    KEY TAKEAWAYS

    • If you are a tenant with damp issues, log everything, take photos, note who and when you reported it to.
    • When Awaab Ishak’s family rang the council and told them they had mould in 3 rooms, the person on the phone failed to recognise the magnitude of the issue. They did not notice that the property only had 4 rooms, which meant the mould problem was severe.
    • There is a danger that the new standards are too tight, which could result in the housing ombudsman becoming overwhelmed. Sam shares some examples of this.
    • If private homeowners produce a lot of moisture, neighbouring social housing tenants could be impacted by damp and moisture issues.
    • The Colemanator App helps to diagnose the source of mould and condensation issues.
    • Data loggers are an effective way to track how much moisture is being produced in a property.

    BEST MOMENTS

“Those who carry out the inspections need specialist training.”

“We can't completely dismiss the fact that excessive moisture production in a home is going to cause issues.”

“Now, they've got to provide adequate ventilation, adequate insulation. You can no longer blame the tenant.”

Sam covers ventilation and how to spot the various kinds of mould, mildew, rot, and insect infestation.

Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com

    KEY TAKEAWAYS

    • Subfloor ventilation is the process of allowing air to circulate under your property if you've got a timber floor.
    • It prevents moisture build-up that can lead to mould, mildew, rot, insect infestations, and structural damage.
    • A mushroomy smell, damaged wood, sponginess, and red dust are a sign the subfloor ventilation is not right.
    • Some places are built over streams.
    • Install continuously running fans in your kitchen and bathroom as a minimum.
    • Insect infestations can lead to collapse, so never ignore the signs.
    • Longhorn beetles are a growing issue in the UK, in particular in the south.

    BEST MOMENTS

“There are several solutions for subfloor ventilation depending on the specific needs of your property.”

“There's passive vents and powered vents”

“Have a professional assess any signs of fungal decay or wood boring insects in subfloors,”

“Look after your subfloors and they will look after you.”

Massive Shake Up at The PCA - What is Going on?!

In today’s episode of The Damp Show, Sam shares what is happening with the Property Care Association (PCA)´s search for a new leader. The appointment will have a big impact on how effectively standards within the preservation industry are maintained and improved. It is an important decision that will eventually affect how easy it is for people to hire a properly qualified damp and preservation specialist.

Sam provides an interesting insight into the process that is being used and the dynamics that are at play. Including some of the internal politics.

    KEY TAKEAWAYS

    • The PCA is a not-for-profit trade association that promotes high standards and professionalism.
    • There are currently five candidates including the current leader´s second-in-command.
    • The preservation sector is complex and changing fast, so if someone from outside the industry is appointed the learning curve will be steep.

    BEST MOMENTS

“The PCA is the first and foremost organization when it comes to the preservation industry.”

“When we've had members apply to be on the board, they have to put their case.”

“It´s a big upheaval for the PCA.”

RIPPING OFF Pensioners - Companies Cold Calling & Offering Free Property Health Checks

RIPPING OFF Pensioners - Companies Cold Calling & Offering Free Property Health Checks

In today’s episode of The Damp Show (rant), Sam talks about some of the latest cold caller swindles. In particular, one that targets pensioners, telling them that they need to have their damp course replaced. Usually, they offer a free health check on their property, then tell them something needs doing that doesn´t.

He explains why you can´t trust certain online tradesperson checking or recommendation sites or cold callers. Sam also tells you how to get in touch with him if you think someone is trying to rip you off, he will look at the report and give you his opinion.

    KEY TAKEAWAYS

    • UK properties built after 1919 almost certainly have a damp course, so you would rarely need to have a full one installed.

    • Even if the damp course is slate, it will not fail all the way around the property.

    • The best way not to get scammed is to pay for a survey by a qualified properly registered firm.

    • Cold calling is illegal, so they are up to no good.

    • Usually, once looked at by an expert rising damp turns out to be a bridging issue

    BEST MOMENTS

“Not all damp is rising. Misdiagnosis is rife.”

