886: How to Choose a Real Estate Investing Market (Step-by-Step)

    enFebruary 05, 2024

    Podcast Summary

    • Researching Real Estate Markets for InvestmentTo make an informed real estate investment decision, research both market fundamentals and real estate-specific data. Use resources like the U.S. Census Bureau, Bureau of Labor Statistics, Federal Reserve Economic Data, Zillow, Redfin, and Realtor.com.

When it comes to choosing a real estate market for investment, it's important to first identify your priorities, whether that be appreciation or cash flow. Once you have a clear objective, you can build a short list of potential markets to research in-depth. In the research phase, focus on both market fundamentals and real estate-specific data. Market fundamentals include macroeconomic information such as population growth, median home prices, and unemployment rates. So where can you find this data? For market fundamentals, resources like the U.S. Census Bureau, Bureau of Labor Statistics, and the Federal Reserve Economic Data (FRED) can be helpful. Additionally, real estate websites like Zillow, Redfin, and Realtor.com provide valuable data on home prices, rents, and inventory levels. By combining both market fundamentals and real estate-specific data, you can make an informed decision on which market aligns best with your strategy and investment goals.

    • Accessible Real Estate Market Research with Websites and AIFree websites like FRED and Census Reporter, along with AI models, simplify real estate market research by providing easy access to government data and public sources. Use a checklist or worksheet to efficiently gather and compare data.

Conducting real estate market research has become more accessible than ever before with the help of various aggregator websites and language model AIs. The Federal Reserve Bank of Saint Louis (FRED) and Census Reporter are recommended free websites that pull together government data and public sources. These websites make it easy for anyone to find information on population growth, job growth, and other relevant metrics by simply typing in a city name. Moreover, language model AIs like Chat GPT can also help in grabbing data and making comparisons between different markets. For instance, you can ask Chat GPT for a comparison of population growth in two different cities. The harder part is knowing what numbers to get and organizing them. Therefore, having a checklist or worksheet can be helpful. Additionally, websites like bestplaces.net can also provide accurate data, but it's essential to find an interface that is easy to use and interpret. Finding the primary source of data and making your own comparisons can lead to more accurate results. In summary, with the help of various aggregator websites and language model AIs, real estate market research has become more accessible, making it easier for investors to make informed decisions.

    • Consider population and job growth for long-term real estate successUnderstanding market history, considering eminent domain risks, investing in private funds, and focusing on population and job growth are key to making smart real estate decisions.

Smart real estate decisions involve looking beyond just cash flow and property prices, and instead considering population and job growth to assess supply and demand. Our discussion highlighted the importance of understanding a market's history of exercising eminent domain, as well as the risks of hostile takeovers. For passive income without the property headaches, investing in a private real estate fund can be an option. Additionally, some lenders make the process of qualifying for a loan easier, allowing for faster portfolio growth. Ultimately, it's crucial to ask the right questions when choosing a market, focusing on population and job growth to ensure long-term success.

    • Understanding population growth and household formation in real estate marketsPopulation growth and household formation significantly impact real estate demand, influencing home prices, rent, vacancy rates, and cash flow. Strong economic growth and population influx offer the least risk but not always the best upside potential. Vacancy and inventory are crucial metrics to assess market conditions and risks.

Understanding the fundamental elements of demand, particularly population growth and household formation, is crucial for real estate investors as it influences home prices, rent, vacancy rates, and cash flow. Markets with growing populations typically have higher demand and potential for appreciation, while declining markets may offer higher cash flow. The tenant pool is also an essential factor, as it impacts the type of experience an investor will have. Markets with strong economic growth and population influx generally offer the least risk for investors, although they may not always have the best upside potential. Vacancy and inventory are important metrics to consider, as they can provide insights into market conditions and potential risks.

    • Understanding vacancy rates and price-to-rent ratiosVacancy rates impact rental income and profitability, with lower rates typically leading to higher rents and quicker turnover. Ideal rates depend on investor objectives. Price-to-rent ratios help determine if a property's price is justified based on potential rental income, with historically average being around 0.6.

