    Beginning with one single-family home in 2009 Josh Sterling has grown his portfolio to over 900 units today. He also founded Epic Property Management in 2012 and has used that experience to innovate and create a new standard in the property management industry.

    Main Points:

    ·         -After starting down the path of college, career, buy a personal residence as the "American Dream" I was forced to make a complete 180 and began investing in real estate in an effort to create something I could depend on.

    ·         -I began purchasing single family homes in 2009 using creative finance (zero percent credit cards, unsecured lines of credit, etc.) and was able to build scale by discovering how to extract the equity from single family homes.

    ·         -Using the equity I pulled out of single family properties I was able to move into larger multi-family properties and began to build a snowball effect of cashflow.

    ·         -After gaining experience in larger multi-family properties I began syndicating deals in 2016 when my personal liquidity wasn't available instead of turning them down as I had done in the past.

    ·         -Time, snowballing cashflow, recurring liquidity events and syndication have allowed me to grow my portfolio to over 900 units.

    ·         -Building a portfolio to that size made it necessary to build a property management company and innovate in that industry in order to achieve the best return on investment for my portfolio.

    #060: The Fastest Way to Do a Wholesale Deal Using No Money

    To succeed in the business of real estate marketing, you need two things: time and money. Well, today, I’m here to tell you that you can actually get started in this business without putting any money down at all. And I don’t just mean to buy the property: I mean no money spent on marketing either.

    The best thing is, I know this technique works. It's how I got my start in real estate.

    So, how does it work? Well, it all starts with networking. You’ve got to make connections with other investors and realtors, and build relationships with them. Start small, by focusing on just one or two people to work with.

    The thing is, most investors don’t properly do their follow-up, which means they are leaving money on the table. 90% of your deals are going to come from good follow-up. So, once you have a good relationship with an investor, ask them if you can take some of their dead leads and follow up on them. If anything comes of the leads, you split the deal 50/50. All you need to do is be able to use a phone, and you can start making money.

    Once you’ve done this a few times, you have the money to start taking the lead yourself and really growing your business into what you want it to be. I did exactly that, and now I’m traveling the country in an RV with my family, doing deals on the road, and having the time of my life.

    Hello everyone, I’m finally back at my home office and I’m really excited to be talking to you today about creative financing and lease-option deals.

    It can be easy to hear the basics of creative finance and want to dive in right away. Passive income sounds great, right? But it’s important to make sure that you understand what you’re doing so you don’t get in over your head. Start with one strategy at a time!

    Using real numbers, I show you how to negotiate with a non-motivated seller to knock a property from $140K down to 60K with a lease option. We’ll discuss how to feel the seller out, make the offer, and recover if the seller reacts poorly. Then, I show you how to suggest a creative deal that creates a win-win situation for both of you.

    It’s also very important that you do not over-explain things. Don’t make it too complicated for the seller. I don’t even use language like “sandwich lease option” or “creative financing” when working things out with a seller. Instead, I like to say things like “What if we do something on terms and make some payments to you?” Keep things simple, and sellers will be more willing to work with you.

    Want to make more money for less work? Of course, you do! We all do. And our guest today, Michael Schwartz, is going to tell us all about how he was able to accomplish both of these things by spending time and effort building a good team.

    It’s all about working on the business, not in the business. Michael learned the hard way that when he was doing everything himself, leads were slipping through the cracks. There’s just only so much that any one person can handle. By partnering up with another investor and hiring a “boots on the ground” guy to look at properties for him, Michael was able to free up his time, while also getting more deals done.

    I like to break real estate investing down into three phases. Phase 1 is learning the basics, and getting some deals done. Phase 2 is when you start to grow and add to your company by outsourcing and delegating. Phase 3 is when you can sit back and watch the business run itself.

    It takes time and work to get there, but Michael is about to move from Phase 2 to Phase 3, and he shares some advice and tips he learned during his journey.