“We follow the British Standards that have been wrought from all these top universities.”

“If anyone comes cold calling to your property tell them to f**k o**”

Rise in Complaints To The Ombudsman Over Damp

Rise in Complaints To The Ombudsman Over Damp

In today’s episode of The Damp Show, Damp Sam looks at why so many more people in the UK are reporting damp issues to the housing ombudsman. Complaints have risen by 77%.

Damp Sam looks at the reply the ombudsman made regarding this, in February. Digging into what the response means for councils, landlords, surveyors, those responsible for property maintenance, and residents. Including, what the 10 key tests the ombudsman is recommending are and how they are likely to be implemented.

    KEY TAKEAWAYS

    • The death of two-year-old Awaab Ishak as the result of mould exposure has alerted everyone to just how dangerous damp in the home is. People are also heating their homes less and spending more time there, which generates more trapped moisture and damp issues.

    • Last year, there were 3,530 complaints. So far, this year, there has already been 3,969 enquiries and complaints.
      .
    • Landlords and damp professionals need to use plain language when communicating with residents. They need to know what properties are built of, and how their tenants are using their homes. If there are a lot of people spending all day at home, more ventilation may be needed.

    • Landlords and other organisations need to improve their record-keeping. Currently, the data is usually interrogated by the name of the tenant, instead of using the address, which would reveal those properties that have long-term issues that need addressing.

    • Educating and empowering those who already inspect and maintain homes about damp e.g. sending them on a PCA course, will ensure that they work in a damp-friendly way. It will also create a bigger workforce that understands and can solve existing damp issues.

    BEST MOMENTS

“We (the housing ombudsman) have identified 10 key tests for governing bodies to evaluate.”

“They have a right to live in a damp-free property.”

The Difference Between Independent & Contractor Company PCA Member Surveyors

The Difference Between Independent & Contractor Company PCA Member Surveyors

In today’s episode of The Damp Show, Sam talks about the difference between the two types of PCA members, independent and contractor surveyors. He explains, in detail, what they are and goes over the pros and cons of using each of type of PCA qualified damp surveyor. Listening to this podcast will enable you to decide whether you should be hiring a contractor or an independent PCA qualified and recognised surveyor.

    KEY TAKEAWAYS

    • There are two kinds of PCA surveyors, independent and contractor. Both complete the same initial training and exams.

    • Independent PCA surveyors are required to take part in ongoing CPD (Continual Personal Development). Contractors are not required to do this, although many, Sam included, do choose to undergo ongoing training.

    • Contractor surveyors will provide customers with a drawing/plan that enables them to immediately understand what parts of the property will be impacted by the work? Independents tend to only provide a text summary, which is difficult for property owners and sometimes those that will have to do the work to understand.

    • If a surveyor´s damp meter goes off during an inspection, most lenders require you to hire a competent surveyor to identify the problem and how to solve it. That means hiring someone with verifiable qualifications, like the ones PCA surveyors have.

    • Because every job is different, it is not possible to provide a standardized per-meter cost for each damp solution. Yet many independents still quote this way. In the podcast, Sam explains why this approach is rarely accurate.

    • Most independents have never physically fixed the various damp issues they are inspecting. This leaves a gap in their knowledge when it comes to working out the price of the work.

    • Some companies highlight preventative work in red, which makes it look like it must be done. Be aware of this when looking at the report, and make sure you make a fully informed decision about whether to have it done or not.

    BEST MOMENTS

“If you’re an independent it (Continual Personal Development training) is a must. If you’re a contractor, it´s voluntary”

“I just think it´s wrong that they're taking money off of people and not giving them a full, valid report.”

“This is the conflict within the PCA.”

    Rising Damp Explained

    Rising Damp Explained

In today’s episode of The Damp Show, discover how rising damp occurs and how to prevent it. Learn Damp Sam’s preferred methods for tackling rising damp and why certain methods may not work, despite what the experts say.

