    The early days of the company go back to Madrona Venture Labs when Shauna, who was a Partner, couldn't find a daycare or preschool nearby with an opening, so she decided to solve her own problem

    Today we hear the second round of our Combat Story with Dan Pronk, a former Australian SAS officer and medical doctor who completed four tours to Afghanistan.

    In round one we covered Dan’s first calling as a triathlete until he found himself in medical school, and, eventually, SAS selection. We covered some of his initial deployments.

    In round two we move into the more difficult deployments Dan faced when things started getting darker, as they so often do.

    We also discuss Dan’s newly released book - Resilience Shield - which takes SAS resilience lessons and applies them to everyday life to thrive, much as Dan has.

    Dan went on to found a multi-million dollar company - TACMED - and has written two other books: Arterial Tourniquets and Average 70kg D**khead.

    Today we complete the second segment of our Combat Story with Chris VanSant, a retired Army infantryman, Ranger, Green Beret, and Operator in 1st Special Forces Operational Detachment - Delta (1st SFOD-D).

    We left our first interview with Chris at the height of his career: in the Unit, combat rotations, and close friends. We pick up in round two where things start to get more difficult and the optempo, intensity, and constant fighting begin to take a toll.

    Chris describes how he overcame some very dark days that many can relate to and found new opportunities he never would have imagined.
    He’s gone on to become the Chief Operating Officer of TYR Tactical and is a board member for Tom and Jenn Satterly’s All Secure Foundation, both of which continue to protect those in need.

    I hope you enjoy this deep dive into combat and recovery from a very humble Tier 1 operator as much as I did.

    We all want to feel like we belong. It's no wonder that growing up harassed by skinheads in an otherwise predominately Latino community, Darren Thompson felt he didn’t belong. It didn't matter that he was book smart, his neighborhood community didn't embrace him. So he made his way to Los Angeles as often as possible. He embraced street life and street racing. It took hard knocks and a felony conviction to get him back in touch with what his parents had tried to instill in him.

    Darren currently works as a Waste Water Operator. This job allows him the finances to own his home and the time to take his grandchildren to the park most evenings after work.

    Today we hear the combat story of Bob Keller, a retired Special Missions Unit (Delta Force) operator who spent his entire military career in the Special Operations community. Bob began his career as a U.S. Army Ranger and Special Forces Green Beret before transitioning to the Unit.
    Bob spent several years as a professional golfer before finding his calling as a soldier.

    As an operator, he was in more than 400 engagements and 1,000 missions in Iraq, Afghanistan, and other undisclosed locations.
    After retiring, Bob founded Gamut Resolutions, a tactical and practical shooting program that uses the Ready-Up training methodology to help students survive any situation. He also oversees a charity that provides elite shooting courses to police, for free.

He also shares why he chose to shoot WIND (his first feature as a DP), even though he tended to have bad seasickness!     Combat Story (Ep 19): John Stryker Meyer | SOG Operator & Team Leader | Green Beret | Author

    John "Tilt" Stryker Meyer was a pioneer in the special operations community who served two tours as a MACV-SOG operator (what many might call the original Tier 1 unit) and team leader in Vietnam. John led small covert Spike Teams “across the fence” on clandestine operations into Laos and Cambodia in what many now refer to as the secret war in the Vietnam conflict.


    John shares what it was like joining this covert world, signing a 20 year secrecy agreement, and how the aircraft that brought him to his first FOB then loaded a small special ops team that was never heard from again.
    It was an ominous start, to say the least. In one unbelievable battle, John describes the enemy stacking dead bodies in an effort to get an elevated firing position on John’s team. In another, the enemy uses a tactic where they get so close to the U.S. positions that aircrews won’t be able to drop napalm rounds.

    John has three books that chronicle both his stories and those of his fellow SOG operators (listed below) and he’s been featured in various interviews, including several with Jocko Willink, and is currently building his own podcast with Jocko to tell the stories of other members of the SOG community (can't wait!). John and Jocko are also collaborating on a video game based on SOG missions.

    It’s amazing John lived through the experiences he shares with us and he’s a living testament to the courage so many showed in Vietnam.

    Tonight's episode is from a retired soldier,  1sg David Jeffers, Dave and I served together for 2 years back in the mid 1980’s when we were young and for lack of a better term full of a lot of bull.   In those two years we hung out a lot together and enjoyed life, dave learned he had a passion for teaching and he was an excellent teacher and he still is today, while I enjoyed teaching I could not wait to get back into an operational unit. Which for me there was only one unit I wanted to be in and that was the 82nd Airborne Division 

    You will hear about 5 stores from David as a 1SG he talked about smoking his soldiers, so along the way I had him give his definition of smoking.  Then I asked Dave when he had been smoked because in the Army it is a right of passage. Dave gives a couple examples and one of them includes me and the other one includes one with his platoon SGT and It was the funniest story I have heard since i started recording this podcast.  You find that story at starting around 55 minutes and 22 seconds, I call it David getting smoked by me and SFC Thomas Mosley. SGT Mosley went on to become a warrant officer and he was an excellent leader. He passed away back in 2016 which I provided the link to in his obituary in the show notes.

