    Jason Lewis made it his life’s goal to hit financial freedom by thirty-five. After watching his family go bankrupt, lose their multi-generational farm, and have to give up their dreams, Jason knew that this was NOT what he wanted his future to look like. Instead, Jason would build a multi-million dollar real estate portfolio. One without high risk, high leverage, or a bank breathing down his neck when things went sideways. A portfolio that would make him MILLIONS in tax-free income, using techniques every average American can repeat. Jason quickly learned the right way to use debt. After securing a loan at the young age of seven, Jason started raising hogs. When he became the Grand Champion for hog raising at his local fair, he was given a check for a couple thousand dollars—MORE than enough for any seven-year-old. This lesson later helped Jason repeat the same strategy, but with real estate, always adding value and ALWAYS paying his debts. Jason’s “opportunistic” way of investing allows him to buy anything and everything that makes money. House hacking, fix and flips, mobile homes, and oil and gas leases are just SOME of the asset classes that Jason has invested in.     Cash flow—the two words every rookie real estate investor loves to hear. It’s always about cash flow. “If the property doesn’t bring in a healthy amount of pure profit every month, there’s no point in buying it!” This sentiment could cost you hundreds of thousands, if not millions over the lifetime of your real estate investing career. Don’t get us wrong, cash flow is important, but focusing on this metric alone may lead to your downfall. Chris Lopez hopped off the “buy only for cash flow” bandwagon long ago, and he’s much richer for doing so. Chris has become successful quickly in the real estate game, which is doubly impressive if you look at his past business history. He didn’t start in real estate sales, investing, or anything of that nature—he was more interested in building content for other businesses he was pursuing. After realizing that rental property investing was the way to go, Chris took a hard pivot, repurposing the same skills he used in his businesses to work in real estate. Now, he’s got eight units of his own, passive investments he doesn't need to worry about, and a successful real estate brokerage situated in the real estate mecca of Denver, Colorado. He’s become the foremost expert on Denver real estate not because he’s done thousands of deals, but because he knows the area well enough to teach those who don’t.     The words “ethical” and “wholesaling” are rarely used in the same sentence. For the most part, many real estate investors and agents look at wholesalers as deceptive, hard to read, and for the most part just looking to make a quick buck. While this may be true for many new wholesalers, it's far from the truth for Jamil Damji. If anything, Jamil wants to put an end to inexperienced, and often financially dangerous wholesaling. You could say Jamil was made to be a wholesaler. He had hustle, cold calling skills, and the will to succeed after being rejected from medical school simply due to his age. He set up a website-building business and got the hang of cold-calling quite quickly. After overhearing a discussion about a real estate deal between his partner and his partner’s father, Jamil decided to take his sales skills and turn them into something a bit more profitable. He made a phone call to a local property owner, secured a deal for his partner, and walked away with a $47,000 assignment fee. Now, Jamil runs one of the most respected wholesaling companies in the United States. He’s set up an “everyone wins” style of wholesaling where sellers, buyers, and intermediaries in between all get paid fair prices while incentivizing each party to do what’s best for the other. This is a brand new concept in the field of wholesaling and one that Jamil wants to see flourish throughout the industry.
