In fact, these secrets are so rarely used that most agents don’t know how to take advantage of them until it’s too late. Today, we’ll unlock the best-kept negotiation secret in real estate investing: negotiating AFTER your offer has been accepted.  New investors and first-time homebuyers think the time to negotiate is BEFORE their offer gets accepted, but this couldn’t be further from the truth. Once an offer is accepted, buyers unknowingly gain a TON of leverage—leverage that can be used to get seller credits, a reduced purchase price, concessions, and more. They hear footsteps coming up the stairs that they can't explain. Then, a concerned neighbor calls them over and asks if they have experienced anything unusual. He informs them that the house has been vacant for 8 years and, according to Jewish folklore, places abandoned for that long are susceptible to being inhabited by Dybbuks or malevolent spirits. This is the first episode of a series about this house, the entities that inhabit it, and a series of increasingly disturbing incidents that lead to something latching onto Sarah and attempting to take control.     The Bank of England has lifted its main interest rate by a quarter of a percentage point to 4.5 per cent, the 12th consecutive rise since December 2021. But if interest rates are going up, why are some mortgage lenders putting their rates down? Presenter Claer Barrett is joined in the studio by Chris Giles, the FT’s economics editor and Andrew Montlake, chief executive of Mortgage Broker Coreco. They explain how the uncertain outlook for base rates is affecting mortgages, the pros and cons of fixed rate and variable rate mortgages and what mortgage rates are available at the moment.
