    #072: How To Make Money in Real Estate and Not Be the Closer with Dustin Kircher

    Dustin Kircher is a good friend and a business partner of mine. He’s done over five thousand real estate transactions across the USA through working with a hedge fund and with that comes a wealth of knowledge. Together, we take a look at a couple of recent real-life deals where we made some good money and got everyone paid. When there’s creative financing involved, a lot of it comes down to working with other wholesalers to get them over the line and making sure the deal is structured properly.

    A huge eye-opener for many people is that there are ways to get paid for deals that don’t necessarily seem like deals to you right now. Seller finance deals are all about innovation and although it takes a bit of creativity, you can absolutely make them work for you. It’s important to stay honest and transparent with the seller if the deal isn’t going to work for you and refer them out to the right agent. Usually, there are commissions associated with referrals out, so it winds up being a win-win for everyone involved.

    #071: Doing Lease Options in Multiple States with Robert Fendler

    The global pandemic has changed the way everything operates, including real estate. Almost overnight, the business shifted to being almost entirely virtual. I like to think that I had a head start on virtual marketing and wholesaling which helped me get to where I am today.

    My guest today, Robert Fendler, is one of my coaching students who has found a lot of success working in virtual markets. One of his strategies is to create what I like to call a win-win situation: basically, a deal where both the seller and the buyer benefit. Robert tells us all about a deal where he helped the buyers move in sooner, reduced their overall payment, and made himself $500 in extra cash flow at the same time.

    We also talk about some of the pitfalls and issues that can arise when you do deals in a state other than the one you live in. It’s extremely important to get a good contractor, one you can trust. The key to finding a good contractor when you start working in a new area is to go off referrals. I also recommend getting daily picture updates so you can make sure that they are staying on track.

    #054: The Fundamentals of Virtual Wholesaling

    Whether you’ve been investing for years, or are just dipping your toes into the real estate markets, I believe that your fundamentals have to be solid if you want to succeed and grow your business. That’s why I’m going to be sharing with you my seven key steps in virtual wholesaling.

    Step one is picking a market. There are a few things to consider when doing this, and I recommend you start with one you know: your local area. Step two, you need to find the cash buyers in that market, and then step three, run your marketing campaign.

    Step four is really when you start building relationships by talking to the sellers. Find out what it is that they want in a deal, and use that knowledge in step five, which is when you make offers.

    Then, we get to the money step: step six, follow-up. Remember, the profit is in the follow-up! And finally, in step seven, we actually close the deal.

    Once you master these steps, it’s just a matter of rinse and repeat. Talk to more people, make more offers, follow up on more leads, and close more deals.

    Doing real estate deals online is amazing. It allows me to make deals from anywhere in the US. But it can be overwhelming to try and pick a virtual market to get started in.

    Literally, everyone overthinks this. And I get it. When you look at a map of the 50 states, it’s a lot of ground to cover. Where do you even start?

    Well, the trick is to start small and grow from there. The best areas to start your marketing in are the areas you already know. That means the area you live in, where you grew up, and where you went to school. If you already know something about the neighborhoods, you’re going to be at an advantage when it comes to doing your marketing.

    And if you have friends or family in those areas, all the better. They can go look at properties for you and help with the boots-on-the-ground stuff that you may not want to pay someone for yet.

    Once you’ve gotten some success, scale up your operation into the surrounding counties. Then, you can grow on your financial gains and expand into bigger markets. Remember, the only thing that changes in a higher-priced area is the prices. Your strategies and skills stay the same.

    Ronnie Baras loves real estate, but the pandemic is affecting his regular business as a comic hypnotist, so he really, really needs to make real estate work for him. We work together to break down where he’s at right now and where he wants to go. Ronnie’s system needs some work, but it’s not until we start going over it that he can see where he’s going wrong.

    Ronnie works consistently on his real estate business, but he’s only texting 10-20 sellers a week. That pencils out to 2-3 hours a week, which leads to talking to 2-3 sellers a week. That turns into 0-1 contracts a month, which is simply not enough volume to get his numbers to where he’s going to be successful.

    Is texting better than a phone call? Well, I’m biased about this because I love everything about the phone. But there’s a reason we encourage our students to start with texting. When Ronnie gets shut down on the phone, he doesn’t know how to work around that. We talk through a couple of scenarios to help get his mind in the right place.

    Ronnie wants to go virtual and expand his market, but I’m going to recommend leaning in hard to networking. Contacting Realtors and wholesalers is going to help him nail his system down so that when it’s time to expand out to a better market, he’ll be ready.