Vacancy rate plays a significant role in determining rental income and the overall profitability of an investment property. A low vacancy rate typically leads to higher rents and quicker tenant turnover, while a high vacancy rate results in lower rents and longer vacancy periods. However, the ideal vacancy rate depends on an investor's objectives. Those who prioritize quick tenant placement may prefer lower vacancy rates, while others may prefer higher vacancy rates to secure lower rents. Additionally, the price-to-rent ratio is an essential metric for investors, as it helps determine whether a property's price is justified based on the potential rental income. Historically, the average rent-to-price ratio across the country is around 0.6, and markets with higher ratios offer above-average cash flow potential. Ultimately, understanding vacancy rates and price-to-rent ratios can help investors make informed decisions and maximize their returns.

    • Focus on markets with high cash flow potentialInvestors should prioritize markets with strong income streams and explore strategies to maximize rental income, such as adding ADUs or renting by the room.

Investors should focus on markets with above-average cash flow potential and look for ways to maximize income streams, such as renting by the room or adding accessory dwelling units (ADUs). It's not always about finding the cheapest market, but rather making the most of the opportunities available. For example, in more expensive markets, investors can consider converting a single-family home into a multifamily property. Additionally, assessing a market for cash flow versus appreciation requires careful consideration of both short-term and long-term goals. While cash flow is important for generating immediate income, appreciation can lead to significant returns over time. Ultimately, a successful investment strategy involves finding the right balance between these two factors.

    • Airbnb offers opportunities for financial independence and expanding real estate portfoliosAirbnb can generate extra income, cover expenses during vacations, and potentially lead to financial independence. Real estate investment funds and reliable internet can also contribute to successful real estate investing.

Airbnb can provide valuable extra income for property owners, potentially leading to financial independence and even expanding real estate portfolios. Hosting on Airbnb while working a 9 to 5 job is possible, and it can cover expenses during vacations. For those who prefer passive income, investing in real estate through funds like Pine Financial Group can be an attractive option, offering consistent returns and contributing to community revitalization. And for property owners managing multiple units, reliable high-speed internet from providers like Quantum Fiber can enhance the living experience for residents. Overall, these strategies offer different paths to successful real estate investing.

    • Personal financial goals shape real estate investing strategiesInvestors prioritize appreciation or cash flow based on retirement goals and market research. High-growth markets with strong fundamentals offer appreciation potential, while stable markets with high rents and low home prices provide cash flow.

Understanding personal financial goals is crucial when it comes to real estate investing. For those aiming for early retirement or a secondary income source, focusing on appreciation in a high-growth market might be the best approach. On the other hand, investors closer to retirement may prioritize cash flow from properties in stable markets. Market research is essential, and it should include both housing market data for cash flow and market fundamentals for appreciation. For cash flow, consider markets with higher rents and lower median home prices, while for appreciation, look for areas with strong population growth, high-paying jobs, and limited new housing construction. Ultimately, it's essential to remember that every investor's strategy is unique, and personal goals should guide investment decisions.

    • Considering cash flow and appreciation potential in real estate marketsResearch high rents, low home prices, population growth, job markets, industry trends, and community indicators for profitable real estate investments.

Successful real estate investing involves careful consideration of both cash flow and appreciation potential in a market. High rents and low home prices may indicate good cash flow opportunities, while population growth, job markets, and industry trends are important indicators of appreciation potential. Markets with restricted supply and high demand, particularly in industries like technology, finance, government, and healthcare, can lead to significant appreciation over time. However, it's crucial to conduct your own research and not simply follow the crowd. Even if a market is popular among other investors, it's essential to delve deeper into its fundamentals to ensure its long-term viability. Additionally, looking at markets with minor league baseball teams or other indicators of strong community and economic growth can provide valuable insights.

    • Understand the importance of research and legal knowledge in real estate investingResearch freely available resources, understand landlord-friendly laws, and consult real estate attorneys for insights on eviction processes and potential costs to ensure successful real estate investing.

While it can be beneficial to identify demographic trends and follow the lead of larger companies in real estate investing, it's crucial to conduct your own research to ensure success. Start by using freely available resources like worksheets and online information. Understanding landlord-friendly laws and regulations is also essential, and investors should consider consulting real estate attorneys to gain insight into the eviction process and potential costs. Ultimately, making informed decisions based on thorough research and a clear understanding of potential worst-case scenarios is key to successful real estate investing.

