    About Jesse Stump

Jesse is an avid real estate investor and founder of Cville Properties, a property management company in Catonsville, MD. He began his real estate investing journey in 2013 when he and his wife purchased a duplex on the other side of town and decided to hold onto their previous primary residence as a rental. Moving into a larger home in a better location while drastically reducing the cost of their living expenses really opened Jesse's eyes to the power of real estate.

With the goal of financial freedom in mind, Jesse began developing a diverse portfolio of residential, commercial, and multi-family properties over the next decade. The robust management practices he developed while self-managing his properties formed the basis for his property management company and opened the door to managing third-party rentals with the same level of excellence.

Divorce and the Family Business: How to Avoid Delays and Disputes: Appraising Your Homes and Commercial Properties

Divorce and the Family Business: How to Avoid Delays and Disputes: Appraising Your Homes and Commercial Properties

One of the complexities involved in Divorce with a Family Business is the real estate holdings beyond the family residence. While many affluent families, in addition to their primary residence have vacation homes, when dealing with a family business, commercial real estate is often involved adding complexities to the overall financial picture. In either case, a residential or commercial appraiser is vital to assess the value of those properties. Choosing the right appraiser is key and today I am speaking to Michael Vargas who walks us through how to choose the right appraiser, what to expect and how to know you are receiving the best value for each property. Michael shares the critical importance of leaving emotions aside and receiving a non-biased valuation. Before we jump in - a little about Michael… Michael Vargas has over 25 years of diversified real estate experience with a focus on the appraisal and valuation of real estate in the NY Metropolitan Area. Michael is recognized as one of the most experienced professionals in the appraisal of New York area cooperative and condominium housing; and luxury, mansion and complex type residential real estate. Since forming Vanderbilt Appraisal Company in 2003, Mr. Vargas has been engaged to perform appraisal services for some of the area’s most valuable, prestigious, high-dollar value residential properties from Manhattan and the Outer-Boroughs to Westchester County and the Hudson Valley region and as far east as the Hamptons. Finology Roundtable - Growing a finology mindset is a means to a better end

Finology Roundtable - Growing a finology mindset is a means to a better end

Building quality investment portfolios is not simple, yet portfolios are simply a means to an end – achieving client goals. Practitioner education, however, focuses heavily on developing technical investment skills, often to the detriment of time learning the knowledge and skills that enable better engagement and understanding of the most important aspect of any portfolio – the client! Finology is the unique mix of behavioural finance ("fin") and investor psychology ("ology") as it relates to understanding the investor mindset and giving investment advice. It focuses on identifying our own and our clients' investing biases, beliefs and behaviours and the investment implications, as a means to a better end for clients. - Rob Hamshar, Paul Moran, Pauline Ramsay. Commercial to residential - The Year of WTF! A Review of our businesses in 2020 – Part 4

Commercial to residential - The Year of WTF! A Review of our businesses in 2020 – Part 4

052 - In this Part 4 episode I’m going to talk about the businesses where we’re buying properties. We usually talk about rent to rent here and interview other people about their businesses so I’m excited to tell you all about our businesses today.

Let me give you an overview to start off with, of our businesses.

    We have three parts

    1. Our rent to rent HMO management business HMO Heaven
    2. Our rent to rent training company Rent 2 Rent Success
    3. Our portfolio of owned properties owned in a number of limited companies

I talked about HMO Heaven and Rent 2 Rent Success in episodes 48 and 49.
I talked about our 4-unit exchange with delayed completion conversion in episode 50 and our 12-unit part-commercial property in episode 51.

Here today I’m talking about another of our owned properties, a commercial to residential conversion.

    11GR

We completed on this property in October 2017.

It was a cash purchase. We naively thought we could buy in cash to secure a good price and quick sale for the seller and easily refinance afterwards. Little did we know..

    Is rent to rent legal?

    Is rent to rent legal?

004 - Today we’re getting serious.  And I’ll be answering the question, ‘is rent to rent legal’ and helping you stay on the right side of the law.

This is such an important topic.
Because there is so much misinformation out there.
By the end of this episode you’ll be well informed on this topic.

    Is rent to rent legal?!
I could answer this question in one word.
    Yes!

    Or in six words,
Yes rent to rent is legal.

But I know that your forehead is still furrowed so I’m going to explain a little more.

Rent to rent has been used in commercial property since the pyramids were built.

Oh OK maybe not that far back.
    But almost.

Commercial leases are long-term leases which give a commercial property tenant (usually a business) the right to sub-let and typically are on a
‘full repairing and insuring lease’, where the tenant takes on all of the costs of repairing and insuring the property.

This is what the rent to rent model is based on.

This model came over into residential property and has been adapted to give residential landlords similar guarantees as commercial landlords.

The reason why some people think rent to rent might be illegal is that sub-letting has a bad name.
