    How Multifamily Investors Can Decarbonize Buildings Profitably & Avoid Fines, with Kelvin Founder & CEO Marshall Cox

    Marshall Cox is a PhD in Electrical Engineering, and the Founder and CEO at Kelvin, winner of the MIT Clean energy prize, the Popular Science Innovation Award, and the Verizon Powerful Answers award. The Kelvin team has developed a system that eliminates overheating in pre-war buildings. The system, called the Cozy, is a wireless, low-cost, and easily installed retrofit that drops on top of radiators to control indoor temperatures in buildings with radiator heat. In individual installations the system can eliminate overheating and vastly improve comfort. By retrofitting whole buildings, the Cozy redistributes steam flow to heat up colder rooms faster, saving up to 40% in heating costs and yielding a potential cumulative annual savings of $7 billion over the 120 million residential and commercial radiators in the United States.

    Jim Gabriel, president of MODLOGIQ shed light on why prefabrication is trending across the construction industry.Β 

    Owners, general contractors, designers, and architects are turning to modular construction for several reasons. One of the biggest reasons is that the world is changing. Gabriel speaks openly about the pandemic and how modular construction has helped contractors and projects continue to move ahead even when job sites are shut down. This is due in part, to 80% of modular construction being constructed off-site. When MODLOGIQ finishes a project, it’s set and ready to be shipped and installed without the headache of on-site construction.Β 

    We also will put to rest some of the myths about modular construction and prefabrication. The perception is that modular construction is cheaper. Gabriel comments, β€œit’s not cheaper, it provides more cost certainty for their clients and helps reduce cost escalation.” 

    You’ll also hear more about the unique ways modular construction is being used. Gabriel talks about β€œpushing the envelope” in their industry. Prefabrication and modularization are pushing to do more than just affordable housing or single-family homes.     History and Evolution of Modular Construction

    The idea of using modular materials for quick construction dates back centuries. On this episode of Built Modular, host Daniel Litwin welcomes Carl Bennett, General Manager of Contract Services for Vanguard Modular for an in-depth discussion of the history of modular construction and how it’s evolved in the modern era.

    Carl Bennet has been in the business for 50 years and is one of the original members of the Modular Building Institute, a legacy organization of dealers, manufacturers, installers, and other industry professionals.Β 

    Commercial modular, prefabricated, or relocatable construction has historical examples from ancient Rome to covered wagons and premade houses for British colonies. The modern era of modular construction took off in the early 20th Century and was largely driven by residential housing. In the WWII era companies used relocatable construction to house workers, putting towns up almost overnight.

    From these origins, modular construction has boomed over the last fifty years, expanding from residential units into commercial buildings like offices, laboratories, and schools. These market forces brought enhancements and innovations to the typical modular building offerings. Engineers and architects began to see the opportunities and pushed the industry forward. β€œJust about anything you could envision construction-wise was now transitioning from site-built conventional to modular,” Bennet said.Β