    • Investing in the right real estate market matters for successChoose areas where people have more to lose to minimize risks, utilize resources like forums for valuable info, focus on financial freedom, and work with an investor-friendly agent.

Choosing the right real estate market to invest in can significantly impact your ability to save for a down payment, find the right property, and build wealth. If an investor experiences financial hardships or falls victim to a scam, their credit score could be negatively impacted, making it harder to secure loans or favorable deals in the future. To mitigate this risk, consider investing in areas where people have more to lose, potentially avoiding the need for legal intervention in case of eviction. Additionally, utilizing resources such as the BiggerPockets forums can provide valuable information on this topic. Ultimately, the goal of real estate investing is financial freedom, and it's essential to remember that it's not about timing the market perfectly but rather consistently being in the market. Finding an investor-friendly agent can help navigate neighborhoods, analyze numbers, and take confident action towards achieving financial freedom. Visit biggerpockets.com/deals to find your investor-friendly agent today. Remember, all investments involve risk, so be sure to consult with qualified advisors before making any decisions.

976: How to Start Mobile Home Investing (The Right Way) for Just $15,000
Can you start investing in real estate with just $15,000? Yep, and mobile home investing is how you do it. We know what you’re thinking, “I don’t want to own trailers! I want to invest in “real” houses where the “real” money is at!” That’s what today’s guest John Fedro thought too some twenty years ago when he stumbled into mobile home investing, which, at the time, was even too embarrassing for him to share. But, over the past two decades, this at-first “embarrassing” investment has made him wealthy, and if you follow his lead, it can do the same for you. John has successfully made money with mobile homes in various ways: buying and flipping, wholesaling, renting, and seller financing, the main topic of today’s episode. He provides a masterclass on how to make money buying and selling mobile homes, where you essentially take on the role of the bank. However, it’s crucial to be cautious. Mishandling this could lead you into an ethical gray area and potentially harm your buyer. On the other hand, getting it right can create a win-win situation for both the buyer and seller while making you wealthy.  John shares his whole strategy, plus how he’s getting into deals for $15,000 and often making DOUBLE his money and $400 per month (or more) cash flow per door when he seller finances these properties. If you want a way to get into real estate investing without a ton of cash but with the potential to make a serious return on your money, this may be your winning strategy. In This Episode We Cover The three “levels” of mobile home investing and how much each costs to get into The danger of seller financing the wrong way and how it can hurt your buyer Why you MUST background check EVERYONE you seller-finance a mobile home to One thing that new mobile home investors overlook that can ruin your properties The exit strategies you must know about to avoid losing money on your next deal Whether or not we would invest in mobile homes (and our concerns with seller financing)  And So Much More! 969: Seeing Greene: I Can’t Find Tenants! Should I Sell or Lower My Rent?
Your rental properties are sitting vacant—what do you do? Do you sell or lower your rent price to spark some interest? Will reducing your rent open you up to bad tenants? We’re getting into exactly what you should do in this sticky landlording situation, and many others, in this episode of Seeing Greene. This time, we’re sharing wisdom on what to do when you can’t find tenants, how to invest with just $15,000 in 2024, which rental property mortgage to pay off first, and whether to keep or sell your newly renovated rental. As usual, your real estate investing experts, David Greene and Rob Abasolo, are on the show to help answer any investing question you can think of. Our first video submission comes from a new investor who is completing his first BRRRR (buy, rehab, rent, refinance, repeat). With only $15,000 in the bank and a desire to build a real estate portfolio, what’s the BEST way to use such a small amount of cash? Next, a landlord with multiple rentals wants to know which mortgage to pay down first: her primary residence or her other rentals. An out-of-state investor with a vacant property struggles to find a tenant even after lowering his rent price. A medium-term rental owner with a burnt property asks whether to sell or re-rent the property after his insurance-paid renovations are completed. Want to ask David and Rob a question? If so, submit your question here so they can answer it on the next episode of Seeing Greene, or hop on the BiggerPockets forums and ask other investors their take!