    KEY TAKEAWAYS

    • Rising damp occurs when moisture from the ground travels up through the walls by capillary action. This means that groundwater is effectively sucked up through tiny tubes in the bricks, like a series of straws. This water contains salts that also travel up through the wall.

    • To prevent rising damp, modern homes are built with a DPC compared to penetrating damp or dampness caused by excess condensation, rising damp is relatively rare. In older buildings over 100 years, it is often caused by a faulty or missing DPC
      .
    • Dampness in walls originates from a variety of different sources. It is therefore important to find out exactly where the dampness comes from to save time and money on the wrong treatment.

    • Lime plaster damp proofing may well be less prone to damage from salts and damp, but it is unlikely to cure the problem and could become damp and stained and affected by salts.

    BEST MOMENTS

“My favourite is the express damp proofing system”

“Express damp proofing is the cheapest and quickest system to solving rising damp.”

“Too many people think that lime plasters are the answer, if there’s no DPC there will be a damp issue.

Dehumidifiers, Dry Clothes, Mould & Adequate Ventilation, Whats the Best?

Damp Sam explains the best ways to tackle dampness during the winter months. Tune in to discover the top-rated dehumidifiers on the market, how much they cost and the impact they will have on your home. Sam also discusses the option of installing adequate ventilation in your property instead of opting for a dehumidifier.

Get Your FREE E-Book PLUS More Great Content, Courses and Advice @ www.dampsam.com

    KEY TAKEAWAYS

    • Dehumidifiers draw posture from the air and collect it in a reservoir that must be emptied manually or automatically. Dehumidifiers use refrigeration to cool down the air and combine it with a fan to force the air through an evaporator where moisture is removed and expelled via a condenser.
    • The average cost to run a dehumidifier in a UK home during winter (2021) is around £60 per month.
    • A dehumidifier can cause unprocessed air to be cold and uncomfortable during the winter months whereas, with adequate fan ventilation, you will not feel a difference in the temperature of the air.

    BEST MOMENTS

“Big Dehumidifiers have condenser pipes but smaller ones will have a tray that needs manual emptying.”

“If the blades of a fan get dirty the performance will be affected.”

“Adequate ventilation installed in a property can be expensive, which is why many homeowners are turning to dehumidifiers.”

The Housing Ombudsmans Report, Homes Fit For Human Habitation

The Housing Ombudsmans Report, Homes Fit For Human Habitation

This week's episode of The Damp Show discusses the Housing Ombudsman's report on damp and mould, released a year before the sad news of the little boy's death due to mould-related issues. The report highlights the problems in social housing, and private housing and the process for dealing with them.

    KEY TAKEAWAYS

The Housing Ombudsman considers damp and mould complaints from several areas.

    1. A person who has a lease, tenancy, licence to occupy, service agreement or another arrangement to occupy premises owned or managed by a landlord.
    2.  An ex-occupier if they had a legal relationship with the member at the time that the matter complained of arose.
    3. A representative or person who has the authority to make a complaint on behalf of any of the people listed above.

    • Qualified professionals such as PCAs, registered damp surveyors, and technicians are needed to inspect a property and determine what needs to be done to bring it up to standard. This could include addressing black mould on the ceiling and walls in the bathroom and kitchen, damp patches on the chimney breast and walls, and a leaking roof.

    • To keep the property dry, it is important to ensure the kitchen and bathroom have the proper ventilation and insulation.

    BEST MOMENTS

“Different types of damp require different treatments, so a specialist must be consulted.”

“The first step to solving damp issues is to identify the source of the problem, be it penetrating or rising damp. A specialist damp surveyor can help with this.”

PU Foam Insulations - Are They Any Good?

PU Foam Insulations - Are They Any Good?

Change is coming to sprayed foam insulation. Join Damp Sam as he comments on a recent Property Care Association article commenting on the growing number of issues sprayed foam has caused lenders and property owners and how it can cause damp, water vapor and condensation issues.

