757: $0 Down Deals, 3% Interest Rates, and Insane Property Purchases w/Pace Morby
When you think of creative finance, you think of Pace Morby. He didn’t invent creative finance, seller financing, or subject to investing. Instead, he perfected it, buying deals often with zero dollars down, low (or no) interest, and with terms any investor would dream of. But maybe you don’t know what creative finance is. Maybe the terms “seller financing” or “subject to” have never been mentioned to you before. As Pace describes in this episode, this industry-wide ignorance of creative finance is by design and keeps you from building wealth. To Pace, creative finance is the ultimate key to building a big rental property portfolio. But most sellers, buyers, and real estate agents don’t know about it. Describe creative finance to a regular realtor, and you’ll get laughed out of the listing. But, bring it up to a buyer, and suddenly everything changes. Don’t believe us? Pace brings up numerous examples in today’s show of how he was able to get real estate deals done that agents and realtors alike thought impossible. In this episode, you’ll get a complete intro to creative finance. Pace runs through the definitions, how each strategy works, why NOBODY talks about creative financing, and how YOU can start investing today (yes, TODAY!) with zero dollars out of your pocket and even with limited experience. Ready to start your rental portfolio? Tune in and get your copy of Pace’s new book, Wealth without Cash, today!  In This Episode We Cover: How Pace Morby buys multifamily real estate for NO MONEY out of pocket  Pace’s new BiggerPockets book that’ll help you get your first creative finance deal done  Seller financing explained and using it when a seller won’t budge on purchase price  The “subject to” strategy and how to lock in a rock-bottom mortgage rate even in 2023 Underwriting a real estate deal and seller lies that can often trick an inexperienced buyer Tax benefits of creative financing and how it makes a win-win for you and a buyer  The risks of subject to and seller financing and how to EASILY avoid them  And So Much More! 741: Seeing Greene: The Cash Flow "Golden Age” Could Be OVER

741: Seeing Greene: The Cash Flow "Golden Age” Could Be OVER
The golden age of cash flow real estate investing could be over as we know it. For the past decade and a half, landlords got used to buying standard homes that made a killing in cash flow. Combine that with exponentially appreciating home prices, and anyone who purchased a property in the past ten years looks like an investing oracle. But now, the tide is starting to turn, and rookie real estate investors are struggling to find any house in almost any market that can cash flow. So what happened, and why has the nation’s cash-flowing real estate suddenly disappeared?  Welcome back to another Seeing Greene, where your “don’t just go for cash flow” host, David Greene, is back to drop some real estate knowledge for ANY level of investor. In this episode, we get into why it’s so challenging to find real estate deals that cash flow in 2023, when to invest in an appreciation vs. cash flow market, and whether or not to sell a property that isn’t profitable. Then, we switch gears and touch on how to vet a private lender you met online and whether or not an out-of-state rental rehab project is too risky for a brand-new real estate investor.  Want to ask David a question? If so, submit your question here so David can answer it on the next episode of Seeing Greene. Hop on the BiggerPockets forums and ask other investors their take, or follow David on Instagram to see when he’s going live so you can hop on a live Q&A and get your question answered on the spot! In This Episode We Cover: The “Golden Age” of cash flow and why it might finally be over in 2023 How to pivot when you can’t find a “deal” in today’s housing market Cash flow vs. appreciation markets and which makes for a better long-term bet What to do when your rental property isn’t profitable and how to know it’s worth selling Vetting private money lenders and why you should NEVER send money to one Out-of-state renovations and rehabs and why rookie real estate investors should stay clear of them Delayed gratification and why it’s the true path to building wealth  And So Much More! 530: Finding the “Hidden Gold” Most Investors Miss Both On & Off-Market

530: Finding the “Hidden Gold” Most Investors Miss Both On & Off-Market
Having limited lung capacity while playing college basketball seems almost impossible. But, like almost everything else in Nolan Gottlieb’s life, he pushed through it to accomplish his dreams. Hard work and determination are what allowed Nolan to step onto that basketball court, even with a severe physical disadvantage. The same determination is exactly what allowed him to close on nineteen units in just ten months of investing. Nolan didn’t know anything about real estate; he couldn’t even describe what a mortgage was if you asked. But, as he ventured off the basketball court and became a real estate agent, he knew that agent commissions wouldn’t protect him and his family if he got sick again. He needed long-lasting wealth, passive income, and an ability to scale his success. He started out partnering with a friend on a BRRRR. It went so well, he decided to tackle an off-market deal. Nolan was able to close not only on one off-market deal, but on a fourteen-unit apartment building as well, thanks to his six steps to find “buried gold” in his market. In This Episode We Cover: How to accomplish your goals, even if you start at a severe disadvantage Why passive income sources far outweigh one-time profits The six steps to finding profitable, undervalued off-market properties  Taking down a fourteen unit apartment building as a rookie What appraisers look for when going through your property Discovering your “why” behind investing in real estate And So Much More!
