    Some key points:

    (01:29) Param's bio in her own words: a desire to fast-track her financial independence led her to real estate
    (03:25) Param achieved her goal of becoming financially free within ONE YEAR. How forced appreciation led to a 200% return
    (05:59) We unpack Param's specific strategy of using short-term rentals
    (08:32) Financing the various acquisitions: Param made use of conventional 10% down mortgages
    (09:16) What type of properties were targeted?
    Initially Param went for properties that were out of state, in more friendlier jurisdictions, but she circles back to more local A+ and B+ properties
    (11:12) Due to family being present in India, Param has also been able to expand to overseas markets, into her community of origin
    (12:25) Abroad, Param makes more use of cash, as opposed to using leverage. Since cash-flow is negative, people bank more on appreciation. Properties targeted are areas that are just outside major metropolitan regions
    (16:12) Param offers educational resources and structured guides for physicians and non-physicians alike that are looking to start out. One on one coaching and mentorship is always available
    (23:11) Through her program, you also get access to vetted brokers
    (23:52) After success with single-family rentals, Param took on multi family properties
    (26:53) Differences between working in single family vs multi family
    (30:04) In the future, Param sees herself carrying on with both single-family rentals and multi family syndication; since she is financially free herself, she can focus on helping others

    Matt Faircloth has been a full-time investor since 2005. In that time he has successfully completed projects involving dozens of fix and flips, office buildings, single family homes, and apartment buildings.  He has completed over a Hundred Million in real estate transactions and controls thousands of units of multi family.

    (01:47) Who is Matt Faircloth? From engineering, to sales, to reading Rich Dad Poor Dad and meeting his wife, who is a great RE investor in her own right
    (04:45) Why are so many people with engineering backgrounds involved in real estate?
    Many have backgrounds in maths, which is obvious; and many have a bug for entrepreneurship, which is surprising, but very common all the same
    (07:30) Engineers are natural problems solvers, which carries over well into real estate
    (09:30) Matt manages to make practical use of his knowledge of thermodynamics when working in real-estate problems
    (11:04) Once your business grows, you can "fire yourself"  from a lot of the daily duties, and instead become the guy with the veto power
    (12:41) Matt breaks down the composition of people in his team
    Matt handles marketing and sales himself, his other two partners handle acquisitions and operations
    (14:12) Initially, Matt brought in too many partners. His recommendation: don't give up equity unless you have to; hire instead of partnering

    Before the pandemic, the idea of aging in place was becoming more popular. Some baby boomers are now wary of nursing homes, where at least one-third of U.S. Covid-19 deaths have occurred, so they are interested in aging in place. The trend is making home shortages and prices even worse for younger buyers who want to get a piece of the real estate wealth.

    The Silent Generation (born before 1946) had long owned the majority of real estate wealth, but they sold later in life and moved in with extended family, or to an assisted-living community. Baby Boomers living in their homes are bucking the trend. A study from the Federal Reserve data shows that boomers surpassed the Silent Generation in real estate wealth in 2001 and have yet to relinquish it.

    Despite their fears, baby boomers built wealth by investing in the stock market and purchasing real estate. They benefited from the 1980s bull market, which saw share prices soar and trading volume soar as more buyers entered the market.
