  buyers who were looking to use these government mortgage programs have consistently been priced out of their dream of homeownership. At $548,250 in 2021, we can see the loan limit had to make a significant jump to match market appreciation, but what does the loan increase in 2022 mean for the flipper looking to put their newest project back on the market or the landlord watching his property value and equity position increase?     Greetings, and welcome back #DealHunters. We hope you all enjoyed your holiday season, and we apologize if you missed us because we missed YOU!

    Today, we're going to highlight one of our most successful and profitable flip projects of 2021. 4525 Churchill Ct. in Colorado  Springs is located in the Broadmoor district, a prestigious and well-maintained community dotted with multiple million-dollar homes. The owners were originally using it as a rental, but due to the hardships of the pandemic, they were facing foreclosure. They were forced to put the home on the market and evict their tenants, and in the tenant's anger, they vandalized the property in an attempt to get back at the owners. MOST We acquired the home for just under $600,000 in the summer, and through the last two quarters of 2021, contractor issues, and just the general surprises that come when flipping a home in that condition, we were able to turn what had been deemed a "little slice of hell" into someone's potential dream home!     Zillow Offers Is NO MORE 🤩 🥳 🤩 🥳 But What Does That Mean For Investors? (Mindset)

    Zillow Offers Is NO MORE 🤩 🥳 🤩 🥳  But What Does That Mean For Investors? (Mindset)

    Honestly, it's a great day for the #ForeclosureDealsCoachPodcast and we invite all of our #DealHunters to join in our celebration! In a shocking turn of events (😏), our #1 nemesis Zillow has decided to shut down its Zillow Offers division and exit the house-flipping market entirely 🎊 🎉🎊 🎉

    If you'll recall, two episodes ago we discussed Zillow's plans to stall their house buying activity for the remainder of 2021 in response to a cooling fourth-quarter real estate market, a lack of construction resources, and the reality that they overpaid for a majority of the homes they acquired in 2021 under the assumption that the market would continue to climb. In its essence, Zillow's strategy was sound. Our team is going through a similar pullback with our capital partners as we work to offload flips to consumers who have grown exhausted from the bidding wars of the summer while simultaneously developing higher expectations of what they're looking for in a home to match the higher home prices. But where we and other smaller investment groups started to reevaluate our buying criteria, review our market analysis concepts, and lower our expectations on what a flipped property would fetch on the market, Zillow, being the insatiable corporate amoeba it is, doubled down on their buying efforts,  trusting their Zestimate data to give them an accurate assessment of the market. A market, mind you, that they were artificially inflating by paying over market value for homes that STILL NEEDED WORK 🤦🏼‍♂️

    I could go on all day detailing the folly of Zillow's foray into the flipping game, but just know this is a win for real estate investors. Zillow's failure highlights the importance of a boots-on-the-ground understanding of a real estate market when making investments. It makes evident the fact that although big data is vital in making investment decisions, having savvy professionals who can observe trends and shifts on a micro-level is key to making informed decisions based on what the market is doing in real-time. We feel for the employees who've been laid off as a result of the end of Zillow Offers, but hopefully, they land on their feet and this creates a new round of #DealHunters starting their journey to financial freedom.     The DOJ To Continue Investigation Of NAR In Anti-Trust Suit (Mindset)

    What's up, everybody?! Today, we're taking a look at a developing story that could have ramifications on the real estate world. The U.S. Department of Justice (DOJ) has reversed course on a settlement agreement they made with the National Association of Realtors  (NAR) in the last days of the Trump administration over anti-trust claims. Commission arrangements and consumer disclosure requirements were two of the main points of contention in the suit, and as companies like Zillow introduce home buying and listing services at reduced percentages or flat rates, the real estate agent's role in the transaction starts to come into question. What future does this spell for agents, and what can investors like us expect from agents going forward? Stay tuned for more spine-tingling events as Donny gives his take on the case!

    A Descent Into The "Hell House" (Mindset)

    Delving into real estate can undoubtedly be a stressful undertaking, but every once in a while, buyers and investors come across a situation that sends a chill up their spine. Enter the "Colorado Hell House." On the surface, this property at 4525 Churchill Drive is a nice home. But with tenants who had fallen behind on their rent and the prospect of an impending foreclosure, the property had become a considerable burden for the owner. Unsurprisingly, the owner decided to sell the home, and in doing so, had the unenviable responsibility of evicting their tenants. You would think multiple months of free rent would have made the tenants a bit more understanding, but unfortunately they were not, and in their frustration, they vandalized the property on their way out. Spray painted obscenities on every blank surface, trash and rotten meat left in the basement, and feces all over the floor were just a few of the spiteful reminders of their disdain for the situation. Their hopes were that the owner wouldn't be able to sell the home as their way of getting revenge, but as the listeners of our show can attest, in most cases, the more distressed and ugly the home, the bigger the deal for savvy real estate investors like ourselves.

    Listen up as Donny breaks down the horror that is the situation at 4525 Churchill Drive and make sure you adopt the mindset of finding deals where others might not look.

    • "We've had some some crazy experiences where people have really wronged us. And we've had to, you know, get lawyers and trudge through those those sticky situations, but it's just head down, grind through it, and have faith in your in your passion in your vision that you will get through it and that it'll be better on the other side."     Home prices are at an all-time high; this isn't news at this point. Regardless of the market, people are always going to need a place to live, but as the supply dwindles, how can consumers navigate the homebuying process without overpaying? Homeownership and real estate are foundational for wealth-building in this country, and buyers should feel happy after purchasing their home. But over-leveraging yourself through bidding wars and appraisal gaps, in the beginning, could compromise your financial stability in the future if the market corrects or you're in a position where you need to sell. Regret shouldn't be something you feel when you're in the living room of your home, but if you buy an under-market deal and put a little sweat equity into it, you can ward off buyer's remorse while you watch your equity grow.
