    Last month, my family and I moved into a new home. In English, it's what we'd call a fixer upper; it's a home that needs updates, it needs renovation, it needs to be remodeled in various ways. We are in the process of fixing our house up, and today you'll hear a true story about the process. 

    In this 5-minute English episode, you'll learn how to talk about home renovations and repairs in English. This is a topic-specific lesson, so it's jam-packed with vocabulary you will need if this topic arises in conversation.

    Upgrades for Seniors Aging in Place

    As we age, our needs change, and our homes should adapt to meet those needs. For seniors, making home improvements can not only make their living space more comfortable and functional but also safer. Here are three things seniors can do to improve their homes.

    Install Grab Bars and Handrails

    Falls are a significant concern for seniors, and one of the best ways to prevent them is by installing grab bars and handrails throughout the home. Bathrooms, hallways, and staircases are key areas where these fixtures should be installed. By providing a sturdy grip, seniors can move around their homes with greater confidence and avoid slips and falls. These fixtures are easy to install and can be found in a variety of styles and finishes to match any decor.

    Upgrade Lighting

    As we age, our eyesight often deteriorates, making good lighting essential. Seniors can improve their homes by upgrading lighting fixtures to provide more brightness and illumination. Task lighting can be added to work areas such as kitchens and desks to help with reading and other tasks. Outdoors, motion-activated lighting can be installed to improve visibility and prevent accidents. Having adequate lighting throughout the home can help seniors see clearly and avoid tripping or falling.

    Improve Accessibility

    Seniors may find it challenging to navigate their homes if they have mobility issues or disabilities. Making modifications to improve accessibility can make a significant difference in seniors' daily lives. Ramps or lifts can be installed for those who use wheelchairs or have trouble with stairs. Doorways can be widened to accommodate walkers or other mobility aids. Cabinets and counters can be lowered for easier reach, and doorknobs can be replaced with lever handles that are easier to operate for those with arthritis or limited hand strength.

    In conclusion, by making these simple changes, seniors can improve their homes' safety, functionality, and comfort. Grab bars and handrails can prevent falls, adequate lighting can improve visibility, and accessibility modifications can make it easier to move around the home. Seniors deserve to live in a space that supports their needs, and these improvements can help them maintain their independence and enjoy their homes for years to come.

    How you can make your rental feel like your home with out losing your bond

    1. Touch base with your landlord and have a chat. They're usually happy to negotiate changes in the home.
    2. The kinds of things you can change are basically anything that doesn’t damage your property and it’s easily removable. Make sure that you put the property back in the same state that you found it.
    3. You can hang pictures and curtains. Just be mindful how you hang them. You can now get hanging strips from Bunnings which will hold up to 4kg which will save you putting a hole in the wall.

    Mitch and his partner were living in a rental that had a very old bathroom vanity. They replaced it and it improved the quality of their home and their experience living in it. The landlord was also very happy as it improved the value of his house.

    “ We need to look at it like we’re investing in our happiness, not in someone else’s property.”

Todd also speaks about his life as a father and homeschooling his children during the Pandemic. Todd and his adorable family have currently embarked on an exciting ride, temporarily moving to a more remote community in British Columbia's Okanagan (BC's Sunny, wine & lake country), where they're building their dream lakefront home-away-from-home, the Eh Frame.

    What is a Home Equity Line of Credit?

    What is a home equity line of credit (HELOC), and how does it work? Is a home equity line of credit the same as a home equity loan or a mortgage? How can I obtain a home equity line of credit*? And finally, what are the best ways to use a home equity line of credit? Though it all may sound confusing, a home equity line of credit is actually quite simple and it can be a powerful tool to have in your financial toolbox.

    In this episode of Financial Cents, Brent Cannon, executive vice president and director of community banking, sits down with Ana Ochoa, vice president and private banking relationship manager, to discuss HELOCs. According to Ana, “a home equity line of credit is a line of credit that you use based on the equity you have in your home, whether it’s a primary home, second home or vacation home*”. She goes on to explain that unlike a home equity loan, “you can borrow and pay it off, and still have the credit available after you pay it off.”

    This makes a home equity line of credit a great financial tool, especially since there is no origination cost, no appraisal fees and no title fees. 

    “It’s really a great source for a cash reserve based on the inexpensive nature of getting into a home equity line of credit,” Brent adds.

    For most folks, a home equity line of credit is commonly used for home improvement projects that ultimately increase the value of the home, consolidating debt or to have in case of unexpected emergencies or opportunities. According to Brent, home equity lines of credit are great for debt consolidation because the interest rates are so low.

    To conclude the discussion, Ana talks about the idea the home equity lines of credit are great to have in case of emergencies. “It's such an advantage because there are so many things that could happen, that it almost feels like the home equity line of credit could be a safety net for certain financial responsibilities that you may have,” she said.