    Getting Landlords To Say Yes

    One of the unique things that you need to understand is that people do things for their reasons, not theirs, and their reasons make sense to them. Be careful about assuming that the way you think is the way that everyone thinks. When it comes to talking to landlords as a short term rental operator and getting them to say yes, there is a proven process that you can use to start the conversation and close the deal.

     

    • Why do you think that landlords want? 

     

    If you’re the one offering a solution to a problem, you’re in business. That means you need to understand the pain of the problem in order to make a sale/present yourself as the solution to the problem. If you’re not getting the answers from the people you’re talking to, it’s not the business model that’s broken, you’re probably just approaching the situation incorrectly.

    Many of us put off our pain until the last possible moment, landlords have pain too, you just have to understand what that pain is. When someone is in pain, they don’t care about a person’s pedigree as long as they believe they can solve their problem. When it comes to talking to landlords, their biggest problem is vacancy and as long as you can speak competently by understanding that the landlord conversation becomes much easier.

    The conversation is only difficult because you don’t yet have a thorough understanding of their problems yet. As you continue to have a better handle on the problem, you will run into another set of challenges. Namely, getting the person to admit that they have a problem.

    The average short term rental guest stays at a venue for 5.6 days. That means that roughly five times a month, the unit has to be cleaned from top to bottom, which is an interesting point you can bring up in conversation with a landlord. How often does that happen with a traditional long term rental situation? The answer is almost never.

    Another benefit to the landlord is a general decrease in wear and tear on the unit. Guests typically spend their time somewhere other than the unit itself, especially compared to long term tenants. Your relationship with a landlord is a symbiotic relationship where you are both helping each other.

     

    • What do you think the landlord gains by working with you as a short term rental operator?

     

    The benefits of a consistently occupied unit not only leads to more reliable payments for the landlord, the building is valued based on its net operating income and if they can show that vacancy is going to be consistent, it can add up very fast for the landlord. 

    The landlord also gets the advantage of decreased leasing fees and management fees. Working with you as a short term rental operator can save them thousands of dollars in leasing fees and every day the unit is vacant they are losing money, which is a problem you can solve directly.

    As a short term rental operator, the landlord can be confident that their property will be sufficiently covered by the right insurance, which is not something they can always rely on with traditional tenants. Short term rentals also get to take advantage of all the technology available that most landlords have no idea how to make use of, including increased security and fire protection. We can protect their property better than they or their tenant can.

    Professional operators can’t be taken advantage of in the way that the scare stories on the news are saying they can.

     

    • How To Start A Conversation With Any Landlord

     

    Here’s the perfect script for starting the conversation with any landlord. 

    “Hi, my name is (your first name). My company and I are looking to lease a number of properties in the area. Are you the right person to talk to about that?”

    You want to plan the seed that when it comes to sign the lease, it’s going to be with a corporation and with someone who can potentially solve their vacancy problem. 

    On the phone, there is no other goal than to get an appointment to see the property and that’s it. Once you’re on site avoid saying have an AirBnB business because that’s not factually accurate and the name has already been poisoned by news outlets all over the country.

    Once you’re on the property, when someone asks you “is this AirBnB?”, you respond with how you acquire customers. When someone asks you “what does your company do?”, you respond with who you serve. Ultimately, the conversation should move towards getting around the landlord’s existing prejudices around short term rentals.

    One principle to keep in mind when answering their questions is asymmetrical sharing, when you share your information with them they will feel obligated to answer your questions as well. Answering their questions is your opportunity to demonstrate your competency and ability to solve the landlord’s problem.

    Another thing to keep in mind is that when you are touring the property, you should be spending that time in qualifying the property.

     

    • Does it matter how you dress when it comes to the appointment with the landlord?

     

    How you dress does not matter, what matters is how confident you are when you show up. Whatever attire you have to wear to achieve that will work.

     

    • How do you navigate newly established business credit that does not reflect a rental history? What if the landlord does not want the entity to guarantee the lease?

     

    The highest level of success will come from working with owner controlled buildings, business credit will not likely come into play unless you’re dealing with REIT. Most owners won’t care if you don’t have a history, don’t make that assumption.

    If the landlord doesn’t want the entity to guarantee the lease, that’s fine. The entity is still on the lease, you just offer a personal guarantee.

    Richard A. Guenther - A potential draftee who joined the Navy verses being drafted in the Army in 1953. It worked out well for Richard and he had a great tour of duty in the Navy, minus the almost 2 ½ months of Mess Hall duty he had to serve. 

    Richard served a total of eight years of service primarily out of Naval Air Station Pensacola. https://en.wikipedia.org/wiki/Naval_Air_Station_Pensacola He served on the USS Saipan (CVL-48) Light Aircraft Carrier http://www.navsource.org/archives/02/48.htm that was turned into a training vessel to train young Naval Aviation Pilots. One of the pilots that went through the training while Richard was stationed on the Carrier was Senator John McCain.  

    After his tour of duty on the ship Richard was assigned to a photo lab in Memphis Tennessee where he served out his remaining tour of active duty and then he went on to serve another four years as a Radar Sonar Operator at Pensacola in the Naval Reserves becoming a weekend warrior. 

    Richard is now 86 years old and lives in Lewisburg Tennessee
