775: BiggerNews: Rent Unaffordability Crosses Dangerous New Threshold w/Lu Chen and Thomas LaSalvia

775: BiggerNews: Rent Unaffordability Crosses Dangerous New Threshold w/Lu Chen and Thomas LaSalvia
Rent prices have steadily risen for as long as we can remember. But, few of us would have ever expected the unimaginable rent hikes of 2020-2022. With major metros seeing double-digit year-over-year rent percentage bumps, residents were forced to throw a larger chunk of their income toward housing. Now, with higher rent prices than ever before, America has become “rent-burdened,” and a dangerous threshold has been crossed. What’s causing this rise in rents? Are investors to blame? And what’s a solution that could benefit builders, buyers, and renters? We’ve got Lu Chen and Thomas LaSalvia from Moody’s Commercial Real Estate division to give us their findings. Lu and Thomas’s team have been tracking rent prices carefully, logging which cities have seen the most significant price increases, which are becoming increasingly unaffordable, and what can be done about the problem. With a lack of housing supply and inflation eating away Americans’ income, what can everyday investors like us do? Thankfully, there is a solution to this problem that could help curb unaffordability while presenting a profit for investors. Lu and Thomas go over exactly what would have to happen to return to a normalized, affordable housing market and what’s hurting our efforts to get there. Plus, with rents becoming unaffordable for many young Americans, our Dave duo asks, “Is real estate still safe to invest in?” All that and more in this edition of BiggerNews!  In This Episode We Cover America’s “rent-burdened” status and why prices have crossed a critical threshold  Real estate markets that have seen the largest increase in rent over the past three years Luxury housing and how its development is hurting the effort to increase affordable housing  Whether or not investors are to blame for rents skyrocketing  “Inclusionary housing” and how investors can fill the affordable housing need while making a profit  Whether or not real estate is still safe if renters get priced out of the market  And So Much More! 765: Seeing Greene: Out-of-State Mistakes, “Low Risk” Real Estate, & False Cash Flow

765: Seeing Greene: Out-of-State Mistakes, “Low Risk” Real Estate, & False Cash Flow
Real estate investing was never meant to be easy, but there are a few ways you can get started without putting a ton of your money or time at risk. Most real estate investors go gung-ho from the start, buying as many cheap rental properties as possible, only later to realize their mistake. But here’s the thing; you don’t need to invest in sketchy markets or buy dirt-cheap rentals to make money, you just need a bit of creativity if you want to get ahead. On this episode of Seeing Greene, we’re taking you through a plethora of investing strategies. We talk about how to invest in real estate when at the tail end of your career, whether to convert your garage into a rental or buy an out-of-state investment, the true cost of holding onto a risky rental property, and why your “cash flow” numbers probably aren’t what they seem. And, if you’re a young investor thinking of skipping college to dive head-first into real estate, you may want to hear David’s advice before you make that move. Want to ask David a question? If so, submit your question here so David can answer it on the next episode of Seeing Greene. Hop on the BiggerPockets forums and ask other investors their take, or follow David on Instagram to see when he’s going live so you can hop on a live Q&A and get your question answered on the spot! In This Episode We Cover: House hacking in an expensive market vs. buying an out-of-state rental  Garage conversions and the surprising profits of turning storage space into a rental unit Going to college vs. becoming an agent and why you don’t have to choose between the two The low-risk way to begin real estate investing (even if you’re starting late!) How many bank accounts you REALLY need when running a rental portfolio When to give up on a risky rental property that has high expenses 1031 exchanges explained and how to dodge taxes when buying a new property And So Much More! The "Big Shift" That's Finally Causing Rents to Fall

Rent inflation went wild in 2021 and 2022, turning it into one of the most substantial drivers of overall inflation. But good news: it seems pretty clear that rents are now finally falling. Private sector measures, from companies like Apartment List and Zillow are starting to show a clear decline. So what's changed? How hard could rents drop? And could a renter in a place like New York City actually get a rent reduction? On this episode of Odd Lots, we speak with Chris Salviati, the top housing economist at Apartment List, to discuss what's changed and what 2023 has in store.

Now, it’s not a goal of buying 50+ single-family homes to reach financial freedom, it’s buying 10 or so small multifamily investments.  This simple mindset tweak can change your life and investing career forever, it certainly did for Brandon Turner, host of The BiggerPockets Real Estate Podcast and author of The Multifamily Millionaire.