    KEY TAKEAWAYS

    • Sprayed foam on impervious roofing materials can cause damp and condensation issues if not installed correctly.
    • Issues with sprayed foam has caused lenders to turn away from what are considered, high risk properties. In turn, this has caused a growing number of property owners a growing amount of stress, anxiety and money.
    • Unfortunately there doesn’t seem to be a reliable way of telling the difference between 'bad installations using sprayed foam and the good ones.
    • The PU foam working group, chaired by the PCA and RPSA have agreed on two actions to address sprayed foam issues. 1. Develop a protocol for surveyors (PCA members) that will assist in the assessment and risk rating of roofs where PU foam has been applied. 2. Encourage stakeholders in the PU industry to agree and adopt a cross-sector code of best practice.

    BEST MOMENTS

“Spraying foam on the backside of impervious roofing materials without thinking about damp, water vapour and condensation is a problem.”

“However, not all PU foam jobs will cause problems and many will deliver on the promises made by the installer.”

Can House Plants Stop Mould Issues?

Can House Plants Stop Mould Issues?

In this episode, Damp Sam discusses Millie Bull’s Express article discussing how simple house plants can stop mould issues, reduce humidity and remove air-borne moulds. Listen in to discover which plants can help with your damp issues and how they can act as a green alternative to tackling mould.

    KEY TAKEAWAYS

    • Indoor plants can improve air quality in homes by absorbing toxins and releasing clean air. express.co.uk suggested investing in Peace lilies, English ivy, Snake plant, Orchids and Spider plants.
    • Peace Lilies thrive in high humidity and love shade so a small bathroom with little sunlight is the perfect spot for them. The Peace Lily removes airborne toxins and absorbs moisture through its leaves.
    • English Ivy can be found in most gardens in the UK, this climbing plant removes air-borne moulds and formaldehyde which can be found in indoor environments.
    • Snake plants help remove mould from the air making them perfect for a damp room. They are adaptable and won’t die if you miss a few waters.
    • Orchids can help reduce humidity in rooms as they get three nutrients from the air around them.

    BEST MOMENTS

“I’m not sure if a fungicidal wash from wicks for £12 is cheaper than purchasing plants and may produce the same results.”

“If plants are watered correctly they could help remove air-borne moulds.”

“Over a longer period, plants may help reduce mould in your property.”

“I cactus might be better for a bathroom?”

How to Spot Signs Of Damp At Home

How to Spot Signs Of Damp At Home

Do you know how to spot the early signs of dampness in your home? Join Damp Sam as he explains in detail how to identify damp and what are the most common causes. Damp Sam breaks down a recent article from Confused.com on how to see damp and how to overcome it.

    KEY TAKEAWAYS

    • Dry rot loves dark, humid and dry places such as the timber in your property. Dry rot can make your home feel cold and cause health problems.
    • What is damp? - Damp is the existence of condensation or other moisture on the structure of a property. The build-up of moisture can lead to a host of problems, and if you don’t deal with it the result can be damage to the building’s infrastructure. A destructive survey can help to identify where damp resides.
    • Rising damp is where moisture rises up from the ground through walls in a capillary action. Newer houses should have a damp-proof course to guard against dampness, but they can be compromised over time. Installing a retrofit damp-proof course is easiest when drilling and injecting the mortar course which stops water from rising up from the ground.
    • To spot early signs of damp, check for areas of damp in a house, and carefully examine walls, floors and ceilings for any tell-tale signs. Feel for wet patches and peek under the flooring that appears to be lifting.

    BEST MOMENTS

“Damp can be a horrible problem to live with. In addition to making your home feel cold and uncomfortable, it can wreck your decor, damage your furniture and exacerbate health problems. In particular dry rot”

“Majority of properties now have a damp course so rising damp is often the most common form of issue.”

“There’s a lot of people that do not know how moisture affects walls in different ways.”
