    #014 RSIRE Owning 3 Properties At 28 Years Old

    Michael Durham is a Durham Ontario-based landscaper, that truly enjoys his work. It brings job satisfaction, joy at helping customers enjoy THEIR properties even more, and a salary.

    While this is great, Michael always had an eye to the future, and retirement. Perhaps Michael didn’t want to depend on the Canada Pension Plan and RRSPs, so he started investing in real estate.

    For Michael, the key was multi family homes - where if you lose a tenant, the property is still making money. He also believes in refreshing properties between tenants, to make it a better place, and perhaps it might come with a small rent increase to cover the upgrades. Now he owns 3 properties at age 29.

    His goal is to have a few more properties, that will both cash flow to pay down the mortgages, AND appreciate in value over time.

Although their current income could easily support the purchase, many lenders are somewhat hesitant to give mortgages out after someone retires.

    Arsalan is a Toronto-based realtor who decided to move his parents in with he and his family in 2019. They first started investigating buying a larger home, but what he thought they required was $2.5 million and above. 

     

    To be practical, he decided to see if he could build a 550 Sqf addition onto his existing home, but there were many hurdles to jump - first of all seeing if it was possible/permissible in his area to do this.

     

    He decided to hire an architect to do the planning and then do the work. After interviewing a short list, the prices were all over the place. And with COVID happening, materials were hard to find and finding someone to actually be able to do the job was difficult.

    Denise and her husband Gabriel found their dream home, it was the 3rd house they would buy, but it checked all the boxes. Both had a long drive to the office, and could not get to their daycare in time, so looked for something closer. They looked at Markham and other areas, but decided on Brooklin, closer to Gabe’s work so that he could pick up the kids. 

     

    They decided it would be a good idea to put in a basement apartment, or accessory dwelling unit (ADU) to help with the cost of their home.
