    If you're just starting to invest in real estate, you're probably going to start with something small, right? Unless you're Grant Cardone...

    Starting small is a great way to dip your toes into the water, before wading into the deep-end. Just like how single family homes are a great way to start investing into real estate. 

    What do you do when you're ready to make that transistion, and start getting involved in commercial multifamily real estate? What are the differences?

    Here are the three key things you need to know:

    First, banks pay more attention to the personal situation of first-time borrowers than seasoned real estate investors. This means first-time borrowers should temper their expectations for their first deal and be prepared for close scrutiny.

    Second, multifamily transactions are unlike single-family transactions. You'll be negotiating with one broker who represents both sides, leading to some awkwardness.

    Third, managing a multifamily property requires a different system than managing a single-family home. Having a system in place is crucial for success.

    So if you're looking to move into commercial real estate, keep these differences in mind and don't forget to do your research.

    About Willie Wahba

    Willie Wahba, co-founder and Managing Partner of GrowAbility Equity, has invested in real estate since 2002. He initially began his journey in real estate by focusing on the strategy to buy, rehab, rent, refinance, and repeat, also known as “BRRRR .”He completed about 50 transactions before transitioning to active and passive investing through commercial real estate assets such as apartment complexes, storage units, and mobile home parks.     ABOUT STEVE GOLDBERG

    Dr. Steven Goldberg (Dr. G) is responsible for improving member healthcare experience, clinical outcomes and bending cost trends for Quest’s 46,000 employees and their families. Quest has implemented several new programs to improve employee health and is experiencing significant improvement in cost trends. He is also responsible for Medical Affairs, which provides medical support to key divisions at Quest Diagnostics including the Health & Wellness division. In this role, he works with our customers and partners with the business to continuously develop new solutions.  Prior to joining Quest in May 2016, he served as SVP, Chief Medical Officer at WellCare Health Plans, a provider of government-sponsored managed care services. He has previous roles with Aetna, Centene, Express Scripts, Humana and Excellus BCBS. He received his undergraduate degree from Georgetown University, Medical Degree from Jefferson Medical College, completed residency in Upstate NY, and MBA at Binghamton University.
