    Having limited lung capacity while playing college basketball seems almost impossible. But, like almost everything else in Nolan Gottlieb’s life, he pushed through it to accomplish his dreams. Hard work and determination are what allowed Nolan to step onto that basketball court, even with a severe physical disadvantage. The same determination is exactly what allowed him to close on nineteen units in just ten months of investing. Nolan didn’t know anything about real estate; he couldn’t even describe what a mortgage was if you asked. But, as he ventured off the basketball court and became a real estate agent, he knew that agent commissions wouldn’t protect him and his family if he got sick again. He needed long-lasting wealth, passive income, and an ability to scale his success. He started out partnering with a friend on a BRRRR. It went so well, he decided to tackle an off-market deal. Nolan was able to close not only on one off-market deal, but on a fourteen-unit apartment building as well, thanks to his six steps to find “buried gold” in his market. In their 20s/30s, they achieved their primary goal of stepping away from Corporate America. They now consider themselves full-time parents & entrepreneurs.     Rob & Rob are back again this week and are discussing one of their favourite topics, the 18-year property cycle. 

    And the person asking the 18-year property cycle question is Ali from London.  

    At the beginning of June, Ali saw an article on This is Money where he believed the creator of the 18-year property cycle was implying that the market couldn’t continue with this boom phase and that it would be likely that next year there would be a market crash.  

    Normally Ali would ignore these rumour-type headlines but given that it was the creator of the 18-year property cycle making these claims, he wanted to get The Robs’ thoughts on it. 

    Our second question comes from Mike.  

    He wants to know, if he were to purchase a buy-to-let property and didn’t do anything with it, didn’t refurb it or add any value to it, how long would he have to wait before being able to pull his money back out?  

    He knows that it’s a case of just letting the cycle do its thing and hoping for capital growth to have an effect, but he’d like to know roughly how long he’d be waiting for.

    Alan Corey has had an interesting career to say the least. He’s been an IT worker, a comedian, an author, a real estate investor, and even a reality TV star. Alan has always been fascinated with making passive income in a frugal, but very intelligent way. He’s so frugal in fact, that he made up a crazy story to be on the Jerry Springer show, just to get a free trip to Chicago out of it. Talk about being committed! Alan’s real estate story starts off with buying a 1 bedroom apartment in Brooklyn, New York, hanging up a curtain in the living room, and house hacking. He then repeated this strategy over and over again, becoming a millionaire before 30 years old, with a lot of property and “good debt”. Alan is part of the FIRE (financial independence retire early) community, but instead of investing mainly in stocks, he does so in real estate. His strategy is simple: buy a rental property for every bill you have, then start inventing “fun bills” as excuses to buy more rental property.
